Highly recommend! Living in Brusco Bldg for 9 years now & love their dedication to tenants and familial approach. A small, family-run company that is hands-on. I truly have had only positive experiences living here - the rents are reasonable, locations phenomenal and apts spacious and well-run. It's a great place to call home. I really feel taken care of here. Quintessential upper west side living!!!

Zero stars is deserving. If you're reading this FCK YOU. You have time to reply to online reviews but not fix poor living conditions huh? Multi millionaire nepotism babies run this sh*t hole company. Calling 311 is the only way anything is addressed.

There's multiple building violations on record for their buildings but mine takes the cake. Since it's rent stabilized, they could care less if it's rotting from the inside out. The mice & roach infestations, piles of garbage ACCUMULATED OVER AT LEAST A DECADE outside common area windows, broken hallway doors, broken locks, FALSE CAMERAS THAT DON'T RECORD, vagrants accessing the basement, workers attempting to enter Apts without permission (most recently I heard someone turn my knob before I answered their knocking), water damage going unchecked, MOLD THAT GETS PLASTERED OVER, broken furnaces.... the list goes on & on. They could fix everything if they wanted to, money is not an issue for them. I dont understand landlords who dont take care of their property when long term damage is reported. But as long as renters of 10+ years stay, they aren't valued at all. I should mention they never took ANY extra cleaning precautions in common areas since the start of Covid. Unless tenants organize & start escrowing their rent money these bozos will continue letting people stay in unlivable housing conditions. Be ashamed of yourselves, hopefully the majority of tenants who are suffering OUTLIVE THIS GREEDY FAMILY.

Nobody picks up the phone. I called (several times) because there was a leaking roof and nobody answered. The water leak caused quite a bit of damage - not sure if the owner had to foot the bill but the extent of damage certainly increased due to the lack of response. Even the emergency number goes to voicemail - I learned this when the carbon monoxide alarm went off. Now I’m attempting to call because of termites and again straight to voicemail for the super and the office.

Brusco does not take care of it’s 50 West 90th property. They advertise a live in super but thats not true! Please just be a good Neighbor/ landlord!

I lived in a Westside Management Corp. apartment for the past two years until I moved out of the area. Despite all of the negative reviews my experience was quite different so I wanted to share and add some perspective. The apartment I rented was a bit dated but nothing out of the ordinary in NYC. As with any older apartment, there were occasional issues with things like plumbing and appliances but they were always dealt with in a timely manner. I would give a call to Afrim and he would quickly schedule a time to come fix or replace whatever was having issues. We also were returned our security deposit (full two months since we had a dog) within two weeks of our lease ending without having to do any pushing.

I think you will find people with bad experiences anywhere you look, but my experience was definitely positive and I wouldn't be scared off by the negative ones.

I am really not the type of person who usually supports landlords or property management companies, but Brusco is probably the most reasonable property manager for a place I've rented in NYC or elsewhere. When I've had issues, they pick up the phone or call you back right away and more often than not, the issue is resolved within the week, or sooner for urgent things. Michael is easy to reach and very professional. They have a network of contractors that has done quality work in the past. They have also been reasonable in our rent - they negotiated fairly in 2021 during the pandemic, and they kept the increase reasonable in 2022 when many landlords were raising the rent 20%+. It's not totally perfect - they could clean the hallways more frequently for example. But overall they treat the tenants with dignity and you can actually trust them, which is much better than most of these companies.

Impossible to make contact. Management company keeps strict banking hours (often gone by 4pm), must leave a message and hope to get a call back. No email address provided.
Additionally I asked for a call and prior notice to having repairmen entering into my apartment, I have video footage of people in my apartment, standing on my furniture and destroying some of my personal items (due to poor handling) without my approval.

As a tenant of the Bruscos for the past 40 years, I hope this rating will provide some balance to the negative reviews I've seen posted about this group of fair-minded property owners.

Throughout the four decades that I've lived in one of their brownstones on the Upper West Side, I've been consistently provided a safe, clean and comfortable rental under their management. They have been reasonable and responsible and, as building repairs are usually bound to involve some disruption, they've handled them as needed in a timely manner and with a minimum of inconvenience.

In short, I have no complaints. I'm moving, regretfully, because of a personal situation that requires I leave the area, also that I vacate on very short notice. In keeping with the positive rental experience I've enjoyed, the Brusco family has been quick to understand my circumstances and could not have been more flexible with respect to the remainder of the lease and arrangements for my exit.

Given the length of my tenancy it probably goes without saying but, should I be in a position to return to New York in the future, I would not hesitate to seek out an apartment in one of their charming buildings again.
