As a first time renter I had the worst experience living here. I have officially been moved out for 2 months and have never been happier.
The tour I received was so misleading. I was shown a renovated apartment and told the other difference with my unit was that I would have a french window instead of the sliding barn door. But that it would be no carpet except for the bedroom. However, once I moved in the apartment was all carpet, and it was outdated. I had issues with roaches from the very beginning and put in multiple maintenance requests but the issues kept persisting until I purchased something from amazon and covered all the holes. They charge you a ridiculous amount of fees including HOA when the trash area was constantly overflowing and dirty. The entire complex was disgustingly dirty from people not picking up after their pets, the trash area, and just trash everywhere. The gym door wouldn’t open at times as well as packages kept going missing and when I asked to cancel the service they said I should just use another address to have my items delivered. They also charged for trash being left out and when I asked if there was a warning they said it was when the lease was signed. As well the bedroom window started leaking multiple times and I saw what appears to be black mold. They said it was fixed but that window still looks the way it does in the picture and the leaking persisted. My neighbors also constantly had issues with their pipes. Maintenance had to make a hole in my bathroom wall to fix it and I’m sure the hole was never covered.
I know they advertise low prices but you somehow ending up paying more. My base rent was about $1250 and somehow I was paying almost $1500.
Stay far far away from this place. I regretted ever moving here.

I’m new to Texas and the move in process was very quick with Lauren and she was great and has been great! Alyssia is probably one of the best office managers I have had in while. She’s been very responsive, respectful, and very helpful and understanding. I only gave it 4 stars because of the way packages are set up has nothing to with the office I know they just work here but delivery drivers aren’t suppose to leave packages on the ground there’s a note right in front of their faces but instead of following directions they just leave packages on the floor and 2 of packages came up missing . But other then that no issues and no complaints of noises or anything my neighbor are pretty cool

I have read the reviews and can honestly say I can relate to all but the roaches comment. I haven’t seen any. I suggest you look elsewhere as there rent and call so specials are not what they seem. Prior to signing the lease I asked numerous times about fees associated with the unit. I informed the young lady all was good as long as my rent didn’t NEVER EXCEEDS $1200/mth for this tiny one bedroom. She assured me the additional fees would run about an additional $110-130. Approximately $1130-1140 a month. It has been well over $1200 EVERY month. The gate has been broken since December and trash compactor fence destroyed for months. No one EVER answers the office phone, to inquire about anything you must physically drive or walk to the leasing office. Even then no one can explain has been able to explain how my rent has gone from $1039 to $1214 a month. These monthly fees are outrageous and the monthly rent is NEVER the same! Do not get stuck like I have, seek elsewhere. For $1250 I could be living in a larger unit with consistent budgeting! So unreal!!!

This is literally the worst apartment complex I have ever stayed in. Hidden fees are added every month and the HOA fees are a joke. The maintenance around the area are patch jobs at best and the dumpsters are constantly overflowing. I have never ever left my trash out in front of my door because I know how these shady places work, but guess what I still have received a charge for leaving out in front. I have proof on my front door camera. For 1700 dollars a month you would think this place would be great but sadly it’s far from it. Before renting please read these reviews and save yourself the headache from these dreadful apartments. Also AC is causing water in ceiling and everything is rotting. Light fixtures and monoxide monitors are falling from the ceiling constantly. These last few months can’t come soon enough. This place is TERRIBLE!

UPDATE** now that I have moved out this is the pictures we took before we even moved in, this was during the initial inspection and during our stay the door for the AC inside the restroom was rusting over and causing black mold to grow, multiple times we had to put in request for AC to gets fixed and time and time again it would break down during this Texas heat. Maintenance admitted to not having the budget to properly fix and that management TELLS them to do patch jobs. It helps to get to know your employees and see the displeasure they have working for you as a sinking ship. I’m almost surprised how this place stays up to code. If I could give this place a 0 I would. Even calling the leasing office daily you rarely reach someone and you can’t even leave a voicemail because the box is full. I’m sorry but this by far has been my worst experience ever!!!

Living here has been a nightmare. The building is infested with roaches and pest control only sprays in-unit if you request it each week. i have complained to management multiple times and they’re only response has been to add me to the pest control list. I’ve had them come out on a weekly basis and there has been no improvement and no further action has been taken.

Went to tour this property for my son and was so impressed! Great floor plans and so many options depending on what you want to spend! I was greeted by Lauren who was so friendly and got me started with information. I toured with Maria and she answered all of my questions and made me feel like this was a safe place for my child’s first apartment! The Brandt is definitely at the top of my list!

Warning: Do Not Move into This Community
I highly discourage anyone from moving into this apartment complex in the Irving area. Here are my reasons why:
1. Rude and Unprofessional Management: The office staff, including the manager and assistant manager, are incredibly unprofessional and disrespectful. It seems like they’re trained to treat tenants poorly. The management company itself is equally frustrating to deal with.
2. Unexpected Fees After Moving Out: Be prepared to receive an excessive bill after you move out. I was charged over $1,100, with no clear explanation or invoice provided. The office won’t respond to your emails or give any details about the charges. When I moved in, the unit was dirty, had peeling paint, and visible stains throughout—so the charges seemed especially unfair.
3. Unsafe Living Conditions: During my time living there, I heard what sounded like a gunshot, which made me feel unsafe. Also, the main gates were constantly left open, even though they charged a $75 fee for a remote and never refunded it.
4. Overpriced Water and Sewage Bills: The water and sewage bills were consistently around $120, but the charges seemed to fluctuate with no clear reason. I asked the office multiple times for an explanation, but they never gave me a satisfactory answer.
5. Frequent Water Shut-Offs: At least once or twice a month, the water would be shut off, causing major inconvenience for the residents.
In short, I wouldn’t recommend this place to anyone. The lack of transparency, poor customer service, and questionable charges make it a frustrating place to live. Please think carefully before you move in—don’t waste your money.

If I could rate lower than 1 star I would. Do not move here, they would give me $ to refer people to live here, I would talk to everyone thinking about living here and convince them not to. Started out with a month and a half of seeing/killing 20-30 cockroaches a day, the air filter hadn’t been changed in I don’t know how long, took 3 weeks to get something as simple as that completed. Cracks and water damage in the ceiling, the solution is to paint over it. They actually just painted over everything they could after the last people moved out, why clean the bottom part of the toilet when you can just paint over the filth. There were living cockroaches that had paint on them. The top of the refrigerator and actually any surface that would require a step ladder did not get properly cleaned. Our air conditioner wasn’t working properly when we moved in, took over a month and a half to fix it, bringing my electric bill in much higher than it should have been (almost $300). They will gladly tow residents cars if your parking pass isn’t updated, not sure what the tow company pays them to come into the gate late at night but it was between midnight and 2am, so they have gate code access. We have been living here 3 months and all of a sudden my rent and bills have jumped up $150 higher, their claim is now the bills are fully kicking in…..DO NOT EVER MOVE I TO THE BRANDT APARTMENTS!!
