If I could give them no star, I would.I have been renting to own with a land contract 4 years. They refuse to call me back when I need them. I have only talked to them once in one year and sent many emails. They threaten me not to call them. Due to their on vacation, they threatened to not fill the paperwork out. If all payments aren't promptly sent forth, they have their door loop To cancel payment when you're almost paid off. Do not rent from this company or do not purchase anything from them. They will Jack their payments up every month. There's something new that they're charging you for they refuse, and I mean, refuse, call Elwood water company, if you really need proof. They refuse to talk to anyone or send anything that you need. You will be without water four month

This place is a joke would not recommend to my worst enemy. They have maintenance staff that is not qualified to work on a doghouse. I rented from them for four years and regret every year.

Unfortunately, our experience with Principle Property Management was far from satisfactory, and I feel compelled to share our story to caution other property owners considering their services.

From the outset, communication was a significant issue. Despite clear terms in the management agreement that required them to notify us of any expenses over $350, this was rarely adhered to. We were often left in the dark about financial matters, discovering costs only after they had been incurred and without prior approval. This lack of communication and transparency was deeply concerning and not what we expected when we entrusted them with our property management.

The neglect extended to the maintenance of our property. It reached a point where one of our tenants felt compelled to complain to the city due to unresolved maintenance issues, a situation that was both embarrassing and completely avoidable. Such oversight not only reflects poorly on us as property owners but also on Principle Property Management for failing to uphold their duty.

Our decision to sell the property seemed to worsen the relationship, leading to an even more significant decline in communication. Their attitude changed noticeably, and it became increasingly difficult to get any response from them.

Now, over 40 days post-closing, we are still struggling to obtain essential documents from them. Despite multiple attempts to reach out for the 1099 form necessary for our taxes, along with a request for itemized expenses, we have been met with silence. This lack of response is unacceptable and has left us in a difficult position regarding our financial obligations and planning.

Overall, our experience with Principle Property Management was profoundly disappointing. The lack of communication, attention to maintenance, and post-sale support were all far below the standard we expected. For other property owners considering their services, I would urge caution and suggest looking elsewhere for a company that values transparency, communication, and proper care of your property.

I have worked with Principle Property since 2011 to rent our daughter's house. They have done an excellent job screening potential renters and also dealing with issues that may arise with the property or the tenants. They are very attentive when I visit the office and spend time listening and responding to the questions and concerns I have had at various times. They are experienced, efficient, and very knowledgeable about the ins and outs of rental properties. I have seen that if our renters communicate with them, they are happy to work with them to accommodate within reason their needs.We are thankful for them and the way they've guided and assisted us.

Even before I was under contract with a property I had a conversation with Micca Thompson of Principle Property Management about the market in Peoria and different neighborhoods in order to get an idea of what rents were like for the area. Based off of our conversation I knew I would go with this company as my PM for my long distance investments. Getting them on board after closing on the property was seamless. They quickly found a qualified tenant and I am starting to get positive cash flow! Very recommended. They also use a PM app that makes it very easy to see the ins/outs of my account.

PPM was incredibly helpful in finding a residence for my family and I when we moved from out of state. Their website was easy to use and I found their response time to be prompt. After occupying the property, I had a couple non-emergent maintenance issues that were resolved within a week, and one major emergency that was resolved immediately!
I had contact with multiple employees, and was always pleased with their customer service and ability and willingness to answer any questions. I will use them in the future and I do recommend PPM to friends and family!

I've known Shawn personally for many years and he is of high character. I recently met his staff and they seem friendly, personable and knowledgeable. In property management, like most industries, people with good things to say will rarely leave reviews and the few minority complainers will. Principle Property Management is a good choice for property management in the Peoria area.
