VERY DISAPPOINTING We rented from Smith Lake Rentals in September 2024 and had a very bad experience. Upon entering the home, Lake Life 105, we smelled a moldy, musty smell and soon found areas of water damage on the ceiling, some black and a large area of black mold on the bathroom wall around the shower. I contacted Smith Lake rentals and sent pictures. On the Sunday when we left, they told us that in the few hours since we were gone they tested and it was a stain and the mold was not active, that they would clean it and that was the end of the story. This is NOT a stain and not enough to just clean. I have many photos to prove it. They have not replied since I wrote to them again asking to continue the conversation. The house was very dirty with large cobwebs and dirt in various locations. Many of us experienced congestion and headaches from the mold present in the ceilings. For a high end house and the money we paid, Smith Lake Rentals not telling people that black mold exists on the walls is a very big problem. If a family chooses to live with black mold on the walls that is one thing, but to rent it to people who do not know, that is wrong. We are all very disappointed with this experience. The only reason this home gets one star is because it was a great location.

We began our home search at a time when there were many lake houses on the market. That changed quickly, as we watched house after house sell before we could even make an offer. Jeff remained calm and positive. We learned so much from him about Smith Lake and what we really wanted. Jeff educated us so well that it kept us from settling on a house that was not really right for our family. When we lost the house of our dreams in a bidding war, he gave us a few days to breathe and then found a few more to look at. Of course we are thrilled with the house we ended up buying! Jeff is an outstanding buyer’s agent. He made what could have been a very stressful experience a real pleasure.

My experience with Jeff Thomas was a great one. He was very professional and courteous. I gave him an idea of the type of lake lot I wanted, and he stuck to the parameters provided, and did not try to push anything other than what I desired, and we found numerous lots within several hours. I actually purchased the first one he showed me, so I would say he knows his business and clients very well. I would highly recommend that anyone looking for a lot or house use Jeff. His local knowledge of Smith Lake is unparalleled. Additionally, Jeff went out of his way to help me with many other aspects of this process, such as identifying home builders, and dock builders. He is a one stop shop!

Jeff did his job, and he did it well. He helped us find our dream house on Smith lake and, from what we now understand, did it in record time. Some people take years to find just the right house. Start to finish-it took us less than 3 months. The house we ended up with would not even have been on our radar if it hadn’t been for Jeff finding it. He was always happy to chaperone us all over the lake and keep us from getting lost. He saved us a lot of potentially wasted time and tactfully steered away from several losers. Even when Jeff was out of town he arrange for another member of his staff to get us into a few places we wanted to see. When negotiations got a little testy with the seller, Jeff’s advice proved to be accurate and timely.

We started working with Jeff almost 2 years ago and on our first visit with him he took time to drive us around the lake in his boat to look at lots. Based on our budget, we weren't seeing a lot of options we were willing to settle on. Jeff knew what we were looking for and promised us that if we were patient we would find it. We had kind of given up on the idea of buying a lake lot, and just before Christmas Jeff called about a lot he felt was a deal. Turns out it was and we purchased it. This is all new to us and Jeff has been a huge help through the whole process. Jeff knows Smith Lake and is a super nice guy willing to provide professional and personal service. Can't recommend him any higher!

When my wife and I decided it was time to look for a vacation property on Smith Lake, we turned to the internet and up came Smith Lake Rental and Sales. We found a few properties that looked interesting and requested more information. Jeff Thomas quickly responded and set up a time for a showing. But in addition, Jeff took the time to understand the type of property we were looking for and came up with several more properties based on our answers. That weekend showing ended up being 8 - 10 properties. Some we traveled to by car, some by Jeff's boat. It was a beautiful day on the lake and Jeff went out of his way to make sure all of our questions were answered. Jeff lists himself as a Buyer's agent and he lives up to that title! Throughout the entire we process, we viewed Jeff more as a trusted friend than an agent. Jeff was with us from start to finish advising, researching, and making recommendations. No matter what the question, Jeff knew who to call. We ended up looking at a property in the Windemere community. It was not one we would have considered otherwise, but looked at it based on Jeff's recommendation. We fell in love with the property and ended up buying it. Thank-you Jeff for hanging with us and making the whole process seem effortless and efficient!
