These apartments have black mold that made me sick no one should live in theses apartments and the owners are aware. If you want to live don't move in these apartments BLACK MOLD is the Number one killer and these apartments are full of it in between the walls.

Found this while i was moving in under sink in bathroom.. The maintenance guy cover the hole with another piece of wood doing half the job... there lizard and roaches crawling out of it.. There trashs everywhere, it meth head spot in Fort Smith

When we decided to move to Fort Smith we looked into several different apartment complexes. The location was ideal for us. The application process and move in went so smoothly. Natalie and Jessica were very helpful in answering any questions we had. The few issues that we've had since moving in have been taken care of so quickly by maintenance. Having an online portal to submit requests makes getting repairs done quickly and professionally.

Location has great shopping and entertainment options, as it's nestled right next to Central mall as well as groceries and luxury shopping. All easily w/in walking or bicycling distances.
Natalie and the office ladies are absolutely some of the best ppl I have had business with and work very hard to make your stay as pleasant as possible. They will work with you if your have maintenance issues or even if you just need that extra paycheck to make rent.
The 2 years I have been here have been great and i would definitely recommend The Bluffs as a good place.

Super cool to be here I was homeless for 2 months till I found this place easy to apply got approved same day and moved in. Lady that work in the office super nice made my stay great love the apt super homey and clean.

There is a serious infestation of pests in these apartments especially roaches. There are baby roaches moving all throughout the apartment. At this point, you can attribute it to being a heavy infestation at this stage. They have the same company come out spraying the same ole' spray which does hardly nothing on the short-term or long-term end of the spectrum. Roaches throughout the year and mice in the winter. There are lots of dogs being neglected too, you'll hear barking dogs at all hours of the day and at night. There should be a weight limit for pets. Heck its borderline cruel enough keeping large dogs in a 600 sq ft space as it is. If you really wanna know what this complex is like: drive through at night. Illegal activities in great abundance.

Good place to live. Office ladys are very nice. Cops do patrols through the area. Feels like a safe place to me.
