Lady on the phone the office was not helpful.
She gave me very little information and said there was no way around the late fee… The situation is that my roommate and I paid on the first when rent is due. My part of the rent went put back into my bank account and I had to send a check via mail. That caused a late fee. The property manager did not inform us that we need to pay together as one instead of paying separately like we have done the past 2 1/2 years. She continued to say that this information was posted in the office which is 45 minutes away from the apartment. There is no way me or anyone else will drive that far just to see the office information. I feel like they should’ve sent an email or posted physical papers onto our doors like they usually do if the matter is so important. So going back to the lady on the phone, I asked her if I can talk to somebody who is higher up and that can possibly fix situation because I do not want to pay for something that I am not informed about. The office lady said no… and continued to have unclear answers for me. I know it’s not her fault but I don’t believe that it’s impossible to talk to someone higher up for this matter.

Don't rent from them. They've taken almost have my security deposit and refuse to explain how there was more than normal wear and tear (during the walkthrough, the only thing the property manager mentioned was a cleaning fee). They also give you a deposit email to use, but they only seem to respond if you CC other people. (For example, sent an email on 01/02, followed up on 01/10, then on 01/22 followed up cc'ing their general email address and got a response. Responded the same day, and followed up yesterday, 02/06, cc'ing their general email, and that's when I got a response today.) They FINALLY sent me the inspection report today, and I'm not seeing what they're seeing. I see an apartment that needed a cleaning.

It's completely disrespectful to have to sit for weeks waiting for a response, but as soon as they see others have visibility, they respond right away.

I'll never rent from this company again.

Gave them 3 stars since the actual property they manage is very well mainted. However, Unresponsive Agent.
I am extremely disappointed with the lack of professionalism and responsiveness I experienced with Westside Habitats, specifically with an agent named Brianna. My partner and I were very interested in an apartment we recently toured. However, despite multiple attempts to contact Brianna via email, phone, and text, we received no response.
This complete lack of communication was frustrating and ultimately led us to lose interest in the property. We felt undervalued as potential tenants and decided to pursue other options where we could work with a more reliable and responsive agent.
It's unfortunate that Westside Habitats missed out on leasing the apartment due to Brianna's negligence. I hope this review serves as constructive feedback and encourages Westside Habitats to address the responsiveness of their agents to ensure potential renters have a positive experience.

AVOID WHAB AT ALL COSTS!

WHAB is absolutely the worst leasing company I have ever lived at.
For transparency: I am paying $4298 (rent) + $125 (parking) + $50 (garbage) per month, living alone in a 2b2b.

Our building (16070 W Sunset) was evacuated the morning of the Palisades fire and entry into town has been denied since. I have had to repeatedly reach out for updates about the building status. Their response included that my lease is still in good standing since the building did not burn down, even if critical infrastructure required for basic subsistence is gone.

They have been SLUMLORDS since the day I moved in. Their building has no insulation, windows are less than 3mm thick and noise enters each unit from *every wall*. The 'repairs' done between the previous tenant in and me moving were done very poorly. There is white paint spots all over the hardwood floor. There is obvious mismatching paint patches of where they attempted to repaint without repainting the entire wall. My second restroom's shower head was broken inside the wall, not fixed before I moved in as I requested in writing before signing the lease. That same restroom's shower curtain rod's mounting brackets are both broken. I offered to replace the windows out of my own pocket, they denied me. I asked why they wouldn't allow me to pay to improve their own property and/or just fix it themselves, they simply do not care to improve anything.

WHAB has NO intention or care to work with you, it is clearly a money hungry management team that doesn't have a connection with the working class.

DO NOT MOVE INTO WHAB! If you can afford this place, you can afford MUCH better in Orange County.

Beware before you apply!! Sounds like I dodged a bullet,
I applied to tour an apartment last week. It checked all my boxes and I was ready to sign and move in. I applied and waited, and waited, and waited. 4 days later I attempted to get in contact with the leasing agent, Brianna. Phone calls, emails, text all went un-responded. My move out date was quickly approaching and I just wanted to know if my application was approved or not. I called the management company who told me I should've heard something by now.
Called the leasing number again and was told by, I assume Brianna, the apartment was rented. She didn't even ask what property I was calling for!
I called the management company back and they confirmed the property was still available. I could tour it if I wanted to!

This went on for a few days, finally I got ahold of someone covering for Brianna I believe her name is Laura. Completely unprofessional. How dare I call this number asking about my application! She claimed to have rented out the apartment herself days ago but couldn't explain how I could still tour the unit and my confusion was a huge inconvenience. If their staff is anything like this Laura or Brianna, I am so happy I dodged this bullet of renting from this company. Inconsiderate, unprofessional, and horrible communication.

Please I ask everyone who is thinking to choose a Westside Habitats apartment to please turn away. I am a current tenant of 310 S Virgil Ave, and ever since our new management, Matt Yeoman has come, he has caused nothing but trouble for all tenants. Due to this we are facing immense billing simply due to the reason of us wanting a check up on why our power in the living room and 1 bed room kept going off. They avoided sending someone in and we asked a multitude of times but we were not given any assistance for about a week. When someone did finally come to check on it, they ended up giving no reason as to why this was happening. We asked for one more check up in which all they do is take pictures of all outlets and leave. Soon we find out that we have a bill for 300 dollars and a note saying that we have to get rid of our microwave. We as the people at 310 S Virgil Ave has problems everyone is constantly talking about. This has been your warning and for everyone at WHAB management, please do better.

There is a reason this property management company has basically only one-star reviews. Let me preface this by stating that I am a real estate agent. I know the business, and I understand the difference between correct practices and outright shady or bad practices. This company exemplifies everything it means to be a terrible property management/real estate company. The turnover for our building manager was so frequent that we had a new person every month, likely because working for a company this negligent and incompetent is something most people avoid.

My roommate had a leak in her room that required a large plastic cube and a loud fan, taking up half her space, for six months. This was one of many issues that Westside Habitats lacks the capability, knowledge, or understanding to fix. Every aspect of their business is poorly managed.

Additionally, they listed our apartment for rent using photos and descriptions of an entirely different unit—one that is older, dated, and not remotely similar to ours. Not only are they terrible property managers, but they are also bad at marketing.

More recently, I asked Keith for a breakdown of our security deposit THREE times, but he ignored my requests and just advised me that he mailed it out without any explanation.

I could write a novel about the stress my roommates and I endured at the hands of this company. It’s baffling that no one in management bothers to check their Google reviews to see how poorly they are perceived. I am beyond happy to never deal with anyone from Westside Habitats LLC again. Literally every person I interacted with—Michael, Allison, Keith, Zach, Randy, and others—was so difficult to deal with. Good riddance.

Terrible rental company with the worst management team. My ceiling was leaking for months and they sent a construction team into our unit 8-9 times to "fix it" and water kept getting through. Additionally, maintenance/construction people were constantly entering our unit without a warning or permission.

The team takes forever to respond about basic issues/questions over email and text and nobody on their team has any concept of basic reading comprehension.

When I moved out, they failed to provide a security deposit in a timely manner and didn't send us the itemized receipt even when we asked several times over email.

Avoid living at their properties at all costs. If I could give them 0 stars I would.
