I applied for a $3.4k rental in July, and even though I showed documentation that I made $100k the first 6 months of the year AND have a 800 credit score, the realtor claimed that the broker would feel more comfortable if I had a co-signer. After running my dad’s credit (who has amazing credit and a 6-figure union job with no mortgage) the realtor said they would get back to me soon. Also, the realtor said with certainty when I met him in-person that there was room for negotiation, but as we were waiting he said the broker isn’t willing to go down any further. He said he would get back to me shortly about what the broker said.

Not only did he not get back to me, but I also see that the rental is still listed and for $3.1k. So I was neglected, lied to, and they also ran my dad’s credit and charged him an application fee only to not even look into or approve it. If only they knew I would’ve sent that down payment and first month’s rent in a heart beat, and that I am a loyal, long-term tenant who is respectful and responsible. Oh well, they’re the ones who lost out on 3 months of rent, soon it will be 4. Regardless, this wasn’t a great experience.

I had called regarding a listing I was interested in and stated on the phone that I had a family of four: 2 adults and two small children. I asked if that would be a problem and was assured it would not. I then scheduled a viewing of the home, and at the viewing, I asked again if my family size and young children would be an issue, and I was assured again that there was no issue and was encouraged to apply. After applying, I was told my family size was too large for that property. My time was wasted. It would have been nice for them to have told me that I could not rent that property before I took time off work to see the property and spent money applying. They issued a refund, but I was left with a bad impression of this company and have no intention of working with them in the future. I sincerely hope their reason for denying my application was purely due to my family size being too large and not other forms of discrimination after having seen us in person.

Had a poor experience with this company. Inquired on a home from them at $4,000/mo and asked if it had air conditioning. This was a requirement since we both work from home and have two small children. The representative confirmed it did indeed have AC, so we signed the 1yr lease. Upon moving in, we discovered there was no AC. After filing a complaint, they reach out and said they'd be willing to install AC at our expense ($5,000) but the unit would remain at the house after move out. They tried to spin it as a miscommunication, but frankly we were lied to. A series of there issues arose that weren't dealt with including flooding during Feb storms. The management company ripped down the paneling in the flooded room but never replaced it, leaving us with an embarrassing room with no walls. This remained a construction zone for several months until we moved out. We took really good care of the home, had it professionally cleaned ($600) as we had a $4k deposit. They held the deposit for 20 days and waited until the last day before finally returning. Overall, I wouldn't do business with this company for their ethics and poor customer experience. Avoid.

I was a tenant at a property managed by The Equity Company for four years, and only have the highest things to say about them. Communication with them was always easy and prompt, using their payment portal is not difficult, and all of the staff were very friendly. They actually appreciate and respect good tenants, so if you are one, they're a good company to deal with! I'd be happy to live in one of the properties they manage again in the future!

The Equity Company has been managing our rental since 2004. We have always been impressed on how responsive Andy and his team, not only to our needs, but the tenants' too. We know that they truly care. We had some landscaping improvements done in May 2020 and he made sure that our tenants and neighbors feel at ease and safe. His assistant Julie took care of all the Homeowners Association's requirements and was communicating with us and the tenants throughout the process. We could not have done it without them. In our 16 years with The Equity Company, not a single complaint from our tenants. We highly recommend The Equity Company.

Had no issue with the company until we put our 30 day notice. The constant scheduling of viewings while we were still living there was adding stress to our move out process. Our privacy felt like it was not taken into consideration nor was our schedules. Unfortunately we felt as if we were being kicked out or rushed to move out rather than a smooth move out that we expected.

The equity company has been managing 3 of my properties for the past 2 years. They have been fantastic! They always find great tenants, are fair, keep both mine and my tenants interests in mind, are incredibly responsive and are incredibly well run. They also offer the best prices anywhere and by a lot! In this time, Andy has also helped me purchase a rental property and he was top notch. He helped me navigate the process and is an excellent negotiator.
