Been living here for about 4 years now, and I haven’t had a bad experience. Anytime I need maintenance they come out next day usually. There was a brief period of roaches due to an apartments living conditions below me, but they were ontop of the game and exterminated them within a couple weeks. The landlord Kent is a nice guy, straight to the point, if you don’t cause problems and pay your rent he doesn’t bother you. All in all, it’s been a good several years I plan on being here several more.

If i could give it negative star rating I would. This place is horrible for someone that pays good money to live here you can expect all of your clothes and your furniture to smell like cigarette smoke even if you don’t smoke. There are sign saying it is a smoke free apartment but that is more of a suggestion than anything literally everyone smokes in these apartments too. People are loud all hours of the day and night does not matter what time it is and the walls are paper thin you can hear other people generally talking. There was one point here the dumpster didn’t get empty for a while two months so there everyone’s trash outside of the dumpster piling up. They also were suppose to add security cameras roughly six months ago for the parking lot but haven’t seen one camera up yet. There is more problems to this apartment but I brought these up to so other people don’t need to go through this too.

This company is as crooked as they come. They leased me an apartment and sold the place before I could get my keys. They didn’t tell the new landlord that the place was infested with roaches so I was forced to move in and had to pay out of my own pocket for the Orkin man to come in and treat it. Also the bedroom window had cracks in it so flies get in during the summer. They never fixed it prior to selling it or us moving in this company is money hungry and only care about themselves. They really should be sued!!

Landlord is a complete psycho.
As soon as you tell him you are moving out, he gets plain stupid.
You pay first and last month's rent plus security deposit when you move in, but he demands you pay last month's rent again.
Plus, you pay extra for "living on a golf course".
The only good thing about the place is that they keep the yard up.

Terrible. When we finally moved out-it was the happiest day of my life. When we first moved in the apartments on Vicksburg a couple years ago, we had a bad encounter with the landlord Kent. At first, he wouldn't even tell us who he was, or his name. He would only say he was "maintenance" and we need to call our landlord. It was the other tenants that told us IT WAS HIM! That was already a dishonest start. A few months or so later, there were tenants moving out- then all of a sudden, there were manifestations of bugs (roaches) throughout the property. I had called maintenance leaving messages multiple times. It was like the more they sprayed, the MORE those things came. I started to ask what the heck were they spraying? Sugar water? Then they got to a point where they were blaming the tenants. The thing is, this was happening in TWO SEPARATE buildings of theirs. So how can you blame ALL of the tenants if the same issue happens in multiple places? This continued for a long time. We had to get out of there.
The landlord Kent, is like no other! He is so corrupt. He bams on your door like the police, and then will come in uninvitedly. One day, I was in the shower. I heard the knocking but could not make it to the door in time as again-I was in the shower! As I was rushing, and putting on my clothes, he let HIMSELF in! Are you kidding! You can do that?
There was another time where I called maintenance because of our ac unit. It went out. This time, they did call and tell me they would be there while I was at work. I got home from work, Kent did replace the unit....but used MY BATH TOWELS TO KEEP IT IN PLACE! WHAT! That's my personal stuff! What in the hot mess is happening here? When I confronted him about it- he said "how much are the towels $1? You can just buy new ones"
THAT'S YOUR EXCUSE FOR TOUCHING YOUR TENANT'S PERSONAL THINGS? ..and those towels were $4, and he used a bunch of them!
Another time, there was a leak from upstairs, that began to manifest to our bathroom ceiling. Did he fix the issue? No.. but he sure as heck repainted the ceiling, to "cover" the problem. Meanwhile paint all over my stuff! The same issue happened a couple times, and he repeated the same act.
When we finally moved out, we didnt want anything we had, because we didnt want the bugs to carry over. (Still had not been rectified) We threw everything away! In our moving process, ofcourse we let them know a month in advance. You know what happened then? The ever more ratchedness occurred. We cleaned up everything, and even painted. Washed the original curtains that were up when we moved in, and put them back up as well. I DID NOT HEAR FROM THEM UNTIL THE DAY WE WERE MOVING. I had the same number, they had never called me or anything since I sent my 30day notice in. As we were moving in our new place, I got a call saying the landlord was in our apartment that we were moving from! So they barged in unannounced when we weren't there, basically going through our stuff that we were MOVING! They told the people that called us they were causing trouble on the premises, and they were doing a "wellness check". ..but DID NOT even talk to us themselves the entire 30day process until the last day. I had to call the police. Kent lied to them( I could hear him in the background once the police got there, they called me back). He told them they had been trying to contact me, and I hadn't responded. We had been living in the same apartment the whole 30days, and were packing and cleaning- so how can you say you were trying to contact us? My number was the same, and at the time, so was the address. Then he lied and said we owed him money for rent, sewer, water, and electric. LIES! First off, ALL bills were in MY NAME, and PAID! We gave cut off dates to switch service when we moved. So any bill, would've been in my name, and the date I gave was a day AFTER we moved because I wanted to come back and vacuum as well. He then said we had unpaid trash-WE NEVER HAD A TRASH BILL! Cops still told them they'd have to notify us in advance. Glad I'm done!
