Please read all the reviews from the people that have used this company to rent from before you decide to use them. I see many unfavorable reviews and yet every single one of them gets called out as liars by Sun Realty. If it were one person "lying" you might pass it off, but please think twice before renting from them. If you do decide to move forward make sure you video (not just pictures) of the ENTIRE house & property prior to move in so when they keep half of your deposit over some things that were already messed up you will have proof. I never thought I would need to take pictures of the toilet seat (that was already damaged, but claimed was us that did it) & no need to mop the floor because it won't be good enough. Also if they need to mail you anything later they'll charge $30 for a manilla envelop & 4 stamps. Best that you just keep walking past this company.

Had a water leak in the master bathroom and took several times to get them out to repair it. I had to clean the carpet in the master bedroom from water leaking through the wall. The leaking bathroom faucet still had not been repaired once our lease expired in the guest bathroom. There is no storm door on the backdoor, and the framing was rotten upon move in. Water gushed in the door every time it rained. It was finally repaired a couple of months prior to our lease expiration. Also,spot-on ceiling from water damage not repaired. Also, air filter to HVAC dirty upon move in.

By far the worst experience I had with a rental company. Unit full of roaches management response? You are responsible for inside fumigation we only take care of the fumigation outside your unit.
Refrigerator half working condition missing shelves icemaker not working.... management took almost a year to replace one shelf.
Stove ... eye stove no working put work order took them more than 3 weeks to come check it and said it's working again..
My refund money was almost 300 dollars short because they decided to charge me for all the things that went wrong and , I've complained about it and they barely fixed, it took them almost moth lato fix the problem or they never fixed. Do not rent from SUN REALTY they love to take your money but never put money to fix their units ...any untruful reponse to this review will be held legally liable

**UPDATE , as expected the lady answering my review which by the way the only 1 time I spoke to her she was the most rude unwelcoming personI have ever dealt with, deny my allegations, but I have everything documented with pictures emails and dates . I’m not lying This place needs a new administration who is honest, have people skills but mostly one that is not just about the money, but also taking care of the units and complaints in a timely fashion. The place where I live now is a 5 star compare to this poorly maintained property. Any issues I have are resolved immediately . Unlike the experience I had with the sun realty management. I’d I could I give them 0 stars after 2 years of ending my lease there I still regret ever giving them my business!! Because it was a business transaction we’re I not only ended up losing money, but had to live an a stressful unsafe environment

No I legally walked away from the lease using your own terms regarding damage from an ..”act of god”, because the home was no longer inhabitable due to the two trees that landed on the apartment and the massive amount of water intrusion from hurricane Sally. Your own maintenance man told me my daughter who has asthma would have to find a place to stay because of the mold growth on all surfaces of the house. I did everything by the book. Try again. Stay away from this business, had literally zero good interactions with these people.

So far they argue with me on roof being ok on a new buid with shingles falling off. Appliances where not working when I moved in there porthole doesn't work correctly they are trying to get me to pay the bill because it tried to take same payment twice even though first one went through. Now called me as if I should pay it. Also new garbage disposal can't get fixed along with roof and all other problems they didn't find in walk through. Now arguing with me like it's my fault. 100% paid.

0 STARS and don’t deserve that!!!! We rented through this company for 4 years we came home from a cruise and air conditioner was out bring it was extremely HOT summer time and on a weekend we the office wasn’t open so we called and got someone to come fix the A/C paid for it out of pocket which they refused to reimburse us for because they said “we didn’t get it approved by them first”! The next time the air went out...again HOT summer time we were without air for almost 2 weeks....waiting for them to get it fixed....miserable!!!! Built in microwave went out 3 weeks to replace...not a big deal unless you happen to have a child with disabilities that has to fix and warm up food!! Then the refrigerator quit it took over a month for them to replace the refrigerator!!! Now all that being said I understand that realty companies work for the owners but they also should lookout for their tenants! The owners we had WOULD NOT have lived in these conditions but he expected us to and Sun Realty did nothing about it!! So after all we put into the property which we didn’t expect any reimbursement or compensation for (we were just taking care of it as if it were ours) then with not even 30 days notice they wanted a rent increase of $400/mo. So we offered to buy the property but they wouldn’t negotiate on price so we were forced to move and since it was such short notice I told them they could keep full security deposit for last months rent which they still turned and sued us for when we were not even under a lease at the time!!!

MAKE SURE YOU READ ALL FINE PRINT!!!!
We recently had to move out of our rental due to no space, small 2 bedroom home with 3 kids plus my husband and I. We had to break our lease agreement due to us buying our own home. We had to pay so much money to get out of our lease. It was very stressful especially with having 3 small children.
Make sure you have a Lawyer read over the lease agreement and go over it with you, to make sure you don’t get any surprises, before signing any paperwork.

As a rentor, If you stick to your lease agreement you will have no issues with them. Sweet ladies and gentlemen, strictly buisness and kind words. Almost always came quick to any service calls we needed, and always seemed understanding with us when it came to repairs. Also were awesome about our deposit afterwards, ofcourse you have to take care of your rental & clean & repair any damages. If they had something else in my market Id come back!
