They deserve 0.
1. The landlord (james) never keeps maintenance workers because he is so rude and disrespectful.
2. Nothing ever gets done. You can personally tell the landlords (james and florence) what is wrong with your apt, they will promise you the world but nothing will change.
3. James is 2 faced. He is nice to your face but will talk to other tenants behind your back.
4. Ridiculous non refundable pet fee that literally does not get used for any damages your pet does in the apt anyway.
5. Even if you leave your apt spotless, they will nickel and dime you for anything and everything til you either break even or even owe them money.
6. You need to be a "special" tenant for james to jump through hoops for you. He is unprofessional with tenants aswell, if your a single female, I would not allow him in without another person there.

Horrible place to live under new ownership. Warning: Lead paint/poisoning!! Refused to replace my leaking garbage disposal for one year...then got black mold. They told me to replace it myself. Black mold coming through ceiling of bathroom due to leaking pipes upstairs. Water coming through my wall to my bedroom and I was never notified by them of a problem. Also pest problem...mice! Left without AC for 2-4 weeks in middle of summer. Also office/landlord doesn't give notice to enter your home. No playground for kids and no bike racks. Change rules and rent without notice. Horrible maintance and management!!! Wouldn't suggest moving here!!

They are ok. Maintenance takes for ever to fix stuff, they made my sister wait for a new stove said they ordered a new one a month later they took one out of a old apartment and brought it over. Much better when Mike Lacher was head maintenance stuff got done and fixed.

They raised the rent prices about $100. Low cost housing, so living is the same. They had cockroaches, but use an exterminator. Neighbors can be an issue.

6 months and still waiting for a deposit owed to me and they wont even respond to my messages anymore after months of the run around ...so im going to push this until i get the money owed to me and i will not stop ...per illinois law the have 30 days to show why or if they need to keep deposit and i was sent nothing and if they dont send it they have 45 days to pay .. ...look up laws its in there ...but the reason we moved as they refused to fix anything at all..i have the time and date stamped photos to prove it as well ...so we had enough and moved and per the lease we could move at any time we wished with out having to pay any thing further ....so i say dont rent from them as these issues im telling you are a fact ...but it is your choice as you have been warned ..hope everyone has a great day
