Three years ago, I made a decision to move to Sydney, Australia, but I didn’t want to sell my Bedminster condo given the real estate market at the time. Instead, I wanted to lease it, but I needed peace of mind about its maintenance, and I needed someone local for my tenant to contact if there were issues. I looked at other “full-service” property management firms as well, but I felt at the time that I needed to know and trust my property manager. I couldn’t be more pleased with my decision to engage Somerset Hills Property Management.

SHPM has treated my condo like it’s their own property, and they have developed a good relationship with my tenant. I have never had a complaint from my tenant about Joan or her contractors. Whenever there’s an issue, Joan is always just a phone call or e-mail away, and I can trust that she’ll take of it, probably better than I could’ve myself.

For example, last year during a snowstorm, there was snow infiltration into the attic space. When it melted, it created a water spot on the ceiling, and I of course was concerned with possible insulation and drywall damage. The tenant contacted Joan, who told me of the issue. Joan contacted the condo homeowners association to report the damage. They sent an inspector, and said that they would arrange the repair and it would be paid by their insurance company. Over the ensuing weeks, Joan was relentless in making sure that they fulfilled their promise. At one point they even said that they wouldn’t do the work, and Joan pulled together past correspondence and pressed the issue. They kept their word, and my condo was repaired at no cost to me, and no additional billing from Somerset Hills Property Management. I didn’t need to communicate with the Association at all – Joan took care of everything, including being present on the day that they came to do the repair.

After the recent blizzard, concerned about a recurrence, Joan contacted the tenant and arranged a visual inspection, and asked the tenant to follow-up if she noted any issues. So far, so good!

Joan has a network of trusted contractors and suppliers she uses if repairs or upgrades are needed. She’s able to handle some small items herself – she always keeps a toolbox in her car! If we need a contractor, she’s completely transparent with the work that needs to be done, the alternatives, the estimates, what’s done and the cost. She coordinates repairs with the tenant, and she is typically on-site when repairs are done. I always get a scanned copy of the invoices, so I have complete trust that what was promised was delivered, and there are no hidden markups or charges. She’s incredibly confident and competent at her job.

I love her communication. Her billing is on-time and clear, no surprises. She is timely, crisp and clear, pleasant and cheerful, and she behaves like a real partner in the management of my rental, which gives me peace of mind.

My move to Australia carried a ton of risk, and a lot of worry. I never worry about my condo.

Joan provided resources, arranged for handymen to fix items, posted items for sale and then managed the pick ups for me on various social media sites, and help me to organize! Overall, with Joan's help I felt less stressed overall as she was able to take on some of the things I couldn't do. I would highly recommend her!
