5 star is ONLY for the superintendent Julian G. Julian is a great person, always been friendly and helpful and his repairs for the apartment are quick and done correctly. His passion for his job is a true testament on how he cares for the building.
My only wish is that management Spaxel steps up takes the building serious when addressing issues. Also I really hope Spaxel takes good care of Julian. We will miss him.

This is the worst property management in history, you pay your rent in full and have to be begging these people to turn on the heat all the time. They do not care only about receiving their money. I would suggest to stay away from any property they own DO NOT RENT FROM THEM, it is always a problem with heat, garbage, camera issues hot water cold water. It is always something I cannot wait to move and never have anything to do with them worst company I have ever been with stay away!

Spaxel is the biggest f’n joke of a company that I’ve ever dealt with. Spend the extra money to not rent through them as they will leave you hanging for months for any small request. You won’t have hot water for months and then still be expected to pay rent. The units don’t have fire extinguishers. There are rats around the buildings bcuz people leave their trash wherever.

If I can’t rate -0 I would . I rented an apartment signed my lease , upon moving in on my move in date there was no water nor heat. When I went to the management office for help the back office basically stated no one was able to assist due to everyone being off and hung up the call . These people are heartless and please be aware. My two children and I were left without an apartment.

Update-- They sold my building to another management company who is wayyy more efficient, technology advanced, and responsive. Overall, my review of this company is that they are concerned only about you paying rent. In terms of caring about tenants concerns, especially since majority of tenants are minorities, they are not as efficient regarding maintenance, extermination, technology, and responsiveness. If they are your building owner you will only get resolve by going on-site or calling your city.

I personally haven't but have seen many tenants and city inspections while they were owners. I still don't change that most of the team presents friendly (except the legal department). My building technically is no longer associated with company.

---Most of the team are very friendly. The building / apartment are ok, in terms of size and location. They do need a lot of work.

I’m a resident at one of their “luxury”’units and just had the WORST experience of my life. i’ve had a lot of turmoil with them over the years but this was the worst. Two police officers came to my door accusing me of stealing packages after saying they saw a video that was “choppy” that showed me grabbing one package, but then another was gone: They then saw the complete video after speaking to me and came to apologize. My apartment number was given to them by the super Anjelo without any confirmation that I had stole said package. My neighbor asked me to go get her package because this building is full of THIEVES. I’ve had PLENTY stolen with nothing done by it by spaxel. In an effort to be neighborly and try to find a solution to package theft by helping one another out (when requested) i was harassed. I’ve never had any encounter with the police. That was extremely scary for me. I’m still crying while writing this and the incident was a whole three hours ago. SHAME ON YALL. RENT IS RAISED4% ANNUALLY on a unit advertised as luxury and we can’t even have proper package holding AND our personal information is at risk being that it can be given out. I’ve also been telling them my mailbox has been broken for six months. literally doesn’t lock. they can send the cops for that but if my mail goes missing, nobody will be able to help. it’s disgusting how yall are treating tenants. will be putting in a formal harassment charge.

My experience at this place was good for a number of years. I live in Atlanta Georgia. Since spaxel took over, There has been a slow and steady downward slide in quality and service. This year I’ve had two infestations mice and chipmunks.-Chipmunks can carry the plague. They were slow to act-They were a quick when it came to the black mold. In spite of having two infestations, black mold, And no AC for a month and a half in the middle of summer, Spaxel Refused to reduce my rate by even one penny. Pathetic, Melodramatic, Uncommunicative, An unresponsive, I happened to see a chipmunk just this morning downstairs. So they are back. I learned to lower my expectations. Personally, I would avoid Both Spaxel and Their properties.

I would like to pass on little advice for anyone looking to rent with this company to consider renting somewhere else. Customer service is like a 2 or 3 depending on you who are speaking with. Getting maintenance to come to fix any issues from fixing a light, heaters, water damage, paint peeling, and parking etc. They don't have the man power to get to you even after you have completed a work order for months. But will take you to court in a quick second for missing a month's rent. Best option to always report them to the city for neglect to maintain 💯. P.s. Look out around the holidays for water outage without any notice and can't get anyone to help you. 🙃
