I lived in two units here on both sides (east/west) and these apartments are just like the projects!!! Weed smoke and loud noise all time of night, but let’s start with the office: my first move was into unit 202 D in 2021(east) and everything was not complete upon move in. I was missing a closet door and no blinds up to the laundry. I had plumbing problems where my toilet was backing up into the tub! They kept sending maintenance who couldn’t do nothing but unclog it then a few weeks later it’s backing up again. That went on for several months until finally Jessica offered to move me to the pebble creek side (3039) in 2022 which wasn’t much better. I finally was able to move after 2 years…maintenance is a joke and so is the office staff. They don’t answer the phone and have very bad attitudes; had to call corporate on several occasions just to get them to do something..PITIFUL!! Let’s not forget about the lawsuit because two residents fell through the stairs and got hurt!! This happened in 2023. Y’all might have changed the name of these apartments but that ain’t the only thing that need changing. So relieved to be gone!! Wish I could not give any stars for this review. Run away..don’t waste your time or money

I was told that I would be moving into a unit December 15th. I applied and was told I was approved. I then, dropped off all the fees and was told to expect to move in on December 18th. I have packed everything in preparation to move. This morning I called to see when I could pick up my keys and I was told that the Property Manager chose to lease the unit to someone else between Friday December 15th and Monday December 18th. I can't explain how I feel.?

Worst place I’m living with mold and my son almost feel out his window, which I got them to repair after weeks, almost into a month I was trying to get the repair done. I’ve reported my steps 3times no full repair has been done only one step has been replace when the whole thing is shaking and have broken rotten wood. My maintenance is not up to keep the maintenance men just walk around and smoke drink beers and pick up trash, air filter is always filthy, electrical problems that’s in my restroom I’ve been almost shocked by. My carpet has not been cleaned which I’ve requested upon renewal of December 2022 till now of July 2023. My air is not working properly which causing me to have a high power bill of 300-400 while paying 905 in rent. They can do better, I’ve told them my request are essential and really needed due to my son 4 years of age who has asthmatic symptoms. I just want service to be provided correctly because we are still human we live here and pay rent wether it’s late or on time you all get our money. START ANSWERING THE DAMN PHONE OR GET SOMEONE AT EACH OFFICE SIMPLE. Because it’s seems everyone in one office and still can’t answer the damn phone is crazy.

I wouldn’t recommend a dog stay here. They have a HUGE mouse problem that they try to hide. My neighbor had to buy a cat just to keep mice away & we don’t even stay near a dumpster. Literally take maintenance what feels like years to fix anything. You literally gotta act like you dying and your life in danger for them to come look at the problem and not even fix it. The manager Jessica has the worst attitude and acts like she doesn’t care about anybody but herself. The roof to the complex is caving in. It’s a mess I hate I had to give them 1 star. -0/10

DO NOT MOVE HERE! This was my worse apartment hunting experience ever. I was supposed to move into my unit in may but the date would continuously get pushed back with no one even caring to tell why. Instead when I would call to ask I would
constantly receive attitudes and told
to stop calling and have my roommate stop
coming up there from my leasing agent. I finally decided to go get my money back after not hearing anything for weeks and was asked if I was sure if I wanted my money back because I could
move in that Friday but had yet to do a walk through or get a welcome home letter. Only gave one star cause I had to. Smh. ‍♀️‍♀️

I have paid my security deposit back in December and here it is the month of march and I haven’t heard not a word from them since. I call, leave messages, emails and not one of them have responded in any form of communication. I’m starting to feel like this place robbed me of my money hopefully they’ll return my security deposit back.

DO NOT RENT FROM THIS PLACE!!! They never answer the phone, maintenance is nonexistent and they don’t care about their tenants! If there is an emergency, good luck cause they don’t seem to care if your apartment catches on fire. But God do they want their money. Doesn’t matter if they break their own lease. DO NOT COME HERE!!!

Do NOT move here! I am currently still waiting for corporate to call me. The office staff is TERRIBLE! So here’s my story. I started the process in April. It’s now about to be August! Kris gave me a unit 2 weeks ago. She changed my unit 3 days prior to the move without telling me. Alabama Power had to call and tell me that the landlord was requesting service there instead. Now today is the day that I was supposed to sign my lease but Kris called me today stating that the contractors had not even been to the newly reassigned unit and that I’d have to be wait until at least next week. She gave me the option to cancel but it’ll take them a month to refund my $400 deposit. And to add insult to injury Kris didn’t care, her response was I would like you to be happy with your move. How Kris? How can I be when I’m trying to move me and my children into our own space and y’all keep dropping the ball? Arbour Valley please get new management at this property ASAP!
