My experience with Summer real estate was extremely negative. Despite the initial positive impression from the lady showing me the properties, the application process was archaic and required a paper copy to be sent via FedEx. While they collected all necessary documents promptly, communication ceased once they had everything. I had to relentlessly follow up with them to receive any updates. In the end, I received a voice note stating that my application was denied without any explanation. They even sent me an email with an attachment for a home I didn't apply for. Their unprofessional behavior is the reason for their low ratings, and I strongly advise others to avoid them at all costs.

Very rude over the phone I called to see about being denied an application the lady said she “wasn’t required to tell me that information and just accept the fact it was denied” That was super unprofessional to me. I had called and left a voicemail but never heard back which is why I called the second time and that was the response I got. I was just trying to see what requirement we didn’t meet since we gave them the application fee and they say you can use it for different places up to 6 months, it would be nice to know what we don’t meet before continuing applying and get denied for unknown reasons. When told she couldn’t give me reasons for denial because I was 1/3 on the same application I asked if we could individually call and be told what criteria wasn’t met and was again told to “accept the fact we were denied.” I’m not upset about not getting that specific rental but it would be helpful to know why for any rental in the future.

Waste of time. If you have little to no credit then don’t even waste any time on these people. I spoke to someone on the phone regarding having no credit and was told it wouldn’t be an issue as long as i have a co-signed. My dad was generous enough to lend a hand in that but after we gave them everything including the $50 for me and my boyfriend, we waited and heard NOTHING. Finally I decided to give them a call to ask for updates and the lady was completely rude! She said that the owner wasn’t comfortable with the two of us because we have no credit or rental history. Apparently the co-signature meant absolutely nothing either. We’re 19, and 20, obviously we’re not going to have much. How am I supposed to build up rental history if no one lets you in without it?! I’m definitely staying clear of this place and I encourage you all to do the same. Save yourself the $25/50 AND the time.

They take application fee's for so many people knowing they will never rent to them. My mother filled out an application and gave the fee, they showed us the house and we heard nothing, 1week, two weeks, finally third week I called and they never returned my call. I went into the office to ask about her application. I was told, well we could tell you and your mom are smokers and we have a no smoking policy.
That house sat vacant for at least another 45 days.

I was so angry. I asked for fee to be returned and then I demanded it. They handed me back her money.

So this review is based on the experience of trying to start the process of renting with this company/based on the first appointment.I made an appointment with this rental company over two weeks ago and my first impression was good. They were friendly and I thought it was a good option. However fast forward to the appointment date itself and then I noticed they were not there so I called them to see where the realtor person was. I was told that appointment was for a different time as originally told..Ok fine… as we waited at the property for 30 more mins the realtor showed up at 11.. that was a good sign we thought.. however as the person showed up she looked like she was not happy to be there at. She barely greeted us and said “come on in” as we did. She was weirdly quiet and didn’t really show us the place like we thought. So we took it upon ourselves to look around. The property was decent and checked some of our boxes off that we looked for.She asked us if we were in a hurry to move and we answered politely we are starting to look. She laughed and said “it doesn’t sound like your interested”. I was taken back by this and kinda disappointed in the process. I’m used to people who are warm and welcoming when it comes to renting/buying. She was sad to say neither. So she said that we can apply online or quickly showed us the application she had in her hand. The feeling overall was pretty bizarre and I feel like she didn’t take us seriously. I just urge caution with this company (even though I tried to get pass the negative reviews mentioned here and on Yelp) and possibly look elsewhere. I gave this rating based on the website mainly and less the people who showed the place.

Don't waste your time trying to rent from them. We were looking to rent a house that allowed dogs. We were upfront about having two dogs knowing it can be an issue renting. We found a house we were interested in and were told dogs are OK. As soon as we paid the non refundable fee we received a call stating that dogs aren't allowed and that we should have told them. They also ran a hard credit check for a rental. There is absolutely no reason for a hard credit check to rent a house. This place is a joke. Stay far, far away. Save your time, money and credit score.

My girlfriend and I just moved out after a six month lease (the owner of the property wanted to put the place on the market, or we would've stayed longer). Despite all the negative reviews here, I honestly found Summers very pleasant to work with.

+ They were very accommodating when we wanted to move in quickly
+ They didn't sweat the small stuff -- I was a few days late on a payment or two but explained my situation and was not charged late fees.
+ The move out process was easy and issue free. The cleaning guidelines were clear. We hit all the items on the list and got our full deposit returned without any fuss.
+ Great staff at the office. Everyone was amiable and pleasant to talk with.

- Some of the lights were out when we moved in, and there were a couple spots in the kitchen that got missed when the place was cleaned before we moved in.

I can't really comment as to the responsiveness or the quality of the maintenance work, since we never had any problems with the place that required it.

Overall: Highly recommended!

We were late on a payment because our entire house was under quarantine with covid. We pay with cashier check. Couldn't go to the bank to get the check with everyone contaminated. They threatened to evict us in 3 days (while we were still quarantined) if we didnt produce the check. Lets contaminate the world Summers. For such a pleasant name the woman who owns/operates this business is completely diluted with power. Ive lived across this country in houses and apartments with some of the worst slum lords you could imagine. This woman was less understanding. Horrible human.
