It's a modern and well-equipped building with great amenities, making it a potentially good place to stay, BUT…

1. The garage gate/main door are always open, allowing anyone to come and go freely. The garage lacks any signage, and parcels/packages are at risk of being stolen. Not much CCTV coverage. (drama assumption: there is no way to investigate if stranger enters your unit.)

2. There are numerous hidden fees that can add up to $150/month. These charges are not disclosed before signing the lease, and you'll only find out about them once you start paying rent (You can see others’ review about these fees.). Parking is NOT free, $50/month/lot and parking sticker is another $25/annual.

3. Some Customer Service in the leasing office provides excellent service! but some act like I owe them money. The attitude is dismissive and irresponsible, which is frustrating. (I’m not the only one comments about the CS, if the leasing office really want to improve and asked the details under everyone’s review about the CS issue, it won’t keep having these reviews, so don’t ask me for further details information, thank you šŸ™‚)

4. Access Issues Before Moving Out. I had scheduled my move-out date for the 31st, but they deactivated my building access on the 27th. I got stuck outside the garage and basement until around 11 PM and had to rely on others for help. When I went to the leasing office, the CS says she don’t know why, what she can do is just reactivate my access. I asked for an explanation, as I was still paying rent, and this inconvenience should not have happened, but she said she didn’t know and couldn’t provide any further information. Okay, I understand she don’t know, even I asked her to check with a colleague or escalate the issue to management to check the reason, she refused and just kept repeating that they won’t know. As a CS, her handling of the situation was incredibly frustrating and made me feel like just wanted to get rid of me. They said they still learning of the partner with ButterflyMX, but hey, this is the case study to improve right. In the end, I NEVER received an explanation. Perhaps they don’t take it seriously until something worse happens or simply don’t care about tenants who are moving out.

Honestly, this place has great potential, but these negative experiences really ruin what could be a great living situation.

Amenities are well maintained as cleaners keep the common area tidy every day. I have lived here for about 5 months here and don't have too many complaints but ill list them below. Neighbors are friendly and quiet, the side walls must be thick enough where sound doesn't leak through since I haven't heard anything. Maintenance comes by pretty quickly to fix any issues within the apartment. Gym is a ++++. They host events ocasionally for free pastries, wine tasting, free food which is cool just wish they would do more. Would generally recommend to live at the Vive Luxe as long as the complaints below don't bother you too much.

Complaints
- When first trying to potentially sign a lease here it was almost impossible to get in contact with the office through the phone. I probably got through to them 2 out of 50 times I tried to call. Be prepared to have to drive to the office in person to get in contact with them
- Someone broke the garage door by running into it, it took 4 months for the office to get it replaced so the parking structure was open 24/7
- There was nails found all over the basement floor and I ended up popping a tire from it. Emailed the office about it and got no reply.
- There is always something going on with the hot water at least once a month but it gets fixed within the day

If I could give this place zero stars, I would. DO NOT live here unless you want your car towed from your own designated spot! This apartment complex deliberately sets tenants up to get towed as part of a shady deal with the towing company.

Like many other renters here, my car was towed from my own parking space because the leasing office never informed me that I needed a parking sticker. Turns out, they intentionally don’t update the start date in Reliant Parking, preventing tenants from requesting a sticker. Then, they use that as an excuse to tow your car.

To make matters worse, when I called the towing company, they confirmed that Vive Luxe gets a 15% cut from every car they tow. That means management is financially motivated to keep towing cars—not to mention the ridiculous fees you have to pay to get your vehicle back.

The leasing team is unhelpful, dismissive, and completely complicit in this scam. They will act like they don’t know what’s happening, but this is a well-orchestrated scheme to squeeze more money out of tenants.

Save yourself the stress, money, and frustration—AVOID THIS PLACE AT ALL COSTS!

This company’s service and attitude is very rude,disrespectful and irresponsible. I have to cancel my lease due to unexpected circumstances. I choose to be rent responsible and I did pay the rent until someone else has rented my apartment. But they keep asking me to pay the whole rent until the end of my lease and didn’t find what is real going on. They just want the money and assume you just not want to pay the money. When you try to move in, their are welcomed and happy. When you move out, they just want to grab more money from you.

Good environment, however unpleasant experience with leasing office + up to $150 per month hidden fee they won’t notify you before you sign the lease (you might pay up to $100 just for the trash monthly, even you don’t use the trash service at all, as you will need to equally bear the trash valet other people inside the building used); promised $1500 never received after 6 month of moving in; bad sound proof, you can hear people talking upstairs while sleeping (this is a complaint from people downstairs of mine, and I can hear people upstairs too.. which is annoying but ok); inconvenient guest parking services, your friend can only visit you 3 times per month (yes, they restrict that, you can’t get guest permit for your friend beyond 3 times) my rent in the contract is $3750 but we’re paying $3990 actually.

I sincerely wish the vive team can actively improve on these matters as I am clearly not the only one; if the vive team has proactively resolve these matters, I will frankly update that too if any; a better community is certainly the favor of both side. Thank you

I’ve been living at Vive Luxe for 2.5 years and recently transferred into a larger apartment. I haven’t had any issues so far. The management has always been responsive, and maintenance requests are handled promptly. I really enjoy the amenities offered, and it’s great to see that they’re constantly upgrading the building and surroundings (ie: they’re currently replacing the corridor carpets with wood flooring, upgrading the area in front of the business center with more trees). They offer free fitness classes every day in partnership with NXPT which are awesome.

The community is conveniently located, you're about a 10-15 minutes drive away from basically everything outside rush hours (downtown, beaches, balboa park and zoo, seaworld, fashion valley, UTC, la jolla). The neighborhood is walkable which is nice if you have children or pets. The brunch place "Park social" is also very good.

If there’s one area for improvement, it would be faster garage door repairs when accidents happen, like when someone accidentally hits it with their car.

Toured VOTP with Kiana and instantly fell in love with the community. She brought so much joy and life into the property and was so sweet and helpful. The property was so clean, smelled amazing, and had every perfect amenity. I signed a leased immediately and living here has been so pleasant. Claudia has been helping me with any resident issue and service needed and has always been so kind, helpful, and prompt! Everyone here has really been SUCH a joy to talk to. Plus the community offers so many great perks and events that I love enjoying. They really build a community here and its my favorite thing about living here. It’s worth it.
