Hello All. Be careful of this places business practice. We drove down from out of town to view a property with this company. We loved the place and asked to move forward. A few hours later, we got an email asking us the payment options. We canceled looking at our other places as we were told we had the place.
We had set a move in date for 10 days this was friday (3/14)... 3/17 A few days later I asked for the lease to be sent over for us to sign the appropriate documents. Unfortunately and disappointingly we were ghosted. No messages, No contact nothing. I called several times and left several messages and did not received any call back. 5PM 3/18, I received a brief message stating that they thought they sent a message earlier, but they already rented and leased the property.

I get it, we never signed a lease, but they could have had the decency to tell us they went with another person. And before you assume we were bad tenants, we have no history of bad credit, or criminal convictions. So beware, this place cannot even do the decent thing of letting you know they sold the place, they told you had. SO I wonder what they are not telling you when you buy a home or try to rent from them. Best of luck renters / future homeowners.

Sal and Alicia Iadicicco represented my Airbnb through Vertex beginning in September 2024. Although I got paid the proceeds that first month, I subsequently was not paid rent for the months of October or November, which were significant as my home was rented nearly constantly. I also had concerned neighbors reaching out, stating the sprinklers were still on, with a major leak. Confused and worried about the lack of payment by the date that was contractually agreed upon, I tried repeatedly to reach out to Sal and Alicia. My calls were ignored. I got a few texts in which they said they were sick, their kids were sick, they were busy on other jobs, and that the sprinklers were taken care of. The payment questions were ignored. By December, I had paid over 2k in water bills, and had not received the over 7k in payment they owed. Frantically worried, I sent a third party over to winterize the sprinklers and fix the damage. The third party service said the leak was so significant that the water to the house had to be turned off- I promptly called the city to do this, and informed Sal and Alicia so they could cancel the Airbnb guests, as the property was now uninhabitable. Neither responded, and to my horror, Sal illegally turned the water back on and proceeded to host short term tenants in my home! At this point, I reached out to Airbnb, who noted that Sal misrepresented himself as the owner of the house, which breaks community rules. They were happy to take down the listing. I additionally engaged with my attorney to help me regain access and control to my own home. Sal and Alicia have explicitly told me they will not be paying me the three months of short-term rent funds that are legally owed, which is over 10k. Interestingly, Sal states that I owe them money because of Airbnb cancelation fees (Airbnb shared with me the fee structure, so this is a bold lie). After discussing this experience with others in the local community, I have recently learned of another individual who also had an Airbnb with Sal and Alicia and never received his legally owed proceedings. The business address for Vertex is also a ghost operation, and the owner of the building is looking for Sal and Alicia too, since Vertex is behind on rent! The good news? The state of Colorado takes becoming, and retaining, a license as a realtor very seriously. The ethics board reviews fraudulent operations such as this in order to protect the consumer. If you find yourself in a similar circumstance, know that you do have avenues for reporting and recovering your funds. Please start with filing a complaint on Alicia’s license with the state’s Division of Real Estate. Realtors must comply with the requirements of the practice act and the Division does investigate and terminate licensees. For those reading reviews who have yet to do business with Sal and Alicia, I implore you to steer clear.

I had a very disappointing experience with this property management company. Over several months, they withheld more than $5,000 in proceeds that were owed to me. Despite multiple requests, they refused to provide any invoices for three months, making it impossible to determine the exact amount I was owed. Communication was inconsistent, and when I tried to resolve the issue, I was met with unprofessional and uncooperative responses.

Based on my experience, I strongly recommend doing thorough research before engaging their services. It may be helpful to check their credentials and speak with others in the community to gain insight into their business practices. I wish I had done so beforehand. I personally would not use their services again.

Rented a property from Vertex, got told from multiple neighbors of previous activity, we tested the house for meth residue it came back very positive, they let us out of the lease and decided to cut contact with us when we asked about our security deposit it has been over 70 days and no security deposit returned. This has been a miserable experience with only renting from them for 4 months I hope no one else has to deal with this. Also the landlord we dealt with is Sal. (UPDATE 5 months and nothing, slum lords STAY AWAY) Contacted lawyers and they either have ties with vertex and won’t take a case or they don’t deal with tenant side of landlord/tenant case.

