A bunch of crooks ... stay away...!
I was a tenant at Stony Hill. When my lease was up, I put in my notice to vacant 60 days in advance. Months later, they reported my account to collection agency because I still owe one month rent as "I did not satisfy the 30 days notice requirement." I emailed and called Stony Hill management office repeatedly to provide documentation to prove that I did, in fact, satisfy the 30 days notice period and I did not owe them any rent payment. Management was not very responsive to my email or calls. When I was finally able spoke to somebody, they told me to call a corporate lady, Sharlene, who handled collections. I called Sharlene but she completely denied responsibility and accountability then hung up on me. I then called Stony Hill office back and was able to talk to the property manager, Paul, only for him to tell me to call the collection agency. This is very furstrating because everytime I called, they told me to call different people. On top of that, they rarely answer their phones or emails.
They need to be held accountable!

The maintenance team is horrible they never fix things they just say they Do. You will have to put in several work orders for the same thing and when they come they leave your place a mess. Muddy footprints, they use ur good towels to clean plumbing sludge, etc. And snow removal is horrible. They don't shovel the sidewalks or any walkways, they don't salt,they just do the bare minimum and plow the lot. Laundry rooms are filthy and my neighbor had her car broken into overnight. Stay far away

We’ve been living here since 2014-2018 place is okay but the laundry room Was always sketchy.
Since I’ve been here I’ve always seen cops in the area. Peoples cars getting broken into including mine and my wife’s car. Then I had my car illegally towed by the lady at the front desk Ms Christine.
She got my car towed illegally and I’ve never seen my car again.

Not a good place to live in especially if you are black. I had a service dog that was a pitbull mix and was threatened to be evicted even though I provided all the right documentation. Yet a white family here has a full breed pitbull and I see them happily walk their dog each day.

(855)HAUL-YOU. I am local to this place and often do Moving Labor Jobs. The clients get a local U-Haul from A nice Girl Named Crystal at the U haul. The grounds are well kept. The ground keepers are extremely nice. One client locked there keys in the apartment during the move and they were really nice about it. Office ladies are really nice too. I never knew they had a 3 bedroom apartment there. I was sweet looking. Best part about this place is its right next to the RT 18 and Parkway North-South Exits. Its also a 5 minute drive to long branch beaches, 15 with summer traffic. Great place to live especially for singles.

I highly recommend you renting ANYWHERE ELSE , BUT THIS PLACE!!!!! I have been here since 2017 but I have FINALLY DECIDED TO PACK MY THINGS AND GO!

For 1.

A 1 bedroom here is overpriced but rented out for 899 IF you are approved for subsidized rent. There is no way a 1 bedroom here is worth paying 1300 + for.

You have ENORMOUS spiders and bugs that crawl through the spaces of your doors and in the air conditions & the maintenance people refuse to repair the door with a simple slider to prevent this issue. The basement is crowded with bugs and there doesn’t seem to be any urgency to exterminate.
All of the staff here is extremely rude!

I went into the office to speak with Christine (the property manager) to give my 30 day notice 45 days before my actual move out date & I asked if we could speak about prorating the rent because the apartment will be vacant after the 15th of nov. she became very defensive and started to raise her voice and explain to me what her version of 30 calendar days was. Not to mention I had my 2 year old daughter present while she raised her voice and displayed angry body language. She remained irate even when I politely asked her to lower her voice because of my child. She is extremely rude! & I wouldn’t recommend anyone living here because YOU WILL HAVE TO DEAL WITH HER. I can mention how terrible maintenance is and their urgency with repairs but I think the best explanation is this place is HORRIBLE!
They threaten you every chance they get with legal action. Send letters with false accusations. Oh and I left my grill out on the back porch to get something from the store to cook ! & when I returned my grill was in the garbage with no explanation and no replacement.

I specifically asked Christine how the crime rate was and has there been any complaints about the neighbors & she told both me and my boyfriend NO.
Summer came around and every night just about and sometimes even in the morning there was a group of men hanging out by the dumpsters shooting dice and drinking. I mean what kind of environment is this for A CHILD! & I have a two year old and I see other children running around here. I am seriously relocating this month all because the staff is full of lies ! & full of unreasonable threats !
Trust me if you have issues with BUGS ! Don’t even consider this place ! They only send an exterminator every other Friday if requested ! I have requested multiple times for an exterminator to come and no one ever showed ! I was lied to upon moving in about the previous tenant. I was told by my upstairs neighbor that the tenant before me had this apartment infested with roaches and it literally took them nearly 6 months to renovate this place ! Because of how it was previously maintained ! This made me sick! But no one again showed any URGENCY to give me a piece of mind. I could literally go on and on about my experience here!

If you have a choice to move ANYWHERE else, do it! I moved into my apartment in September to find the tenant beneath me was a hoarder, and because they allowed her to live there my apartment got ROACHES. I have a 7 month old son and I've been dealing with roaches for months. I had to stop using his expensive bottle maker because the roaches would crawl into it. The complex will only send pest control once a week and it literally has not helped at all. After multiple months they finally kicked the tenant out. Now they are renovating the one below, and let me tell you the workers and people they hire to do the job are beyond disrespectful. They slam the doors constantly making it impossible for my son to sleep or relax. Did I mention, it's taking them multiple weeks to complete this project, and they begin every morning at 9am until 5pm, which wouldn't matter to most, but I work overnights so I DO NOT get to sleep because of them slamming the door every hour. Furthermore, the crime rate in this complex is terrible. I haven't even been here a year and multiple apartments were robbed and a man was stabbed! On top of it, these workers who are renovating decided to TIE the door open, and LEAVE it open when they are done. With the crime rate in this area that's an ridiculous act KNOWING there is a small child upstairs. I never minded how much rent was, until all these problems came into play. You will be paying well over a grand for a one bedroom apartment, which in NJ isn't terrible, but with all the other issues involved, the apartment is NOT worth the price. As soon as my lease is up we are running for the hills and I hope to anyone reading this that you look elsewhere, because you will be miserable.
