Do NOT recommend this community. It seems great at first but after living here for 2 years i couldn’t wait to move out. Although staff is friendly they will try and squeeze as much money out of you when you move out. They took our deposit and charged us $700 in addition for ENTIRE carpet replacement claiming it had urine stains. I asked for confirmation of said damage and never received anything. The only areas with carpet in this 1100 sq ft unit are the bedrooms and closet. Total rip off.

Parking is awful and fills up quick. Residents aren’t supposed to use garages for storage but many do and force other residents to park outside the gates in the street and a few of those cars have gotten damaged as a result.

Walls are paper thin. On multiple occasions I could hear the movie my neighbor was watching from the other side of the wall as well as some arguments and doors slamming. Also hard to sleep here at night with the constant noise of cars speeding down Hillman st.

Gated community needs to step up their security. Our garage was broken into and their solution was to change the lock and add a deadbolt. If you’re touring the facility you’ll notice that all garage doors now have deadbolts and NO HANDLES. It wasn’t like that before we moved in but crime is rampant over here.

For a new apartment complex construction was poorly done. My bf noted that the shelving plastic support in the kitchen cabinets were installed UPSIDE DOWN. After a year living here our cabinets started deattaching from the wall too (see images). Maintenance was quick to make repairs but for a brand new community this should not be happening.

Also yes they have solar panels. I was told I would be saving money on the conservice bill but most months for utilities I would spend 150-200/month. I paid less at oak valley.

As I mentioned staff are friendly which is why I gave 2 star. Other than that I recommend finding another apartment complex preferably not run by manco Abbott. After reading their reviews on the better business bureau I realized I’m just one of many who had a negative experience with them. Personally I had a much better experience at oak valley and would recommend that location over this one.

The utility bill is up most of the time. Even when I had barely used my HVAC. Parking is always a hassle. And unfortunately, for someone who’s lived here for four years, I find the place has started to lose its quality. There is a cat crisis; we aren’t supposed to feed them, or you're at risk of getting kicked out. I don’t see animal control trying to come out. They repopulate every year, and it gets worse over time. Some people have left their cats here. The other thing is the rent is high; looking over things, you get the benefits of a friendly neighbor to walk to, a gym, and a pool, but the rent can rocket up, and it goes up each time you sign a new lease. My car was broken in 4x, and they stole my car registration 2x, even my hubcaps. Like wtf! Yes, they’re preventative measures, but for the most part, I’d blame it on the poor security. It would be nice to have a security person at our gates. Not just driving around profiling folks. Other than those things, the place is livable, comfortable, and convenient for folks who have jobs between Visalia and Tulare. It’s close to the 99 and can be noisy, but you get used to it. Our maintenance crew does their job, and our manager is understanding and helps people live comfortably.

It was nice living here as the houses looked pretty new and there is a pool and gym, although everything gets really dusty all the time especially cars, doors and everything in the balcony due to the dirt fields in the back. Sometimes it would smell like cows outside. Walls are thin and noisy neighbors are not a good combo.
When I moved out, almost the whole deposit was stolen by management for made-up "cleaning fees", when I left the place spotless, vacuumed, and cleaned. Not very honest management, which is a major low point for this apartment complex. Also, when I first moved in, I had to do a total clean for the whole house as there were sawdust shavings all over the kitchen, dirt on the floors and carpet, and dirty balcony and I have photos of all the dents, cracks and mistakes the building crews left behind before I moved in.

I love the spaciousness of my beautiful two bedroom apartment but it’s really noisy living on the ground floor. There may not be much if any insulation between floors. I hear the large dog walking around, plus each step the neighbors above me take. I hear when they drop things…. Our schedules don’t mesh and I’m becoming more and more tired. Their large dog jumps on the slider and barks at people passing by. I love that we can have our pets here; there is NO poop left around. Everyone is being so responsible to clean up after their pets. However, I wish there was a weight limit on the dogs and way more insulation between floors.
I’m glad I’m here, I just wish I’d chosen a second floor apartment. Eva is so nice and helpful and Jose is on top of things and helps fix things in a timely manner. I’m happy to be here.

I highly recommend living at the Riviera apartments, I only recently moved due to buying home. I lived at the property for almost 4 years and my experience was nothing but positive! The property was always well maintained, peaceful and a relaxing environment to live at. The management team always responded promptly to my requests. Moving out was a breeze! I left the apartment in good condition and was able to get most of my deposit returned to me. I can’t thank Vanessa the apartment manager enough for always taking the time to listen to my concerns. If you’re looking for a safe and comfortable place to live, Riviera is an excellent place to call home!

A really smooth transition when I was in a pinch to make something happen quickly.

Vanessa is great at her job and really makes it easy for you to complete the process. She really goes above and beyond to ensure you are comfortable and content.

So far has been very quiet and as advertised. No issues whatsoever.

If I could I would give 0 stars!
Being there from the very first day, almost 3 years, me and my now pregnant wife were forced to leave our place 2 months before the lease ended.
We got a new upstairs neighbor who is intolerable, 2 kids, dog, cats and sooo much noise all the time. Not to mention smoking weed on the balcony and loud music.
We complained at least 10 times, emailed, called, went to the managers office 4 times and even called corporate and nothing. I showed them the video recording of our neighbor washing her cats and dog litter from the balcony and all of that falling on our patio furniture and plants smelling so bad, and apparently, as they told us, there was no reasonable cause for us to leave our lease early.
So we had to pay extra month rent penalty, stayed another 30 days on top of that because thats the contract, and they were so cold towards us, their 3 years loyal residents (the new one was there 6 months and stayed even tho had multiple complaints and warnings).
They obviously only care about money, and in the last year they rented to God knows who, people stay at the pool till pass midnight, there were beer bottles all around the pool, there is no place to park, some cars have been taking the space for more than a year, have spider webs on tires and are never towed even though they promiseed they will tow them and whoever parks on the USPS spot, gate doesn’t work, security is a joke and new management is useless. I am so glad that I moved out and was going to move on but I just received the check with my deposit back and I was shocked!
We had a feeling that they will try to rip us off, so I hired the professional cleaners, payed for carpet cleaning (we are not smokers and have no pets, never wore shoes inside but we still paid) got a cleaning lady from different property management place, got the apartment spotless (have everything recorded and photos are taken) cleaned outside, cleaned garage from debris and stuff and they still charged for some fantom cleaning and I didn’t get my deposit back in full.
Now, because they are greedy, and they sent me a cleaning invoice from February, and I moved out in August, and I have everything documented, bills, videos, pictures, Im considering to sue them!
It was a torture to live there for the last 6 months and they have treated us like nothing!
No loyalty, no care for us, no help, no respect.
PLEASE DO NOT RENT THERE!
P.S. I bet they won’t even reply to me, cause they only reply to a good reviews, thats who they are…

I had such a pleasant and comfortable time living in the Riviera Apartments. The property manager (Eva) has been super courteous since we first applied, and has always been responsive and accessible. Any time we have had a maintenance request, although rare since everything is so nice and new, the staff (Jose) is very prompt in coming and fixes things on the spot. The apartment is very spacious, plenty of closet space, and front door/lights/air conditioning are all smart and can be controlled with your phone. The on-site gym, dog play area, swimming pool, and "clubhouse" (multipurpose community room with pool table and ping-pong, full kitchen, and living room with TV) are nice and well-kept. It's very quiet and comfortable throughout. It's not cheap, but given how comfortable everything has been, I can't complain.
