Donāt let the airbrushed pics fool you. From hiking to Timbuktu just to take out the trash, to dodging chocolate cakes left by dogs on the lawn, itās a wild ride. And donāt even get me started on the nightly roach jamborees in the hallways. The lack of communication from management? Huge issue. Itās beyond frustrating dealing with maintenance barging in every other week, completely disregarding our schedules.
Unpleasant odors linger, and the common areas are often a mess. The vibe here can feel downright creepy and unwelcoming. Itās such a shame, too, because this place had potential, but poor management and upkeep have dragged it down.
If youāre hoping for a clean, safe, and well-maintained environment that actually respects its tenants, you might want to look elsewhere.

Our two-year experience here has been nothing short of a disaster, starting with the move-in process. Upon arriving, we were greeted with a few surprises: outlets lying on the floor, half of the living roomās electrical sockets not functioning, and a broken A/C. These issues, which should have been addressed prior to move-in, required months of back-and-forth with the office. And speaking of the officeāif you ever want to reach someone, plan ahead. Calls go unanswered, emails vanish into the void, and any attempt at communication feels like yelling into a black hole.
Maintenance requests? Better submit them onlineādonāt bother calling because the office certainly wonāt. And even if you do everything by the book, expect delays and a mess. Our bathroom developed a lovely "brown water" leak in the middle of the night (just as pleasant as it sounds). It took a week before we could shower again while a third party tore open the wall. The repair team left our belongings covered in dustābecause who doesnāt want their home turned into a construction zone? When I reached out to management about the mess, they scheduled yet another repair requiring me to vacate the apartment with my dogs due to fumes. I rearranged my entire day⦠and no one showed up. Eventually, I was told they needed to reschedule. At that point, I simply gave up.
If you love surprise visits, youāre in luckāWindsor Lakes conducts frequent and intrusive inspections. Halfway through our lease, weāve already endured four inspections, each requiring us to secure our dogs while weāre at work. The complex also conducts āregular maintenanceā like bug spraying, which, for some reason, involves asking residents to remove everything from their cabinets. Because who doesnāt enjoy treating their home like a garage sale on command?
And letās not forget the ongoing ārefurbishments,ā which are more of an inconvenience than an improvement. Residents are frequently required to park away from their buildings without clear timelines. Iāve even started a calendar solely to track when the complex plans to disrupt my day.
Safety and security? Donāt get your hopes up. Our packages were stolen and discarded around the property, and the office helpfully suggested we ācall the cops.ā Our hubcaps were stolen right in front of a security camera. When we asked for assistance, the office told us there was nothing they could do. Even the officer who investigated reached out for camera footageāno surprise, nothing came of it. Meanwhile, dog waste is left all over the property, but unless you personally provide photographic evidence of the offender mid-act, management wonāt lift a finger (though they are quite skilled at sending copy-pasted emails threatening fines).
One of the most absurd safety issues we encountered involved a gutter that was blown off during a storm. For weeks, it dangled dangerously down the entire height of the building. I sent multiple emails and made several calls expressing concern about this very obvious hazard. Unsurprisingly, my messages were ignored. It wasnāt until I finally threatened to contact the city that the office worker suddenly decided to direct maintenance to address the issue. Apparently, basic safety concerns only become a priority when external authorities get involvedāgood to know.
And what are you getting for these delightful experiences? Certainly not space. The apartments are small, provide minimal storage, and donāt even offer private outdoor areas. For the price we pay, youād think we were living in luxury. Spoiler alert: we are not.
This place is so unbelievably bad that Iāve wasted even more of my time writing this review to warn strangers against leasing here. Iāve never felt the need to do this for any other apartment communityābut Windsor Lakes is truly in a league of its own. I understand that pet-friendly housing can be hard to find, but trust meāI wish I had looked harder.

Avoid this place at all cost. Dirty neighbors (As seen in the video below with the trap) and terrible management. Anyways I moved out months ago and worst place I ever lived at, the first few months were fine tbh. But one day I woke up and found a roach and it all went downhill from there. Management failed to get my building sprayed. Prior to this I was already in the process of breaking my lease which I eventually did because Iām not dealing with any of that tbh. I paid the fee for breaking the lease which was $2000+ which in long term was worth it but during the moment stressful. Anyone from Windsor Lakes management reading this I hope your main building floods.

Management is pretty bad. They donāt care about residents, they only care about filling up the apartment vacancies to increase their numbers. But once youāre a resident you donāt matter to them.Overall, itās over priced and you canāt even get basic customer service. Iām waiting on a maintenance request I submitted over week ago to get the sink fixed since itās leaking. It smells horrible and I saw a roach come out of the sink. Iāve called the office a multiple times, Iāve submitted online request, but no one has come to fix it. Also the times Iāve called the office they usually donāt answer. The call center rep told me to just go in person since theyāre not answering but, thatās not convenient for people who work 9-5, the office will be closed by the time I get there. Overall, itās over priced and you canāt even get basic customer service. Go somewhere else.

