I'll start by saying that the management of this building is just terrible. When I moved into this building, this apartment, I didn't pay attention to basic things like outlets, the bathroom, the home heater, and much more being in a state of disrepair. When I asked why everything was in such a bad state and why it wasn't fixed before I moved in, the response was that they didn't know about these issues until I moved in! The building manager, Michael, said that utilities would cost around $50 per person. Two months later, I received a new bill for sewage, for trash that is always full and not collected on time, and for unclear additional charges that he did not mention. I should have been cautious when Michael, the manager, asked to re-sign the initial contract due to price changes because initially, it was said that there would be one free month! But upon clarification, the contract changed to a higher amount than what was stated on the website! The apartment didn't even have smoke detectors, not in the kitchen or the bedroom, which is a huge violation! Since moving in, there have been many issues, like broken outlets throughout the apartment, a clogged bathroom, a broken heater, and more! And to this day, I'm still waiting for everything to be fixed! I've contacted the building administration many times, specifically Dustin, who is supposed to handle these issues. He schedules the work, but no one comes to fix things, citing that the company has only one engineer for the entire company, which is not my problem at all! Calling and complaining to the manager was so disappointing that I was very upset by his response, saying I am the only tenant who constantly complains! If you are looking for a new place to live, I STRONGLY DO NOT RECOMMEND THIS BUILDING AS YOUR FUTURE APARTMENT! I advise avoiding it and finding another place to live!

My apartment was flooded twice. I lost items and was not reimbursed. With the second flood, management made it sound like it was my fault although a plumber was out the day before and said the pipes were all good/clear. Not taking responsibility for bad plumbing is simply dishonest and poor leadership. There were constant water shut offs because of old pipes and bad plumbing throughout the building. Management needs to invest in new pipes.
#2 filthy building -- with 80units the building needs to be cleaned daily. The elevators, front entrance, lobby floor, hallways and trash area are constant dirty, smelly and unpleasant. If the building had a daily cleaning, it would be a more enjoyable living experience.
#3 trash -- something needs to be done about residents not putting trash into the trash bins. It's horrible! The rats that come because trash bins are open and trash thrown outside the bins.

Jimmy and his team are amazing ! We’ve been living here for a few months now and I can assure you they have one of the best managements I’ve ever run into unlike most of the buildings in Hollywood. Maintenance gets taken care of immediately, the building is being monitored and feels safe , I don’t see random people wandering around. And it’s also quite most of the time. Love this place - good value and quality

To be honest, LA just overall has the worst housing in my opinion but I can actually say, my space felt like home. I lived in a very beach town property, the rent was decent, the space was minimal, and even with the crime that the LA holds, I felt safe. After 1.5 years and two spaces (as I had upgraded to the larger unit), i’m grateful to have been a resident at the leo lofts because of the charm and location. The manager was always so kind with my requests and the maintenance guys were wonderful. Most of the tenants have been there forever, so it may not be perfect, but it felt like a small community you can count on. The cons are the parking situation but having parking by the ocean is a luxury and you won’t find that with the affordability this housing offers. It’s noisy but again, it’s off pacific avenue so that is to be expected. And the property is old and can come with problems that will stem from that. But communicating these issues will lead to resolution. Hope this helps!

Do not rent from this company. They changed my locks after I stayed at a friends house do to the mold, then leaks then there were rats in my ceiling and the never came to fix it. after months of complaining, they just painted over the mold. The walls were so soft my sink fell from the wall. Then when I went to the office to talk to management, there was a dead rat in the floor. Rat droppings all over my toiletries. The rats started chewing a hole through my ceiling. I’ve tried to settle this with the apartment and they hang up in my face and have blocked my number. The manager Flor is rude and she steals packages, she opened my bath and body works box and it wasn’t until I told her it was delivered inside that she confessed and gave me my property back. I tried to be silent about it so maybe they would help me but they are trying to sue me for unpaid rent. Not today. I’m not paying one more dime in the rat infested building. I had to close my bathroom off and I was taking a dump in my living room in a bucket. The rats were scratching the walls all night. I ended up taking some of my things and staying in my Jeep, when I came back they changed the locks. They kept my deposit the never showed me they fixed anything. They couldn’t have evicted me because why would they keep my stuff instead of throwing it on the street.

I would say not that good experience as was aspected. On the very first day of my lease I had to experience 3 issues.
1. My basing was leaking and water would come to floor.
2. Entire house floor was not cleaned and was full dust.
3. Water taps were not working as they were not replaced not working properly.

I am concerned before providing new house to tenants isn’t the house checked and verified if all the things work properly or not. Any ways it got fixed after requesting maintenance bit on very first day you got to experience this many things , how can we expect better service in future!

Lived at 1310 s Wilton for 2 months and we had to deal with infestations, mold, mushrooms growing from shower, and constant loud neighbors. Management is the worst at this place. Things don’t get taken care of right away. We had to live without a bathroom for a week and they refused to help us with figuring out where to go while they remodeled. Other neighbors agree and said they also had an extremely horrible experience as well.

I love living on Sunset Blvd, the apartments are small but they have so much potential! I decorated mine so nicely and Carlo is the best building manager I’ve ever had!! He is always attentive, super responsive, and helping out competently wherever he can! Israel is skilled with fixing anything promptly. The community in the building is nice and eclectic. The neighborhood is a little crazy but I feel safe as a young woman.
