Just a heads up to anyone renting from 815, don't expect to get your security deposit back when they don't renew your lease due to renovation. Matter of fact expect a bill. The itemized statement you receive that lists no renovation is also a nice touch. Finally the completion pictures of the apartment looking exactly the same, wonderful. Now I wonder how much did the rent increase for the new tenants.

I've stayed under this property group for over 3 years and have nothing but great things to say about the organization. They are responsive if you have an emergency. Maintenance team is incredible. I've had multiple occasion's where I asked for assistance and immediately received a response. I am writing this review with several months remaining on my lease. I honestly just wish this apartment was in the city because I would have stayed for much longer!!

I've stayed with other groups in the past and have had a completely different experience. Other groups offer "typical college town" experiences. This place treats you like the adult that you are. Highly recommend.

I have been renting from this company for the past 4 years. If I wasn’t leaving the state, I would’ve stayed here for forever. The apartment itself was very nice and is in a great location. The value was unbeatable. The building was nicely kept and the parking lot was always plowed and salted in the winter. The management was always timely and professional with responses to any emails or questions and they always made sure to give long enough notices of any maintenance being done in the apartment. That being said they were also very flexible if those days/times didn’t work. I can’t stress enough how positive my experience renting from this property management company was. Highly, highly recommend!

Absolutely horrible company. We moved to Dekalb and had weeks to find somewhere. Cindy didn’t even reach out with a move in date, we had to reach out several times and finally talked to the owner. Our move in date was pushed back a week but initially weren’t going to pro rate the rent for the week THEY pushed us back. House was disgusting upon move in but drove 10 hours in an ice storm so we were just thankful we made it. Broken blinds and disgusting brown substance splattered on walls and ceiling. Floor was caving in. Large gaps on floorboards and front door so there were mice and chipmunks getting in constantly. Had to have the locks replaced because the deadbolts required keys to unlock from the inside-Cindy made us feel like we were a complete inconvenience. The furnace went out 3 times. She never answered her phone or voicemail. Took her 3 days to respond about our heat going out-thank goodness the maintenance man checks his phone. We lived there 6 months, paid our rent on time, kept the place as clean as possible given how disgusting the house is and all the cracks in the house, tried to stay away from Cindy. She started showing our house and gave us less than 24 hour notice even AFTER I told her I needed at least 24 because I work from home, have a dog & and infant to accommodate. For move out inspection she (again) gave me less than 24 business days notice, I offered other times and dates but were declined and resulted in us being absent for the walkthrough and resulted in us losing 80% of our deposit. They nickel and dime every little thing that should be part of maintaining a rental ($5 for hair in a drain, $5 to remove a water filter, $5 for this and $5 for that). Apparently as a renter I’m in charge of cutting down trees, so that cost us $200. Oh yeah! Those broken blinds that we moved into? We paid $125 for all new ones. I will forever speak bad things about this company and how they treated us. If they treated us like this I cannot imagine how they are treating college students that don’t know any better. It’s a shame they haven’t been banished from the town yet.

Lived here for about 6 months and for an old apartment building you can imagine there being issues here and there. However you can also imagine how I feel when every time I raise an issue with the property managers I am responded to day of or next day, and how each time, the issue is dealt with in a timely manner. The AC unit knob is broken, that next day I have a replacement brought to my door. The neighbor kids running up and down our stairs and causing big mischief, the next week we have keypad door locks put on the front and back lobby doors. Bathroom Sink is leaking, they come in and fix an o-ring. Sink is still leaking? How about a whole new faucet and hose as well that same afternoon. That’s what they did. Sink guy sees bugs underneath sink where moisture was pooling, same day an exterminator is contacted and comes by to evaluate my apartment at no cost that very next day. The issues are raised. The issues are addressed. I appreciate the staff for working hard to ensure that our living quarters function properly and that our amenities are up to par. Thanks a lot to Cindy, Brad, and everyone else who has a hand in what gets done at 815 properties.

The communication skills of the property manager at the sycamore office are extremely poor. The limited office hours make it difficult to stop by in person. Both the move-in and move-out process were very unprofessional and no instructions were provided to me until I asked. The property manager never answers the phone or voicemails. Emails can take several days to get a reply. I once submitted a service request and never heard back. The company definitely needs better management who are willing to communicate with tenants and make them feel seen and heard.

Mrs.Heinrich really helped me and my family find a great place that fit our needs and met our standards. It's in a beautiful part of downtown DeKalb and the neighbors are all pretty good people.

Whenever we had any issues she was there at the drop of a hat... I mean, seriously, we once had an issue at 3 am and she was giving us a call because she was worried and ready to resolve the issue. I don't think I've ever had such an amazing office of individuals managing a property. Whenever we called them or messaged them about an issue we would get a speedy if not timely reply.

Maintenance was very sweet too, they were caring and even helped us understand how issues could be fixed if they weren't around to help. But in all honesty, they always are.

I truly think me and my family were blessed to find 815 Properties.