My entire experience with Windsor was horrible. Unfortunately due to some financial hardships I took the first place I was approved for, now I really wish that I hadnāt. I canāt speak for the entire complex, but the apartment building I was in had roaches. When doing the move in checklist I opened the dishwasher and a roach crawled out. I immediately went to the office and told them about it and they told me the exterminator comes every Thursday. He sprayed once and then never came back to the building for months. After he came the second time, they decided to have their staff exterminate going forward. They didnāt spray even when you submitted tickets. It took about four tickets (all with pictures and locations) before they actually sprayed, even though they closed each one before they did anything. The office staff became increasingly worse as time went on. In the beginning they were friendly and compassionate but they brought in an office manager that anytime you had an issue would act disinterested and he would just give you a look like why are you complaining. Mary was the original person I spoke with about moving in. Our initial interactions were pleasant and professional, however every interaction after I moved in was met with a constant attitude. Including when I was trying to get them to check my mailbox after I had moved out because even though I placed my mail on hold something got delivered there, I asked if they could check the box (not even me myself) and you wouldāve thought I spit in her face with the way she talked to me. There were a few positives they did try to work with me if I was late or behind on the rent (Kathy and Veronica). Also I broke my ankle while trying to move out, so I was unable to move all of my stuff on the agreed upon date. They couldāve thrown my things out but allowed me (even though they charged me a ridiculous amount) to get my things instead. However Iām reminded that I initially met Veronica because my first couple of rent payments werenāt credited to my account. I was initially told not to use the payment portal and to bring in a cashiers check to pay rent but the checks werenāt processed and my account didnāt update. My neighbors were generally friendly and I didnāt have many issues until, I got new upstairs neighbors. They had a toddler who would constantly run across the floor when I got home at night. The parents would have random arguments/fights (typically between 1am and 3am) and toss things at each other resulting in loud booms while I was trying to sleep or work. Also the front door to my building was broken for the last 6 months I was there (and at least 2 after I moved). They put up a sign saying please make sure you close the door all the way until maintenance fixed it but they never did. I probably have more stories, but overall if you can avoid Windsor Lakes do it at all costs.

If you are someone from Morgan Properties that reads this please do better by your people. Return voicemails, solve issues and be adamant and passionate about your community. Fix the issues that are constantly brought up in these reviews instead of threatening your residents with fines after these reviews!!!
I am deeply regretting renewing my lease for another year. Attached are a few pictures of what I've experienced being here. They are definitely not everything. Please save yourself the hassle because they advertise these gorgeous beautiful apartments and you are met with something completely different.
My first year I was moved into an apartment that was "half renovated" because of the rush that was made to get me in. I never got to see my unit prior and that was my biggest mistake. Busted outlets, closet doors off the track, cracked and chipped paint and walls, cabinet slowly falling out of the wall, stained and shoddy carpeting, some weird floor tiling that was placed by a tenet before me. I'm on the 3rd floor and can see the distinct water damage that has plagued building 10 from what the other residents have told me for years. My dishwasher has broken down and flooded 2x within the span of me being here and instead of replacing it or actually fixing it i'm told theres nothing to be done. Not the mention the summers are absolutely disgusting. My A/C barely works and most days my unit is at or above 80 degrees with 0 rush to do anything about it.The winters are just as cold as the floor heaters knock out consistently. Constant water shut offs so you would be mid shower and magically have no water. I have DOZENS of emails from the water being shut off unexpectedly.
The hallways are constantly littered with blunt wrappers, fire alarms taken down, occasional coke baggies with some still inside. Not to mention the occasional gun shot and domestic disputes you'll hear from neighbors in other buildings. I wont even go into the constant towing of tenet and guest vehicles that aren't violating the parking ammendum per the lease (btw it's $225 a pop to get your car out! I've had mine taken 4 times!) Cars are vandalized, broken into and have even been stolen out of the lot.
Last year I had new windows put in and the contractor did a horrible job. Cracks all along the window with gaps. I'm waiting for a wasp to sneak its way in a build a nest so I have another reason within the load of items to report them to city with.
My neighbors have reported mold from the water damage. I'm currently looking at a spot on my ceiling that has continuously grown. I have put in a request for the roof to which maintenance has comment on saying "they are too cheap to ever fix this because how can they charge their residents for damage then?"
The most recent was an apparent roach infestation which I had my apartment treated. I never saw any (thank god) Well unbeknownst to anyone the property manager come along and copped with an attitude towards my mom who had stayed over to let them in while i'm at work. Had I had proper warning I could've been home and then proceeded to unload all of the issues said above.
Not to mention the staff is just absolutely lackluster. Seems they pull in whatever rabble they need. Over 1000 residents and you would think that you would want more adequate staff to handle such a large complex. I will give credit to Kelly Yancy however. She has been a pleasure to work with and although hard to get ahold of she is one of the very few on the staff that genuinely cares.
The only thing keeping this from a 1 star is the community that is held amongst building 10. Everyone for the most part is close however with the new amenity fees, towing charges and the raising of rent in general a-lot of our group has moved on.
These are not worth the $1300-$1400 they are trying to advertise them at let alone charge their tenants. Please Morgan properties. Do better.

