As executor of my late stepfather’s will, I was responsible for selling his home in San Carlos. Based on a neighbor’s recommendation I contacted The Anagnostou Team and met Panos Anagnostou who guided me through the proper preparation to make the home as attractive as possible to maximize the sales price.

I had originally intended to list the home with the original interior colors and existing furnishings and artwork. Panos encouraged me to repaint the interior, remove the blinds (letting in as much light as possible), and replace the furnishings and artwork with a more contemporary staging that displayed the possibilities of the house to greater effect.

Additionally, as I live in Arizona, I needed guidance on trustworthy providers of legal (to draft an easement agreement with a neighbor), landscaping, cleaning, staging, and photography services. Panos capably negotiated clear and reasonable estimates and managed the onsite service companies. Each one completed their tasks by the deadlines Panos promised me.

Panos and I had immediately concurred on the listing price and he kept me updated on the state of the San Carlos residential market as preparations progressed. While I was in San Carlos several times during that process, I had to rely on Panos to sometimes make final decisions as we worked through our task list and I did so with utter confidence. Under his guidance my stepfather’s home was transfigured into a showcase home filled with light and promising many years of comfort for the new owner.

The house listed on a Friday and within 3 days a sale was contracted at 12.5% above list price. We were fortunate to have three motivated bidders and Panos deftly handled the offers and counteroffers (constantly conferring with me in Arizona). The final per square foot price was one of the highest I noted in my weeks of presale review of residential sales in the San Carlos area.

While Panos’ recommendation to invest in completely repainting the interior and clearing the house required significant effort from me and my siblings, I fully credit him for the 12.5% premium we received.

Panos was capable, professional, and realistic in his assessment of the selling outcomes. He was pleasant and easy to work with.

If I had additional real estate to sell in the San Carlos area, Panos Anagnostou and The Anagnostou Team would be my first, only call, to manage that sale.
