Management has allowed gang activity to completely take over the complex as of last year. Tagging is frequent as well as threats from VFF. There was a fatal stabbing in December of 24. Cops in the complex multiple times a day. Our concerns were voiced to the management and the response was word for word, "we are not responsible for the safety of our tenants." Avoid this place at all costs.

I've been a tenant with Villa La Paz for a long time; starting from 2008-2020 (9 building) and came back 6 months later during the pandemic to present (12 Building - 2023)

My honest review: First, the leasing office and maintenance personnel have been exceptional. Any time I've needed anything? They've always been prompt and go above and beyond to resolve. For example, in the middle of Summer last year, they were quick to replace my A/C unit when they had tried to make a repair. Or if I needed touch up paint for my unit, they were kind enough to provide without question. Special shout out to Katie who assisted me with the latter. She was awesome and I really appreciated her diligence to assist! Thank you! Everyone on the maintenance crew is also friendly and work super hard.

The property is very well maintained. Some might say, TOO maintained, but it's nice to see such care and effort made to make sure this community provides us with a sense of "comfort". You can't beat the location, too. RSM has everything you need...!

Lastly, this is apartment living. It's not always going to pin drop quiet. For the most part, it's quiet where I'm located. My only constructive criticism would be in regards to the garages. I currently live in a upgraded unit with hardwood flooring (which is great!) but the garages underneath each unit are chain driven. I would definitely recommend going with belt driven openers as they're much quieter.

Overall, I understand everyone has specific needs on what they require to happy when it comes to their home. I get it...believe me. However, I've seen A LOT in this community over the years. It's really come a long way since I've been here. I also deal with people daily in my own profession and it's not easy to do especially juggling the amount of people the Leasing Office has to on a daily. They do a great job and I thank Matthew, Sonia, Katie, and the maintenance team for doing good work and thanks for being there for me when I've need it.

I had 5 items that needed repair, yes I had putting them off. 4 were minor plumbing issues that were from years of use by me. Drain and handle valve on sink and spigot and drain in bathtub. They used new parts where needed and quickly replaced them so I wouldn’t have any further issues in my bathroom.
The other was a smoke detector that was also replaced with a new one.
They are always friendly. No issues with communication and timeliness.
This is definitely the perk of renting, they are always willing to fix any issues with the apartment.
This is the second apartment I have rented in Villa La Paz, first one was 1 bedroom. They have always been very attentive to keeping the apartment in working order.

These apartments are alright, we’ve been living here for several years. But, the apartments are disgusting, and falling apart, also, when we moved it there were fleas, and cockroaches i don’t know if the previous renters had pets. So, we ask to get a pest control come and clean them out. The office wanted to charge us 500$ thinking we had a pet, when we don’t have any pets. Each time we call for maintenance for something they take forever to come and fix it or they never come. Also, I have two kids under 1 and I sometimes leave a stroller outside just in case I need to go do groceries through out the day or take babies out for a stroll but I usually put it away at night. And they complain for it all the time. but doesn’t mean they have to make a big deal out of it, it’s not like these apartments are luxury. They just complain for the smallest things, and it’s annoying.

Juan and Alfredo did an awesome repair job on AC and extractor fan. Villa la paz always has had speedy and thorough maintenance service.
Always kind and courteous been here for 4+ years.

I've been here since October of 2020 and I will say, I've absolutely loved living here. It's a great first apartment! I live in one of the buildings where there is no one underneath me, so the only neighbors I have are on the sides. They're both great people. No noisiness of the sort.
Management has always been kind to my boyfriend and I, and maintenance always pulls through! The location is unbeatable.
If I had to put a con, it's that there's never a day where an ambulance isn't driving down Santa Margarita Pkwy or there's cops on the property. One time, there was a criminal on the loose, hiding in the bushes in a standoff with the police, literally right outside my apartment. It made for good entertainment at the time, but truthfully, criminal activity is quite common--at no fault of management though.
