Thrift Management is a highly professional and knowledgeable company. Our building has gone through some major capital improvements over the last year and a half and every single project was managed very closely by Chris. He was on top of everything at all times. All projects were completed successfully, on budget and on time.
I have found Chris and Erika very responsive to all issues and they have worked diligently to help make this building a great place to live. They are dealing with an older building that requires constant maintenance but when unforeseen issues happen, Chris responds quickly and arranges the best contractors to fix the issues. I look forward to working with Thrift for many years to come.

I would like to start by saying that this review is long overdue.Thrift Realty had managed Briar Hall in Rutherford for 15 years. During that time I have owned two units since 2012. Their professionalism was what anyone should expect. They responded to all the needs of the residents immediately, it didn’t need to be an emergency to get a response. Not only did they respond, they also took care of whatever needed to be addressed. There was never an inconvenient time to call or email and residents never needed to wait for a response.
We now have a new management company and I can only say that it serves Briar Hall will the exact opposite service. Emergency phone calls are returned days later, emails are returned days or weeks later. There have been many issues in the building addressed without any sense of urgency or concern.
Thrift Management (Ericka and Chris)will always be professional and treat the property they manage as if it were their own.

Simply have not had a good experience working with Thrift Management and would not recommend buying or renting any property managed by this company. Since spring of 2022, various enhancements have been mentioned in our building (security cameras, new laundry machines, getting a ladder to address some building issues when it rains heavily). None of these have occurred over the past several months, and no letters updating residents get sent on behalf of this management company to explain the delays.
The balance sheet of expenses and budgeting was requested and a generic categorical breakdown was provided. However, when inconsistencies or miscalculations were noticed, proof in the form of receipts was requested to get a more accurate picture of what was going on. To Thrift's credit, a small number of documents was provided but it did not calculate properly to the budgetary amount in the balance sheet and did not cover every category where money is spent. Heating broke down often last year and when operating, it is too loud with banging pipes to provide a proper night's sleep or a conducive working environment if working at home. Although this review may deter others from moving here and potentially cost me money when I sell, I’d rather be honest for anyone who is contemplating residing in a property managed by this company. I would avoid any property managed by this organization.

I would give Thrift Management zero stars if that were an option, but it’s not. This mother/son duo ran our condo building into the ground over 15 years by not keeping up with anything, in addition to never stepping foot onto our property to assess a single issue. They operate strictly via email/phone.

Thrift never showed up to manage any work that was done at our building. They hired contractors based on “friendships” rather than qualifications. These contractor friends were left to manage themselves at our property and thanked Thirft for the work by padding their invoices. When the Board would question high bills, we would get a bunch of made up excuses. I’ve never met a more defensive person than Erika, it was always very suspicious. If you’re being up front with the Board/Owners, why would you consistently be so nasty and defensive?!

The biggest red flag in dealing with this company was their shady bookkeeping. Thrift operates with a very dated system, a step above a paper ledger. They do NOT like to be questioned about OUR finances, and quit during a temper tantrum when questioned about an extra management “fee” that they discreetly set up to take from our account. They wound up taking this money without Board permission on their last day of working for us, which is legally considered stealing.

Thankfully Thrift no longer manages our property. We have a new management company that we absolutely love and costs our HOA less money (Associa). It’s a shame that Thrift managed us for so long, but thankfully we are in a much better place now that they’re gone. Avoid this company at all costs.