I think my experience with this company was rather unfortunate for both parties. The beginning went decent, the property we signed a lease for wasn’t ready on the day we were supposed to move in. They had extreme unexpected damage they had to repair from the last tenant & even let us know they had to basically evict them. They reimbursed us for a place to stay (we did have a confusion about this because i didn’t understand how it worked) while they worked hard to get the property ready. We were very understanding during all of this. Sal had apologized multiple times and even gave us the option to terminate the lease because of the inconvenience (also brought his up multiple times). We had just drove 18 hours to move to GJ & didn’t have a second option so we said we’d stick with it. we lived here for a few months & there were a few minor fixes needed that Sal got around to at the beginning. We were happy with this part of the experience & things were going smoothly. Then there were a few more major things- our heat turned off (previous tenant wasn’t paying the bills and didn’t realize we set up a new account) , water turned off (was supposed to be included in monthly payment as said on lease) & a deadbolt installed because we had some unsettling activity(didn’t get installed for 2 months). In a text to Sal I had mentioned being frustrated about the above things it was taken out of context & he flipped a switch and told us we could move out by next week if we weren’t happy with the place. (We thought this was weird since he previously offered multiple times for us to get out of the lease) after this conversation he was either hostile towards us or unresponsive. The receptionist even called me to make sure everything was okay because she thought sal wasn’t understanding the situation. Honorable mention to Camille, she’s awesome and I’m so so sorry that you had to be in between all of this! Fast forward a couple months of no contact we get told by a few different neighbors of suspicious activity at the house- possible drug deals, possible drug manufacturing(methamphetamine) along with sketchy people coming and going, up to 12 people living in the house at a time. We got pretty freaked out as we had all been feeling increasingly sick as we were in the house & one of my dogs lost 10 pounds from barely eating and acting strange. We got the houses tested immediately and it came back very positive. We let Sal know and he let us out of the lease & was honestly very great about letting us out. I would like to give them the benefit of the doubt and say they had no idea of what had went on in that house, but it also made me question weather they knew or not with how many times we were “offered” to get out of the lease. Seemed suspicious. Anyway I was not planning on leaving any kind of review or creating any issues out of this until they basically ghosted us. We were told we would get our security deposit back in full ( I have text proof) given the circumstances. We’ve asked multiple times when it will be ready for us to pick up. They did let us know it would take a few weeks but now it has been almost 6 MONTHS. We moved out July 1st. They will not answer our calls and their office is not accessible without appointment. I’m honestly so upset with how this all played out. It could have all been avoided with better communication on Sals part. I want to believe the owners of vertex are good people in an unfortunate situation. I know there are two sides to this story and I would like if you guys could realize that. I understand you have busy lives but please do better & realize that your tenants are human too. That deposit money probably holds way more value to your tenants than it does to your company.

Alicia was amazing through the entire process. We were looking to relocate to the Montrose, Colorado area from Virginia...the stress involved with this endeavor was overwhelming. When we met Alicia virtually, I immediately had a great feeling because she was so responsive - even with the time difference and the fact that she was 8 months pregnant. Nothing stopped her - she was on the ball and ready to act when needed. She helped us find the perfect home and since she has so much local knowledge, she helped us negotiate a lower sales price. Alicia had our back and if I ever decide to move again, she'll be the only resource I consider.

Alicia was absolutely amazing at not only helping us sell our home but at also making sure that our move to Texas went as smoothly as possible. Alicia and her husband were extremely patient with us with all the up and downs that we experienced with our move to Texas and accommodating to making sure our family was taken care of! Alicia was really great for us and very knowledgeable. She kept us updated on all the information that we needed to know. Was very open and straightforward about how the whole process would go while we were trying to buy our house. She was very patient with us while we were trying to decide what house we wanted to buy. I highly recommend using her services, she is a 10 out of 10 realtor in my books!!
