John Calderon, one word, amazing! I had a wonderful experience touring with John. From the moment they picked up the phone to the moment the tour ended John was very professional and welcoming. John is very knowledgeable and helpful. The TIDES apartments are stunning, in a nice neighborhood with very friendly people.

I moved into this apartment complex going on two years in December, and I couldn't be happier with my decision! If you're looking for a quiet place to call home, this is definitely the spot. The amenities are fantastic, making it easy to enjoy a comfortable lifestyle.

The location is incredibly convenient, with shopping options and public transportation just minutes away, right off the freeway. It couldn’t be easier to get around town!

What stands out the most, though, is the staff. Vaibhav, our Assistant community manager, is incredibly attentive to residents' needs and is always looking for ways to make the community a better place. John, our leasing consultant, is a fantastic new addition to the family and does a wonderful job ensuring residents have a truly unforgettable stay.

TL;DR: apartments nice, front office is terrible. random charges with no explanation. you'll be paying hundreds more per month in fees than your lease states.

Pros: spacious apartment with new appliances, dog park, quiet neighborhood, feels secure and safe. amenities (pool, gym) are good if you use them. very good location: close to I-80, short drive to 4 and 580, pinole shopping center, walmart, etc.

Cons: from the application to paying rent every month, everything feels like a scam. the lease is confusing and they require you to sign up for extra things like renters insurance. front office isn't helpful and feels like they just trying to take advantage of you. depending on your move in day, your rent can be 2500 tomorrow or 3500 the following weekend which forces people to move quickly to secure a "deal." the lease indicates non-negotiable charges for valet trash, parcel, and security which adds $50 on top of your rent. but at the end of every month, you have 5+ additional fees for water, storm drainage, trash pick up, pest control, service fees, etc all recurring and adds to so much more. with wifi and pg&e, your paying an extra $500 per month on top of your rent. personally, this feels scammy and lowkey illegal. this place is terrible and I would not recommend to any close family or friends.

The tides community manager is HARDLY ever there. i say she’s there 2 times a week. Took almost a month to hear back about an application. The leasing consultants and PM kept lying and pushing back the dates of when i would hear something back. Communication is HORRIBLE. you’ll have to reach out to them regarding information they won’t reach out to you. As a Property manager why are you pointing the finger at the leasing consultant stating they should be letting me know something when YOUR the manager. Very bad communication, very bad customer service.

What was once a great community has gone to the dumps, and it is disheartening to see how poorly managed this property has become over the years. The downturn of the community reached its peak last year when what was once a vibrant, non-smoking community has now turned into a free-for-all. Potential tenants, beware! All units on the floor share A/C vents, and even though you and your neighbors may have signed a lease agreement agreeing to not smoke on the premises, you will be inundated with thick marijuana smoke ALL hours of the day.

After multiple emails to management, consistent calls to after-hour courtesy patrol, apartment walkthroughs for confirmation of smoke bellowing in the unit, and hundreds of dollars spent on numerous air purifiers to aid in healthy air flow into your unit, you cannot escape the smoke. It will enter your unit in every crevice, behind every electrical outlet and light switch. You can attempt to take matters into your own hands and seal off every vent that enters your unit, as I've done in the photos, but the smoke will always be there. In your clothes, in your hair, in your furniture. The headaches, shallow breathing and burning eyes will be frequent. You will weigh the options daily during the summer months, whether to uncover the vents to use your A/C that you pay to use every month or settle with the limited healthy airflow you get by attempting to smother the smell.

So, after eight months of dealing with this fabulous situation, I've declared my unit inhabitable and will not be renewing my lease after five years. It's clear that management can not properly facilitate a smoke-free community as agreed upon in the lease agreement. That lovely smoking addendum that they ask you to sign is just a formality. There will be smoke, and lots of it. Good Luck!
