My family and I recently stayed at Romar Place 905. The parking passes are not included in rental fees and cost an additional $36 per vehicle. The unit was barely "cleaned." The commode had mold and the tub had soap scum. I had to buy cleaning products to clean myself before using the bathroom. The floors and rugs were so grimy, you couldn't walk barefooted in the unit. The hot water heater is only 40 or 50 gallons, so if there's more than 3 people that need to take a shower (3 room/2bath condo), someone is taking a cold shower. The bed in the master bedroom was horrible. The bed is being supported by bricks and the mattress was so uneven and lumpy, I woke up every morning with back pain. The whole thing needs to my thrown in the dumpster. My family rents from Sugar Sands almost every year, but their quality has deteriorated. I will be looking elsewhere to book a condo next time.

Experience could have been better. Warned several times about their "sand policy" even though you are renting a beachfront rental only to find my master bedroom covered in sand as well as one of the palm chairs. They said they would send someone to clean but no one showed up. The master bath also had the toilet paper holder ripped off the wall and not replaced.

More audacious is the fact that they asked me to leave an Airbnb review and then when I emailed for a followup I never got a reply. Communication just ceased.

STAY AWAY!!! We had two units at sugar beach
116 and 104, they were so dirty my wife and mother in law had to clean the rooms. As you can see the mold on the tv stand, we were told by the manger Bobby that he would come get the TV stand that was covered in mold but he never did. We also were told by the manager Bobby that he would bring another TV to 116 because the TV we had kept going off while watching, well they brought the TV but it was just dropped off in the box expecting us to install it, well that isn’t our job. I watched my wife clean dirt and mold off furniture toothpaste off the mirrors and sink that wasn’t ours this place was so dirty if we would had been able to get our money back we would have. We paid cash stupid on our part, if we would have paid with our credit cards we would have gotten every cent back and left! My father in law has a lung condition and the mold in there room was so bad he is now sick. You people should be ashamed of yourselves for not taking care of the issues when brought to your attention. We have stayed at Fish camps cleaner then this place. The pictures of the pillows are the ones they thought we should sleep on!! Yuck ? DO NOT BOOK!!!

We booked a vacation rental with Sugar Sands in July 2023 for May 2024. Last week I received a call that the reservation had to be canceled due to a leak. No details. Just a leak and they don’t think it will be ready by the end of May. No apologies. Just basically this is what’s happening and we have no other rentals to put you in. Being the start of summer and memorial weekend, it’s not easy to find something which is why we booked almost a year in advance. They offered my deposit back and nothing else. No discount for a future stay, which I would think is the norm. Nothing. I understand things like this happen but I was not impressed with the way the situation was handled. Not only do we have to pay a TON more for a rental being last minute, there isn’t much out there to choose from. So thank you for nothing Sugar Sands.

We book thru Sugar Sands each year for our spring break stays at Tradewinds in Orange Beach. I like the personal connection you get with them being a small local management company rather than the giant groups that seem to manage most of the beach. When you call or stop in they greet you like a friend rather than a tourist and being locals they can answer any questions you can think of. They manage our favorite lodging on the beach and we will continue to use them year after year for every trip!

Not happy at all. House was not clean when we arrived. Splatters on walls, dirty AC filter; very dirty AC filter cover, cabinets and doors, including door jams filled with dust. Should’ve been deep cleaned prior to our arrival but was told that it was a popular place and they just didn’t have time to clean. But we can come now, with you there, to do it. NO. I had to clean before the rest of my family arrived so they wouldn’t see what I saw. Disgusting.

We are staying have been staying in a condo rented from these fantastic people and cannot say enough about how great it is! This is our first time renting condo instead of hotel, we LOVE it! The unit was VERY clean, the convenience of being on the beach and right on the gulf is amazing! The complex might be a tad dated but that is expected, the amazing unit and the super friendly staff make this a must and we actually want to stay longer and come back to this exact place as soon as we can. Horrible experience working with them! They were unprofessional & rude. We were downsized from a 3 bed/3 bath/single family home with private pool, to a tiny 1-bed condo (their choice to move us due to horrible conditions, not something we asked for). After our stay, I thanked them for moving us, said I knew the poor condition of both rental units was out of their control, & listed several items they should address before the next renter arrives. However, they should have known & disclosed to us that there was a HUGE condo being constructed next door as well as a strip of smaller condos, with banging starting at 8 a.m. daily. I've checked & they still don't disclose this to renters.

Regardless of issues, I only ever asked for correct credit for difference in what we paid for 1st rental vs cost of rental they moved us to. Before agreeing to be moved, I took a screenshot of total cost of unit for nights we were there, including all taxes, cleaning, insurance, & parking fees, & agent agreed to credit difference (I shared screenshot with them later). They also offered a full refund, but because we appreciated that agent was trying to help us, we instead chose to continue working with them. I doubt I'd have ever received full refund anyway.

I remained very patient for >1.5 months after trip to give them opportunity to respond to my 2 emails asking for the correct credit for downgrade. After no response, I called. They were very rude & dismissive but assured me they would investigate why I didn't receive a reply & would call me back the next day. Instead, the desk supervisor sent me a long, ugly email that outlined a fictitious account of my experience. I replied that I would like the opportunity to verbally discuss with her what really transpired & that I’d like her to also forward my email to the owner of Sugar Sands to see if he is equally as dismissive about my concerns. I never heard back & haven’t received proper credit.
