I saw how great is the broker and she works hard and she is Honest and has loyalty.
I met over 100 agents anc lots of companies tried to sell my homes in every where it is important who the broker because your listing is in her hands. She is great available and how to train yhe agents.
Some one agents are not born to have a good and doing right they are trustworthy but every where you find them.
And I saw like Mike Martinez is agent
Wrote a bad review or others was personal issues and or the seller changed their mind blame on others.
All I want to say this place is a good real estate office. Zutila. Great broker. Thank you.

We chose to use Zutilla and their Realtor agent Christopher Blake. He represented that his buyer was Pre-Qualified to purchase our home. He and the buyer agreed and signed a contract that included a 30 day escrow. After 30 days our agent tried contacting him about closing. He ignored the calls, voice mails, texts, and emails. Dozens of them over a week. Our agent eventually had to drive to the office only to find no one available to help. She eventually spoke with the Owner/Broker who said she would have Mr. Blake call us. We got a call stating everything was good and it will close next week. This went on for 5+ weeks. Dozens of calls to both the agent and broker consistently ignored. Turned out Mr. Blake was also the lender. He never represented that to us. Based on his promise that the buyer was qualified and we would fund next week, we moved our family to TN. 4 weeks later we canceled the sale and have suffered significant financial hardship as well as emotional pain and frustration. I, the buyer, reached out to Sheila ‘The Broker’ many times and was promised Mr. Blake would call, he never did! I called again and she recommended we cancel the sale. 90 days later she tells us to cancel the sale. We were never given the common courtesy of a proactive or returned phone call.
I strongly suggest no one ever uses this Realtor or Broker as they are so obviously incompetent, unprofessional, and dishonest.

Zutila, yes the Irvine office is further away from San Juan Capistrano, yet the Zoom meetings always contain the information each Realtor needs to further understand the business along with the constant changes in documentation and tips on how to help our clients. Questions are always answered no matter the topic. By the way, the office is amazing. I suggest that all Realtors take a moment to stop by.

Asked a “friend” to list my house back in July of 2020. Thought I do her a favor. Mahtab wanted to get out of the contract because my fiancé and I had an argument. Made it personal, I don’t know why. Eventually I agreed because I thought that was quite unprofessional and didn’t want to work with her. She said that I couldn’t get out of the contract she drew till the end of March, 2021! This was a friend.
I told Sheila Meyers, the broker I would work with another agent and she said she would take care of me herself. For next few months Sheila basically disappeared. I saw her once. No help with the only two offers, no guidance, meetings, little suggestions. I tried to cancel the contract because the company had failed me miserably, I couldn’t. The only time she would response was to threaten me that she would go after her percentage.
Lame company. Never brought one person to show the home, never suggested anything. Pictures of the house were unprofessional and the whole thing was horribly mishandled.
I’ve bought and sold over 16 properties and have never faced such incompetence and greed.
Truly a bad company miss management by a team of idiots.
This was one of my biggest mistakes in my life.
Stay away.
Their ‘90’s lock box still hangs on the door. They refuse to remove it despite my multiple requests.
