Welcome to drama community, where we have fights, yelling, and cops around 24/7. The houses are old, and moldy and if you tell leasing office they will simply ignore you. People that work in the leasing office have such a bad attitude especially Mani. Even the property manager Blaze lacks customer service skills and doesn’t do his job.

This property is being handled by a team of incompetent people. Flooding in our area of the apartment have been a problem for years. After the rain or whenever their sprinklers that doesnt work well and is just like a faucet that shoots the water up in the air. After a series of complains and a series of “waiting from our landscaper” answers, still no resolution. The four apartments that are by this flooded area collectively pays more than 8k dollars a month. Yet the very incompetent managers are still waiting for an accident to happen before they will start doing something.

I have lived here for 2.5 years now. I've read all the reviews and agree with both the good and bad.

Pros: Beautiful surrounding area, hiking trails just outside the complex, nice landscaping, decent sized backyard patio area, and maintenance has always responded to my issues promptly. Also fairly affordable rent for south orange county. They are also lenient enough if you are a little late on making your monthly payment ($35 late fee isn't gouging). Newly surfaced and lit tennis court, pet friendly neighborhood, and affordable utilities.

Cons: Constant plumbing issues- I've found neighbors gray water in my tub, neighbor's food waste in my sink, and there is always a puddle of water outside my front door. My father's portrait from when he was a young kid (hand painted from the 60's was completely ruined from water damage from inside the closet walls). Cottage cheese ceilings and nasty washer/dryer machines that cost $3 a load! You cannot change the blinds or curtains, or make any upgrades whatsoever (I'd love to replace the nasty vanity and bath tub). Outdated appliances in the kitchen as well. My dishwasher is horrible, I have to hand wash everything. I had to buy my own fridge (which was fine with me since I doubt they'd supply a nice one). My neighbors have domestic abuse calls every other month and the cops visit our community in full force regularly. Blaze the manager can be rude (but Mani has always been respectful). And last, but certainly not least (my number one pet peeve in fact) is the amount of mosquitos during the summer months. I cannot sit outside and enjoy by patio without getting bit multiple times. If I leave my slider open they come in and bite me in my own home. I HATE mosquitos!!!

Wonderful place to flush your money down the toilet. Leasing office simply ignores maintenance requests and then cites you for not maintaining the property. Incredibly rude staff.

Spring Lakes is THE WORST apartment community I have ever had the displeasure to reside at due to the incompetence of the leasing office staff. My balcony has had water damage for over 5 months now and it still has not been repaired. Due to the leasing office's lack of action, there is now a hole in my balcony floor. I even had to get Code Enforcement involved in order to get the Property Manager to submit a building permit for repairs (and it is still not clear if he has submitted it). Unless you want to waste your time and you love to experience unnecessary stress, then definitely avoid this place like the plague.

PLEASE READ BEFORE LEASING. I moved in 07/07/2023 and I still do not have Wi-Fi in my unit and am still having an ongoing back and forth with Cox and Spring Lakes on a resolution. Two technicians have been over and am working on scheduling a third one to come in to see if they can assist. It has been close to 6 months. The Cox escalations rep mentioned that since this property is older, about ALL units need to be re-wired soon. I am working from home twice a week and am attending my masters program and I have been having to use Hotspot off my phone to connect to the internet. They don't check for this before you move in or let you know. I thought I'd share my experience with you. Second, homelessness is a problem, but specifically in this property. When I first moved in, my wife and I noticed there were people staying in cars, but it was not a big deal. Recently, over the past 2-3 months, non-residents have been hanging out in the laundry area and around the property. This is due to the availability of shower heads in common areas and the laundry rooms doors not closing properly. I have had to come home multiple times because my wife has to change the loads, but there are guys there washing their clothes . On 11/22/2023 I was far from home when a man clearly on substances was blocking the walkway to our door and in front of the laundry room. Thankfully the manager answered my wifes phone call and came to assist her and escort him away from the area. I say thankfully because I had already had conversations with this about them and they disregarded me saying to call the Sheriff's office or Patrol. Keep in mind Patrol only comes once a day at 10PM. If you still decide to move here. Be prepared to leave a ton of voicemails and send them emails because they are almost never available to take a phone call or speak to you in person. Today, after waiting 7 days for a response from the manager in regards to my lease break, he completely disregarded me again after mentioning he was going to talk to the Regional Manager about this. For the money they charge for rents here, you are better off trying a different community down the street that does not belong to this property management company.

Heather, the property manager, was extremely kind & understanding. She definitely went out of her way to help my husband & I during the leasing process. Very thorough, made sure everything was in order, working properly, & clean before we moved in. It's a very quiet, peaceful community. Very spacious units, but also feels very homey. I have raved to my friends and family about what a great place this is. We got a welcome home card personally filled out by Heather in our door a couple days after move in too. I would recommend this place to anyone looking for a good apartment. Two thumbs up!

UPDATED REVIEW:

Took several months to resolve dispute about move out statement, but with the help of corporate I was able to have my questions and concerns answered.

My year-long residency at this apartment complex was full of difficulties with office staff and lack of clear communication. I was never made aware prior to move in that the unit did not come with a refrigerator. It wasn’t until I had opened the door with the assistant manager on the first day of residency did he mention “oh do you need a fridge”…..seriously? This resulted in three weeks without a fridge before a rental company could provide one. Another instance was when they changed the locks to the laundry mat without notice to residents. Another issue was poor workmanship by apartment complex for work done to unit. Which led to numerous visits and charges from Cox to resolve internet issues.

Honestly, I appreciate all the help at the corporate level, but I still would not recommend this apartment complex.
