I've owned rental properties for many years in Davis and I'm not going to lie, doing property management sucks! While I've had a few property management companies manage my properties, ZABACE by far, has been the best.

Not only did they (Kim Braden and Dorothy) find me tenants (a responsible non-partying-pay-on-time family) that have been there for many years, I've also always received prompt response from their staff regarding any issues, especially Eamon the super service ninja!

Additionally, I like how all the expenses are put on a monthly online easy to access portal which makes my accounting and taxes a cinch.

I'd recommend Zabace to any landlord or potential landlord. Thank you for all your headache-free service over the years!

My girlfriend has a lease with Zabace and they are completely unhelpful for any issues that arise in the property and will tell you to fix it yourself. It seems as if they go above and beyond to ignore your maintenance request or maintain the property you’re living in. They told my girlfriend and her housemates that they are not allowed to touch the vegetation surrounding the house but don’t maintain it at all, there are weeds everywhere in the backyard and broken brick everywhere. One time their bathtub filled with sewage water and when we called to get in fix nothing was done until a week later. The house smelled awful and we were unable to shower or use the toilet and the tub was only getting more and more filled. The way they handled the situation and the extreme lack of communication especially with Dorothy was absolutely unacceptable!!! Save yourself the trouble and run away from this company if you can even call them that.

I’ve lived at a complex in Davis for 2 years and haven’t had too many issues there. The previous management was very prompt and thorough with maintenance requests and there were never any issues with not being able to contact their office. However, we were recently switched over to Zabace Inc. and it has been nothing but negative changes.

The complex has a single washer and dryer that is quite old and experiences issues from time to time, but previous management usually resolved these issues within the same week if not a few days. However, our dryer has broken down once again and despite claiming to have multiple maintenance request from other tenants, Zabace has left it for over two weeks. They are also extremely unresponsive and your calls will be sent to voicemail even if you’re calling within their “hours”.

All of this along with the fact that they increased the rent even higher than what previous management projected before leaving has left a bad taste in my mouth. I would avoid any housing managed by Zabace Inc. at all cost.
