Awful management. Our back stairwell lighting is not working. We reported this A MONTH ago and still no one has come out to fix this. I nearly broke my foot falling down the stairs. Additionally, we are expected to arrange our schedules so someone can let repairmen in. Unacceptable. Management should accompany the repairmen and let them into our building and handle the situation. We pay a lot in association fees for nothing. Will be leaving them shortly

Short of a lawsuit, the only way to deal with this company is to file a formal complaint against it with the Illinois Department of Financial and Professional Regulation. Make sure your complaint is not frivolous.
You can file a complaint online through the consumer portal. The website also maintains a public listing of disciplinary actions taken against various licensed professionals, including those in real estate and property management. The listing is accessed by year and month and is current through December 2018. One employee still currently employed with Kalman Management, one David White, in the past had his real estate license suspended for two years for falsifying a document related to his license renewal requirements. This is public record through IDFPR. It’s important to do a background check of any management company your HOA entrusts with fiduciary duties enforced by Illinois statutes governing common interest communities. In short, do not hire Kalman Management.

This is the most incompetent group of fools I've ever dealt with. After being told for over a year about serious grading problems behind my building that is causing water to leak in my basement when it rains, they have ignored it. 3 weeks ago, during a huge downpour, the water crashed through my window and dumped about 1000 gallons of water into my basement. They haven't returned a phone call or email. Honestly, I think Charles Manson is more professional. STAY AWAY FROM THESE MORONS. THEY ARE THEIVES.

David White is unprofessional, rude and the most unpleasant man I've ever met. Even my attorney and agent couldn't deal with him. He treated you like he is better than you. With every question he sent you to the rules and regulation book even if you talk with him right now on the phone!

The service we have received from the property management company is subpar. David White is rude, and does not care about the clients he is supposed to serve.
Emails sent to them regarding the property maintenance are never answered and if the issue is resolved, no information about the progress is sent to you. They also do not share any detailed information (Financial, contracts).
I would never work with them again. This is a place that just wants the money but do not care at all about their clients. Stay away!!!

Unfortunately Kalman Management has provided terrible service and is the most inefficient company I have ever worked with. Kalman Management is unresponsive, untimely, and unorganized when handling questions and issues. Please do not consider Kalman as a potential property manager.
