I typically don't leave negative reviews but I felt the need to genuinely warn others about this company now that my least is almost up.

Renting from this company literally cost me hundreds of dollars. I had a toliet leak that they neglected to fix for a month and then refused to cover any of the resulting water bill.

They also had previous water bills sent to their office and never notified me so this created an even bigger bill when I finally got it, and I had to run outside to stop the water company from turning our water off. I had to set up a payment plan with the city and it was still extremely difficult for me to pay this off. They also lied to me and told me that the city does dye tests to detect leaks (untrue) and that they give credits when leaks are fixed (also untrue).

When the plumber (who thankfully was not from Top Notch directly) came he explained that the floor in the bathroom was so rotten that I needed to put in an emergency request to have it replaced or else I could fall through using the toliet or bathroom.

I notified them in May and it's September and still not fixed. It's a miracle I haven't gotten seriously injured. Their maintenance people ALSO lied to me that they didn't work for Top Notch directly when they literally had a Top Notch vehicle sitting outside my house. They did not replace any of the floor, but instead spent 15 minutes nailing a piece of wood under the toliet so it wouldn't shake due to the rotting floor. I've attached pictures of the floor and them being jerking me around with my maintence request so they aren't able to reply and deny it.

Speaking to the women in the office is like speaking to a badly parented 14 year old. Zero knowledge of basic repairs and rude for no reason.

I hope someone sues or this company has to close. If I had the time and money I would do it myself because they would certainly lose in the state of Illinois. In the meantime if you value your safety and hard earned money please, please go elsewhere.

The worst rental company ever. Worse than Easy Street and Enhanced (same company). RUN don't walk the other way. I can't respond to thier comment. They are bold face lying. Why would they tell the truth?

HORRENDOUS property management company. Too many things to even list.

Lisa is extremely weak at communicating and following through with anything in a timely manner.

They took over the water bills and just stopped paying the water company. When we called the water company, even they were relieved Top Notch was no longer managing our properties.

This is just one example of many and the most recent. I’ve moved on from them and I’m still dealing with their mishaps from just a few months of managing my properties. If you want to go with Top Notch. Godspeed to you.

UPDATE**
Still dealing with random “Top Notch” mishaps. Top Notch has a roof vendor who botched two of our roofs. We had to call the vendors back out and tell them these roofs were done just a few months ago when they did not want to fix their half hearted work. Truly just a poor quality company who doesn’t care who they hire as vendors for their clients.

If you’re paying this company to property manage, you’re simply just not getting your monies worth and they’re ripping you off with the poor quality service they offer. There are much better options in the Quad Cities.

The final tenant we had from top notch, is finally gone. If Top Notch finds you a tenant, please know that Top Notch does not take pride in finding quality tenants. At all.

Received the property in horrendous condition. Stained carpet, rotting gutters, rotted patio deck, and a subpar foundation. Agents (Shauna/Shawna) are incredibly disrespectful and childish. They hung up on me, acted like their phone wasn’t working, and ignored my calls when I was just trying to figure out why the maintenance worker didn’t show up in the absurd window of 9am to 4pm. This is a very shady company and I recommend avoiding doing any business with them.

Taking a $45 application fee to deny applicants for no reason. Income verified, rental history is decent, and was denied over credit. Mind you I’m 24 with a credit score of 580 equifax verified and 619 credit karma verified. Don’t apply , youlll just get denied for no reason. Waste of $90 for a $700 a month apartment. Also waste of time.
Edit to reply: nah yall just taking peoples money, got into a whole apartment that’s $825 a month by a different property management company and they ran the same things you did. Also, application was free. The same home has been listed on your site for months. You’re a scam

The listed owner for JMK Properties is Joe Gonzalez. Can he reach out to us please. No one can find him. These people are criminals. I have legal paperwork they wrote documenting felonies they committed against me and my family. They also commited crimes against the scott County sheriffs.

They cut a hole in the floor to the dirt floor basement calling it a solution to a broken ventilation system and exposed us to Radon.

They constantly threaten the tenants for different things like raising their rent for trash outside. They never even clean the property. The trash was being thrown on the lawn by the city workers that was on their property and they kept blaming us and threatening us. For the piles of trash from the people they upset.

December of last year air monitoring equipment I bought knowing there was a problem detected several thousand ppm CO2 and over 4400 ppm VOC's. They sent in a contractor who also found CO in the air. They evacuated the building and put us in a hotel. They claimed it was malfunctioning equipment at first and replaced a furnace. The problem of CO2 and VOC did not go away. I have had a window open with fans in it to vent the building since December. If I close it we are over 2000-3000 ppm voc and co2 within 24 hours and it keeps rising. They said to keep it open until it was fixed. Their heat and air guy said it's a ventilation problem and they need to call a specialist. They kept calling the wrong people on purpose who can only check the equipment and never sent a specialist. They eventually sent one of their own maintenance personnel who almost killed himself cutting a random hole in the floor next to the water heater cutting into a support beam in the process. He is lucky he didn't hit a gas line or the 240 volt lines. Hopefully the water heater won't fall through the floor. Now the problem is even worse and we have more radon that gets into the air as well. My kids school testing scores went down in the winter after the exposure. The school reached out to me out of concern so we had to go to the doctor who sent us to the ER to be treated for the CO exposure. They didn't even care or respond to the fact my children's development was impaired and we needed treatment. When it originally happened they talked about how they just had a family member that died from this and they said they will fix it when they get back from vacation and went on vacation and didn't fix it when they got back. It's 9 months later. Window still open. I have asthma and the kids allergies. We had to leave them open during the fires up north even. It's costing a fortune for heat and air.

We had a water leak at one point and it took 2 to 3 months before they finally came and cleaned it up. They never even told us their was a pipe leaking upstairs. They let it leak the whole time and my kids had to walk through nasty water every day and got sick a lot.

I have a broken window from a fire a long time ago. No screen on my kids window or sliding door. I have walls never painted from fire damage from 2 tenants ago. Never had a working dishwasher. They never inspected my apartment a single time to avoid seeing the problems they didn't want to fix. The carpet is over 20 years old. I have less square feet than other units only having 1 walk in closet and I pay the same rent as the nicer units with new carpet and wood and tile floors. My bathroom sink is old and rusty and falling apart. All the linoleum is old and messed up.

They extorted me for my savings making me pay an entire years rent to live here their first year for no good reason at all. I even told them I really wanted to wait if they wanted a lot because my investment was over 50% down. So it cost me about $20,000 for 1 year here.

There is more but you get the picture.

Oh and they violated are constitutional right to free speech and threatened to evict us if we said anything bad about them or their contractors in the lease.

Update to reply: 3 years at 131 Manor Drive. Got all my letters, emails, texts still. Might be bad if destroyed. Crime?
