A single star rating is too kind for Zenith.

They are friendly to you while you're applying, but their demeanor changes after you sign the agreement and/or lease if you don’t push back.

Examples:

- Biggest issue with Zenith is repairs or maintenance requests take forever. The worse experience was when we reported a leak after a storm in April. Took them months to get someone out to repair it. They finally told us they were coming to patch the leak in July but end up removing the whole ceiling and didn’t replace it until September. My partner works from home and that was his office. Huge inconvenience and they couldn’t care less.

- They tried to change the move in date and make us start utilities prior to the move-in date weeks after we signed agreement.

- The backyard was worse than the photos showed. They promised to work on it while we were there, but three years later, nothing had been done.

- It took eight days to address an issue with the garage. According to renter laws, they only have ten days to fix problems, or we don’t have to pay rent for two months. The fees they charge to fix anything are outrageous.

- They continuously harass us about paying bills, even after we have paid directly and provided confirmation numbers for the payments.

- We asked for permission to change the gas valve in the laundry room but never received a response. As a result, we had to exchange our gas dryer, which created an entirely new issue for us.

- After paying on time for a year and a half with the same account, their system suddenly decided to re-verify our bank account information on the same day rent was due. Due to traveling and my partner getting sick with COVID, they didn’t see the email about it. Instead of reaching out to check in, they waited until the 7th to post a notification on our front door, demanding payment or we would have to move out in two weeks. We also had to pay a $300 late fee. My partner left them a voicemail asking them to confirm they received our payment, but we received no response. They have the worst customer service ever! It would be nice if they could show some human decency and reach out to the customer, especially since this was the first and only time it happened.

And don’t even get me started on the move-out process. They will charge you for anything and everything possible.

it’s not like we were horrible tenants either because they were willing to offer us a credit to stay for another year.

The main takeaway from this review is to avoid Zenith Properties at all costs.

When we bought a new house and decided to rent out our old place, I reached out to several property managers to help us out. Zenith had by far the highest value offering with very reasonable cost. With their help we were able to get our house in Camas ready to rent and occupied within about two months. Patty is a total gem and took all of the stress out of coordinating the work to get the place rent ready. We’ve been able to stay largely hands off and the Zenith team has done an outstanding job being responsive to our questions and proactive about keeping us informed throughout the process. As an owner I highly recommend them for property management.

Sharleene, Roch, Alexa, Madelyn, and Lindsay have all been wonderful! They work together as a solid team and we’ve been very pleased with their promptness to answering our questions during our move-in process. I feel very secure and happy with them as our property management. Despite our rental house being older and having some repairs needing done, they have been quick to ensure the repairs are taken care of. Our move-in date was 03/25/25 and we noticed there were about 20 loose outlets and also the outlet for the dryer was the wrong fit for our newer dryer cord. Alexa, our assigned property manager, assigned an electrician and the very next day he came to help us out and did a really excellent, thorough job! I’ve emailed her about some other issues and she is working with me to resolve these as well. I’d also like to mention that Jose Gonzalez from maintenance has also been great as we tackle these repairs.

Our first contact with Zenith Properties was by phone with the receptionist, on Monday morning, who was very kind and pleasant. Our request for more information was quickly returned by a friendly, caring and knowledgeable person, Ashli Uphoff.

Ashli provided an outstanding service for us that included emails, texts, phone calls, a personal walk thru of our home with photos and a thorough outline about our home’s condition. The report was helpful to us because we are out of town and it included details about our home, all the way through the house: front to backyard. This all happened within 3 days. We are so grateful for the AMAZING service provided by Zenith Properties.

We used Zenith to find a home to rent when we initially moved to WA in 2021 and had a great experience with Zenith - not the landlord - but that’s a whole other story. Anyway, when we decided to move back to the East Coast in 2024 we initially tried to sell our home - which didn’t work out. Our immediate first thought was to reach out to Zenith. From the beginning the staff was very professional and kept us in the loop with every detail. They gave us suggestions on what to do to get the home ready to rent and coordinated all the work that needed to be done. We can relax knowing our home is under great management with Zenith!

My wife and I moved into the apartments managed by their original builders in November of last year. Initially, everything was fine, but after a change in management to Zenith Properties, problems began. The heating in our living room stopped working, and it took them a month and a half to fix it. During the repair, they made large holes in the ceiling, which remained unpatched for a long time. After numerous requests and promises, the issue was eventually resolved, but we have been waiting for the ceiling to be painted since January.

Recently, the heating stopped working again, and although we requested a specific date for the repair (the very next day), they are looking to charge a fee for it. If we don’t schedule it on a specific date, it takes them forever to actually come and do anything. Throughout this process, I dealt with Billy, who was completely inconsiderate of our needs. He repeatedly told us he would “figure it out” but never followed up. When pressed for answers, he simply stated that Zenith manages a lot of properties, so it takes time to sort things out—as if that should be our problem.

Overall, the service is terrible, our requests are ignored, and there is a complete lack of professionalism. I wouldn’t recommend anyone to deal with this company. We are extremely dissatisfied.

We’ve been renting through Zenith for close to a year now, and our experience has been awesome! They are responsive and kind, and have made the experience simple and straightforward. They are quick to address any issues and have a well-laid-out platform through which to request maintenance and pay rent. Valerie Otero has been especially awesome, exhibiting consideration and communication at every step and it has really helped contribute to the great experience we’ve had with Zenith all the way around. 🙂
