I had a wonderful experience working with Rob Wilder and Wilder Management Inc.

I had rented out my property since 2009, and it was challenging to maintain the property, especially because I was living abroad. In 2017, Rob became my property manager as well as my real estate agent. Whether it were move-in/move-out inspections, market analysis for sale/rental, finding a tenant, or assessing and overseeing necessary repair works, Rob and his team were on top of it. Rob was knowledgeable, easy to get a hold of, very helpful, and professional.

Furthermore, Rob helped me sell my property in the midst of the COVID-19 pandemic. When I was faced with difficult decisions during the selling process due to uncertainties caused by the pandemic, his valuable insight made my decision making easier.

Wilder has managed our association for several years and it only became worse. Just a few among many unsatisfactory experiences:

- Money-sucking service sourcing. Our insurance went down by half with the same coverage under the new management company we recently switched to; bad contract with snow removal costing as twice as much compared to a comparable property in the area. Our new management suggests our reserve balance should have been tripled the size.

- Not following on actions and only responsive when there is profit- email home owners about a maintenance action but it never happened; chaotic meeting organization and poor action execution afterwards. Super bad experience in the final 2 month when it's clear that they've lost our business and email sent were down to the sink.

So stay away for this place if you don't want any of above to happen, especially for associations of multiple units with complex things to handle.

Rob and his team are wonderful to work with. What I appreciate the most is their communication and prompt response. There were often stressful moments during the property negotiation and transaction, and Rob was always there to offer immediate feedback and available options. I'm a number-oriented person, and Rob did a great job when he presented options as they were based on statistics and actual market data. This time I truly felt that the commission fee was well spent with the quality service provided by Rob and his team.
