It has been very noisy the past couple of months in this place due to constructions and renovations. First, it was in our building on the second-floor unit and now in front of our building. I could not get enough rest or sleep due to the noise every day! Workers make a lot of noise and they yelled at each other too! This is ridiculous!

We have lived here for the past 7 years and had never had an issue, but until recently we had our car broken into in the parking lot right in front of the office. We go in to tell the manager and she didn't seem to care and referred us to one of the other office workers and they pretty much told us tough luck and that its none of there problem. I advise everybody to read all the reviews and to those who want to live here to find other apartments nearby.

Jennifer and her team care about their residents and go above and beyond to truly make this a place to call home. Any questions? Answers are delivered in a flash. Maintenance issue? They respond quickly and do their best to resolve the issue in a timely manner. Jennifer and her team work hard and it truly shows!

I have lived at this community now for almost 6 years! I notice the very negative reviews were from 5 or 6 years ago. Not sure what was going on then. However all I can attest to is the tremendous staff - in the office as well as the maintenance staff! They are extremely helpful, caring and the maintenance staff is courteous, caring and knowledgeable! I have referred other people here and they love it!!

RSM is a beautiful area. Left Irvine because it was just TOO much of everything - and chose here!

Residing here now 2 years. "Amazing Management & Staff". Very Professional Maintenance Team that goes above & beyond. The Villas Antonio Apartment Homes Property is super clean and maintained daily. i would highly recommend to anyone looking to rent here in Rancho Santa Margarita.

When we first moved into Villas Antonio I was very happy. This was actually the third time we had lived there. The first two times we moved out, we had no troubles. When we went back the third time, everyone was still friendly, the maintenance guys were always right on time when something needed to be fixed but the landscaping was a bit worn out and bare in spots. Not that big of a deal. However, upon moving out this last time, I am VERY unhappy with how we have been treated. I will never go back to Villas Antonio! We had a walk through done by the maintenance man who said we'd be charged for cleaning and paint. A very standard thing. No other mention of anything. And mind you we only lived there for 11 months. When we got our breakdown and refund from our $800 deposit, we were charged for having to replace our carpet. We were told there were brown and yellow spots all over our carpet and our place smelled like a dog. Absolute lies!!!!! We have a Chihuahua who NEVER used our carpet or anywhere else in our apartment as a bathroom. If I had known they were going to say something like this, I would have taken pictures of the place myself. We have had our dog both times we lived there before and never had this issue. We only got back $149 from our deposit. We feel completely robbed by Villas Antonio and I will never recommend this place to anyone I know! Making up lies and stories to keep our money is shameful for such a large company! Very, very disappointed!

It's unfortunate there is no rating less than a 1 here. Upon move-in, we had nothing but problems from the start. The leasing consultant insisted on doing our walk through and didn't note the items we brought up. Most complexes allow you to fill out your own move-in checklist and turn in the same day. Not this place. We brought a ton of different items upon move-in, which were never resolved nor written down...which ended up haunting us on move-out.

Unfortunately, upon move-out, the leasing consultant was no longer employed with them, so we had no choice but pay for someone else's damage. I'm sorry, shampoo and soap doesn't cause erosive tub damage. We saw the damage upon move in and were told that was the look of the tubs. We've had close to 14 apartments in 20 years, from Irvine, Aliso Viejo, Orange, and RSM. And we've never had to pay for damage on an apartment until this place. My advice to you is to insist on doing the move-in checklist yourself and be extremely detailed! There is no concept of wear and tear here, so you need to point out every thing you see! Make sure to take lots of pictures and video, as well.

We had nothing but maintenance problems the entire less than 2 years we were here. Here are just a few:
- A/C clogged up, water pouring out of ceiling onto floor several times
- Air filter was dirty and black upon move in. No they don't change the filters during their inspections
- Both fire alarms broke several times, and the maintenance guy actually had to unplug the alarm from the wall...comforting. I asked about Carbon Monoxide several times, but they said it was a false alarm. It kept going off, so I am assuming it was picking up Carbon Monoxide in the place.
- Toilets constantly clogging. I called the maintenance guy so many times, we just bought our own toilet snake to unclog them. The maintenance guy told us the toilets were cheap quality and prone to severe clogging.
- Cabinet doors ripped out several times. We had a total of 9 cabinet doors rip off by the hinges for simply opening and closing them. And we had them re-installed 2x. Maintenance said they were cheaply installed, which is why they were ripping off.
- Refrigerator and stove/oven was really bad quality. Management told us they were new appliances, which cannot be true as I have owned new appliances. Stove constantly had burner issues and you could smell black smoke every time they lit. Oven light was burned out and couldn't be replaced for some reason. Fridge could not cool anything, so food always went bad or it froze it. It always made a loud sound at night.
- Garage door would not close several times, and would not open sometimes. Maintenance once got stuck in the garage when the opener motor died.
- Towel and toilet roll bars ripped out of the wall within a month, happened so often I didn't even put them on anymore
- Nearly every light bulb burned out within the first months
- Spas and pools shut down by the Health Code for poor maintenance and high pH levels. I have pictures to prove it.

Not to mention, the windows are so paper thin and insulation non-existent, you could smell cigarette and pot smoke in my kids' bedroom every morning, thanks to smokers outside. It is a terrible feeling that your young children have to grow up around that.

Inspections happen nearly every month and they are constantly walking in your apartment without permission. Not sure what they were inspecting for, as the fire alarms were in bad shape and the cheap thin air filters were never changed.

Upon move out, you will get nailed for every thing that you failed to report in the move-in checklist. There is no concept of wear and tear. The Assistant Manager even told me that he rarely if ever gives back deposits. He stated most of the residents can expect move-out bills in the hundreds and thousands.

I wouldn't recommend this apartment or any apartment complex owned by Western National Property Management to anyone. If you are looking at this place, keep driving! There are better options in the city!

First let me say that I've lived here for about 3 years, and I love the neighborhood. Location is great, but I've had many problems with my apartment and the staff since moving in. The cabinets, counters, bathrooms, and carpet look like they paid the cheapest guy at Home Depot they could find.
Seriously, in my experience in carpentry, this is obviously not union work. And we have pests! Ive had to ask to spray so many times that I just bought my own spray now. We've been fighting ants for a year, spiders, silver fish, you name it, they're in the walls. Water damage in the cieling from several rainy seasons.
Carlos the groundskeep manager is very polite, talk to him if you have apartment issues.
Del, the manager? Yeah, he accused me of being a drug dealer and threatened to call the cops on me because my friend told one of the groundskeepers in passing that he works at cannabis events as a vendor.
THEN he looses my rent check that I HAND DELIVERED to the office the following week. So I had to jump through hoops canceling my cashiers check.
They complain about ANYTHING on your patio. You will get a notice on your door ATLEAST every other month.
The laundry machine is a joke. $10 to buy a laundry card and only 1 machine on the whole property to reload your card. Its in the office, so if you want to do laundry and need to reload your card you can't do it after office hours.
Oh and no one is allowed to use their patio hoses, they're all locked. And you can't have an open grill even though they can. The gym machines are always broken, and wait till you see the raccoons in the dumpsters =) (theyre NOT little)
