I would not even rate this place 1 star if I didn't want to leave a comment. The office staff is completely and rudderly rude. I have never and hope to never have to rent from them but the business I am in requires communication with the office personnel and I hate having to call the office administration. I feel bad for the tenants, honestly!! Tim Rhodes needs to do a complete NEW hiring process if he wants to have loyal tenants!!

This company is Scum. Capital S. I will never ever rent from them again, and I will never recommend them. I paid them a deposit, a pet deposit and rent to begin my contact. Every month I paid my rent on time to them, despite the roach infestation that began to occur over the course of a month or two of living there. They “tried” to fix it. But it kept getting worse so I FORFEITED my deposits and moved out because I could not even sleep without roaches crawling on me. Most nights I slept at a friends house due to the situation. I made them aware but they did not seem to have any interest in my concerns. Even after all the trouble and money I gave them they still are hounding me for more money for “cleaning fees”.

I wouldn't recommend renting from these people. My father recently had a stroke, I forgot to take the rent in, and they sent an eviction notice over 1 week being late. I got to the office and explained what happened, instead of being understanding, they charged me $60 in late fees.

I'll try to be as diplomatic as possible here, but back in January 2016, my family and I were looking at other properties in the area. Several TR Properties popped up on our list.

First, the main office in Florence has multiple signs with "RENT IS DUE ON (DATE)". They were plastered EVERYWHERE. That should have been our first clue that we weren't dealing with top tier client service. It's their office building, but I found that pretty obnoxious.

Second, two out of the three properties we looked at were in pretty poor conditions with sightings of roaches, unkempt yards, and smelled rather bad.

To sum this up with the third and pivotal point: do NOT tell the office management that you are applying for financial assistance because they will flat out red-flag your application, assuming you can't pay. Fine, they have that right--- but look back at my second point above: roaches, mouse droppings in the cabinets, damages on the property, and a really bogus attitude behind the office window.... and they're telling me that I can't afford one of their rentals? Yeah, right.

Proceed with caution.

They have a 1.6 star rating for a reason. I can only tell you to heed the warnings left by all of the other reviewers. I would almost say Tim Rhodes Properties is a criminal empire funded by not so “refundable” deposits.

Also, your lease is a binding agreement only when Tim Rhodes deems it necessary for his personal gain. Even if this is your only option for housing, please save yourself the agony and stay away. Be homeless. You’d be far happier than you would be renting from Tim Rhodes.

Mixed bag, beware is my advise, they wanted to charge me a late fee when rent was due on a holiday and the office was closed, The HVAC never worked and after numerous calls it remained out, the utility bills were ridiculous, I finally got a key to the basement and the main hose piping heat and air into the house was disconnected, I repaired it myself and the utilities were cut in half, TRP took no responsibility. I never felt safe in the house after one of the neighborhood hang arounds attempted to walk in the front door and strong arm me, the cable was broken and my lawnmower was stolen off the porch in no small part because they wouldn't trust me with a key to keep it in the basement. There's plenty more all culminating with me telling them after renting for 18 months that I was leaving, I was never late or missed a rent, but the late fee on a holiday was the last straw, I put my own time and money into a couple small repairs as well. 3 years later I just got a notice that there a new file on my credit report, guess who? I'm sure they here people are going to sue them all the time, I don't make hollow threats, TRP we're going to court! So my summary is this, they aren't that bad but they are unreliable, rude and have some attitude like they're more than what they are, a rental outfit. but TRP has a lot of rentals and they aren't that bad or hard to deal with until you dont let them run rough shod over you. typical rednecks

only reason it's 1 star is because i have to explain how disgusting of a human being Tim Rhodes is. Unprofessional alcoholic landlord who will verbally assault anyone he feels superior to. NEVER rent anything from him. The lease only matters when he wants to use it against you.

TERRIBLE! TERRIBLE! TERRIBLE! Rude staff, Very disorganized, unprofessional, and has a TERRIBLE LANDLORD! Also, good luck getting back ANY of your "refundable" deposit! Definitely not a "business" that I would recommend or want my name to be associated with! Would rate a zero if it would have let me!
