We bought house with, and sometimes from, from Theresa and Village Homes and Land. We also had them rent out some of those same houses. Theresa, Michael and Carissa have been wonderful to work with over the decade plus we've been with them. Hurricanes, evictions, rottweilers, and also hurricanes(!) they have been a blessing to our family and to our property.

This is where nice and professional intersect and nice is an understatement. Theresa, Michael, and Carissa are some of the most charming people that I have ever met. Their Christian values show through all their professional and personal life.

We met them when we considered buying a historic house in my wife’s hometown of Bagdad, FL. We had found a couple of houses online that we wanted to look at which were listed by another realtor from Pensacola. As we were looking, we noticed an office on the corner of the main street in Bagdad. This was Village Homes and Land. We thought, why not see what they have as they are obviously invested in Bagdad. It turned out that they also lived a few houses down from the office and had invested in other properties in this little village.

We were pleased to find how gracious and yet professional and efficient the owners are. Theresa had a few properties listed including the one which we found perfect for our needs and quickly made an offer and closed. This house was in great shape as promoted and has lived up to our dreams.

We found that Village Homes and Land not only helps buyers and sellers find their dream homes but also manages more than 50 properties for people leasing their properties. This gave us the confidence to entrust them to lease and manage two other properties we invested in the Milton/Bagdad area. Michael Johnson is a competent project manager and general contractor who will manage remodels or maintenance projects. We used him to manage a complete restoration and expansion of the Historic Golden House.

Over the years, Village Homes and Land has always been responsive and responsible in providing for our every need as owners and landlords. We consider ourselves blessed that we visited their office nine years ago.

Theresa Johnson is the best realtor I've known, and I've known some. (We've moved 7 times so far...) I'm a repeat customer, using her services when I sold my home in Milton, FL and moved out west, and again when I moved back to Florida four years later. She was everything I would want in a realtor--honest, communicative, caring, and helpful. She kept me continually updated on the sale of my house, even though I was out of state and easy to ignore, and took care of a number of the niggling issues (lawn care, minor repairs, etc.) that are hard for a homeowner to manage from a distance. When I worked with her to buy a house, she accepted the price range I gave her, ferried me happily around to a number of houses she found, and several more I found, and never once made me feel pressured to spend more, buy this one, or hurry up. If I have to move again, I'll ask for her help again.

Several issues with the property arose over our 1 year stay. All issues were promptly told to Theresa and Michael of Village Land and Homes, but they would take weeks and in some instances MONTHS to start fixing our rental property concerns.
One issue with the property -a hole in the back deck, rotted wood boards- posed a very serious danger and I ended up falling through the deck. After that they finally came out to fix it. A fix, I might add, that was absolutely disgraceful. Michael did not remove the entire rotten wooden board, only a portion and placed new boards in top. I hope the real home owners get it fixed properly soon or the whole deck will fall apart.

Every issue that was brought up or question asked to Village Land and Homes seemed to be a huge inconvenience to them.

We even ended up having to write a formal legal letter just to get our deposit back because they are unaware of the Florida rental laws and the 30 day notice.

They are not worth the time and energy you will have to waste dealing with their "business".

We rented from Teresa for 2 + years. Never late on the rent, we did repairs because waiting for her to handle was beyond untimely, she lies,does NOT return deposit ( kiss it goodbye) or phone calls and she's rude. No Southern hospitality here after your in a rental.
Please go elsewhere.

Moving to Forida, we felt lucky to find this cute 100 year old home that we rented from Village Home and Lands in Bagdad. We were the first to move in since it's renovation, and though we had to call VHL a number of times to repair old equipment gone haywire....we loved the home. The downside was in the property owners decision to leave poorly varnished 100 year old wood floors in the bathroom areas upstairs....poor decision. during an extremely hot and humid summer everything began to swell and flex.....all the wood doors and, yes, those floors. Caulking began to pop out and the boards cupped. Sad...huh! What was sadder was the attack we got from the leasing agent claiming we overflowed the bathtub (s), evidently both since floors in both bathrooms had same problem, and that we let that overflow sit on the floors causing the damage. Now just plain logic would make you scratch your head about why we would leave standing water on both floors......while using them, but evidently the leasing agent was searching for a way to past the cost off. In talking to other folks who have rented from VHL.....we found like stories of any excuse not to return renter's deposit, even blatantly ignoring Florida rental laws. My advice is, while they claim to be good Christian folks....they're "money first" kinda people. Take lots of pictures everytime something happens if you rent from them cause they're going to screw you if they can!