Run! Long but please read before moving in, which I beg you, don't move in!! They ghetto fix everything IF they even fix it. They Discriminate against disabilities and refused to lease someone in my family due to them being on oxygen. They'll hold your security deposit and make up nonsense to not return it. Dog poop EVERYWHERE, they should rename they place Poopsor Lakes. They got some busted amenities you can't use but now they charge you for it! Some units take up to 30 minutes for hot water, community split bills so even if your unit doesn't have the warm up issues, you'll be paying for those that do!! $125-$150 every month vs my now $90. Ceilings so thin you can hear your upstairs neighbor urinating in their toilet. I could hear them talking. Not yelling, not being rude, just talking. I know things about them having never spoken 1 word to them in the year I was tortured living there. Management will threaten to kick you out if family visits cause they'll be convinced they live there and couldn't possibly just be visiting to help you move in and celebrate your birthday! You'll never get a garage. Trash everywhere around the building I was in, the garbage dumpsters are always over flowing and rancid. Neighbors will leave trash on your car and resident cars get towed more then I'd like to know about. People smoking in their units, in the hallways/stairwells, doorways, etc. Not one day I came home from work that it didn't smell like smoke in my building. If your heat goes out in winter they'll give you a tiny shed heater meant for a shed that's like 10X15 that runs in electric with no compensation despite heat being included. Unresolved water leaks = mold. Even if you can't see it, I promise it's a mold hole. Cars blast music all day and night. Children run a muck without supervision so they cause damage to property and vehicles. I got to watch kids kick a ball directly at a 1st floor window and run away. I moved out before it ever got fixed. I'm ssoooo thankful to be free from the nightmare of this place. I'd rather go back to South Chicago then ever deal with this place again!

I had the great displeasure of working with Kevin. It took over 20 calls, several hours sitting on the phone with Kevin, and over a month to get him to send me a lease agreement. It seemed pretty deliberate that he was dragging his feet for some reason, but I gave him the benefit of the doubt since I thought maybe he was just having a rough time emotionally with his work life. He FINALLY sent the lease to me the the DAY I WAS MOVING, I was stressed that it took that long but relieved that I finally had an apartment secured for my move, or so I thought... I didn't have time to review and sign the lease since I was driving across the country, but a few hours before I arrived to the apartment complex, Kevin called me to tell me the studio apartment I had been intending to move into for the last month was actually not available to be moved into until a WEEK later because the previous tenants had completely trashed the place and they had somehow waited until I was almost there to inspect it and find that the studio was uninhabitable. Kevin said that I can either wait a week to move in (which means I would need to get a hotel which they wouldn't pay for, and is also not an option because I needed to return the U-Haul that has all my stuff in it), or I can move into a 1-bedroom that he (conveniently) has available for about a hundred dollars a month more. I asked if I could just store my stuff in one of their vacant apartments until the studio is repaired, or if they would put me up in ANY other studio or 1 bedroom for the price we had agreed on for my original lease. Kevin said no to both (I now suspect it was a lie that no other studios were available). He then said, 'the way I see it, since your stuff is already here you have really no other choice'. I muttered that that seems suspicious and he immediately exploded angrily 'WHAT DID YOU SAY?!'. I tried to deescalate and said 'nevermind I'll sign for the 1-bedroom and he immediately calmed down and started working on my paperwork more efficiently than he had done anything for me over the last month and had a lease to me in a few minutes.
While Kevin was predatory, the others in the leasing office seemed to be complicit.
When I went to move in, Kevin gave me a master key and gave me the wrong room number, so I walked into somebody else's apartment.
When I finished my move-in checklist and told Kevin that the bathroom faucets need caulked and the ceiling fan makes a crazy noise when you turn it on he said 'oh all submit a maintenance request right away for you.' Needless to say at this point that that never happened and still haven't been fixed.
The mailbox key he gave me didn't fit my mailbox and after 2 calls to the office and 2 physical times walking to the office and 3 WEEKS later, I finally got a key that worked and was able to get my mail for the first time.
When I turn on the oven, it doesn't work and beeps at me for a few minutes with an "f2" error. I submitted a maintanance request but it was never fixed.
I went into the office to get a new parking pass for my car before it expired and I was about to go out of town, but the new leasing agent (Kevin had quit) said 'oh you don't need a new one yet because we're not towing'. I insisted that I needed one anyway and he said 'nah you'll be fine' so I left empty handed. As if it was planned, a couple weeks later while I was out of country I get an email saying they are resuming towing...
The people here also leave something to be desired.
The building almost always wreaks of cigarette/weed smoke, the grass is littered with dog poop, and several cars in the parking lot have bullet holes in them or their bumpers dragging on the ground. One day when I went to pick up my laundry (cycle wasn't even supposed to have finished yet) I walked in to find that someone had stopped my dry cycle (very early) pulled out all my clothes onto the floor, then draped my very wet blanket over them to make everything wet (very funny prank I guess).
