I know most people don't have a positive experience when dealing with an eviction but we did. This company went above and beyond when we were in a tough spot. They allowed us more time to gather our belongings when they could of locked us out. I just wanted to make sure to recognize the good nature in people. Thank you for everything you guys did.

This is the first time we have had to deal with finding a rental or gone through any type of Agency or Management Company. When rentals pop on apps you don’t know who to trust. I can say that Total Property Management is awesome. We mainly worked with Liz and I know at times I bombarded her with questions and she was great. She helped us find a great property. Worked with us on a couple of issues with the owners and to me has gone above and beyond what others have or would do. Thanks Liz. We look forward to moving in this weekend

This is as good of a property management company as it gets. We paid one rental application fee and they worked with us until we found a suitable rental. They are always extremely prompt with questions through phone and email, and have always sent maintenance teams the same or next day a request was submitted.

I have lived at my place for about 4yrs. The property managers are always prompt and courteous when I’ve needed assistance. Most recently my A/C went out after hours and they had a technician out within 45min. Properties are well maintained also.

I rented for 5 years under property management on the northwest side of Visalia. They were always quick to resolve any issues and loved the website/texting process with anything related to my place. Total Property Management (Tulare County) has taken care of my property in Visalia for over 10yrs. Before that I had tried 2 others, all were no good. When I first hired David, the owner, he just opened his small & humble office. He was relaxed and cheerful but he seems to be more updated in operations than the 2 other management companies I interviewed who were still so old school and slow in responses (I can tell). As the years passed, I'd see that David look out for my benefits. He explained all the questions I had on each issues with the property with lots of technical details. We discussed how to handle situations with tenants as each arise in such a manner that both sides (me & tenants) will win. And yes, I compromised because it made sense to, so that everyone will be happy. Afterall, my tenants are the ones who help me pay my mortgage. His staff is quick to respond too. I feel like everyone there is working for my benefit and he & his staff are my eyes while I cannot be there physically. One time I need to do a big remodeling, David was there to meet me and discuss what needed to be done. Once I agreed, he gets the job done.
Over the years, his company grew quite a bit, but the quality of his services remains the same, and I'm glad. Thank you David, Liz, and Kim (I may have missed someone else here (sorry, but David will thank you for me)).
I'd recommend Total PM to take care of your investment anytime.
