Poor communication skills, fake advertising to lure clients, they don't pay commission to real estate agents that bring clients, and not to mention, you have to call them at least 10 times before they answer the phone.

Although I am sure I was not Nivaldo's favorite client, I have only the favorable comments to report about Nivaldo and his entire staff at South Florida Investments. Communication with Nivaldo and his staff was paramount. When he said he'd call me in two months, he called in two months. His communication style overall was always efficient, professional but friendly, respectful, and courteous. When it came time to sell my property, he and his staff had it sold through their highly regarded network within two days! It lifted a huge worry off my shoulders. I can say from my personal experience of working with Nivaldo over the past 3 months, he is truly a Rock Star! And trust me, I am tough and do not give away complements freely. Nivaldo, and his staff, have proven to be quintessential real estate professionals in Miami Beach. I first learned about Nivaldo, after seeing his flyers in my building, and receiving his monthly mailings with described market conditions, sales and rentals in my building. Since he was consistently selling units in my building, I knew I had to keep him in my for the future. Well, several years later, here we are, needing to sell. I first contacted Nivaldo in December and he came out and took at look at my condo. After talking to two other realtors from very reputable firms, and based upon what Nivaldo said during our walk through, I decided to go with him. A week later a professional photographer came and took photos. He was ready to move forward with his vision for selling my condo. He began with creating and implementing his proven advertising campaign. After deciding not to put my condo on the Market in January, I contacted Nivaldo again in late March (2023). He was just as eager to work with me as he had been in December. He heard everything I had to say, including the difficult conditions I was working under. He not only heard what I said, but he gave me confidence when he said, now we need to find a buyer who can accept your conditions. He said it with such confidence, enthusiasm and positivity, that it made me smile (over the phone). I knew it would be very difficult, if not impossible, to find a buyer. However, he and his staff quickly prepared and sent the Realtor Sales Agreement, and my condo went on the Market right away. Immediately appointments were made to show my condo. It was within 36 hours (no joke) after my condo went on the Market that Nivaldo called me to say he had found a buyer with an offer! I smile and was absolutely shocked! I couldn’t wait to hear the news. I knew Nivaldo was well respected as a realtor for selling units in my building, but I never expected this. Within what seemed like minutes, the contract was prepared and signed by me and the buyer! I believe that Nivaldo’s biggest strength as a realtor is his ability to build relationships with people (I.e., trust, respect and credibility), and his communications skills. I believe he has built a very strong network of professionals and potential buyers, and he knows just who to go to in order to get a place sold quickly. Several days have already passed, and I’m still blown away, and feeling ecstatic, by how quickly Nivaldo found a buyer and negotiated a contract! The best part is, he negotiated with the buyer to eventually get an agreement that was thousands of dollars above where I was expecting to sell my place. Trust me! And, I am extremely critical when it comes to people, especially what others call the real estate jackals. Nivaldo is a Rock Star! He has the knowledge and experience of the real estate market conditions, he has excellent communications skills (I.e., he “actively listens” attentively and expresses himself confidently). He also has a very high level of emotional intelligence (and I’ve tested many senior executives in Fortune 500 companies to know). Nivaldo has a special talent and ability to deliver with exceptional results. He didn’t make empty promises, and not do the work. He proved to me that he takes the initiative, and goes above and beyond, by getting my condo to contract, which he did very quickly! Nivaldo also has the personal qualities and characteristics of someone I needed. Not just another pretty face in a suit, or a real estate salesperson who is a slick, fast-talking “used car salesman,” or someone who hid behind a brand name firm, he know how to quickly connect and build a working relationship based upon trust, respect and credibility. I cannot say enough about Nivaldo, and his staff, to do the work and make the sale! (I’ll be reading his book when it is published).
