Renter beware! My daughter inquired about several apartments and was told she could not even get the square footage of an apartment until she "applied" which means paying a $75 application fee. She did, which was a big scam as the apartments they show on their website as "available" are not. She was told at the time she applied that an apartment was available only to find out after paying the fee, it was no longer available. They said don't worry we have others and your application fee can be applied for 30 days to other units.
She again tried and had an appointment set up to view. 30 minutes prior to the appointment they swapped the apartment again and were showing her one that she did not apply for. This time telling her "oh, it was a miscommunication." They had the nerve to show her an apartment that was still occupied by a hoarder. She could barely see a room with the papers. boxes and filth around.
This company is the definition of scam artists. STAY AWAY!

I am currently renting with Smart Digs and it has been a smooth experience. Larry first helped to find a space available after searching for weeks for an apartment on campus to no luck. I have been signed with them in for a year and no problems were raised since! Many of the apartments have also been newly built or renovated too!

I really dislike writing negative reviews. I really try to avoid this by giving the company a chance to redeem themselves; unfortunately, we received no sort of effort. We applied for a property after calling and confirming that it was available. The associate we spoke to answered my questions, letting me know there was already an application put through for the property we were interested in, but did not discourage us from applying. From this, we assumed the application process was not first come first serve as of course we wouldn't have paid the $150 application fee and gone through the mad rush of getting all our documents together (which was extra difficult as we had moved from abroad - their application portal does not accept international information, making it that much more difficult - very strange for a company that deals with so many students!) In the end, they didn't even contact us to let us know anything, we called and called the morning after our background checks went through (3rd party) and no one answered. Finally my husband called from a different number late in the afternoon and they picked up. Perhaps it was a coincidence, but it seemed as if they were avoiding our calls from the number associated with our application. Long story short, they proceeded to tell us that the property was no longer available and that they couldn't refund us any of our application fees. I was very upset and attempted to give them a chance to at least offer us something else for our troubles and their poor communication regarding the property's availability. They were very calm on the phone but really just kept the argument going that they were not at fault, except a little communication error, and that they weren't interested in helping us in any other way except to forward our application on to any other property they had for rent. Their website lists hundreds of properties, but LOOK CLOSE as most of these are not available until the following year, 2024! I thought it was a mistake at first, but they confirmed this was true when we spoke on the phone. There was maybe one property we would have considered, but after our experience with the first application we lost trust and decided we didn't want to rent from a company who was not interested in providing decent customer service. We lost a lot of time, $150, and will certainly not be renting from SmartDigs now or in the future. AVOID if you can. A real shame because we loved the property we found through them, but wonder if it was ever really available. Something funny going on here and wouldn't trust to manage a property I lived in. I hope they will see that clear communication, listening, being honest, and genuinely trying to help people find housing should be their priorities. If they changed their business practices, perhaps they wouldn't have to mislead their applicants into signing on to their services.

Things started ok. The maintenance crew is awesome and super helpful; the admin side of things, not so much.

Sidney in particular made my life hell when I was trying to get an Emotional Support Animal. Also she never answered our phone calls, and avoided most of the questions we asked her, as if she was trying to make our lives as hard as possible. Also she did not belive me when i told her our packages were being stolen... the following week multiple bikes were stolen and obviously she took no responsibility.

The space itself was good. Though the buildings are quickly gentrifying and rent is rising quickly

I met Larry (a leasing agent with Titan) a few weeks ago to tour a property. The property is undergoing a complete renovation, but I decided that I wanted to reserve it. Larry said that would be fine and all I needed to do was put down $500 to do so.

A week or so later I receive an email with a link to make a profile through their portal… but that I would need to put down a $1200 deposit. I tried several times through email, texts, and phone calls I’m order to clarify the different amount, but could never seem to get a response from Larry or anyone. Weeks after I had initially reached out about the email, Larry finally contacted me with news that they had actually let someone else reserve the apartment and I was too late to pay my deposit… talk about being pis*ed.

I’m still not sure what they do on their end as far as communicating with their potential clients, but all I can say is good luck getting ahold of anyone if you have questions. I’d give them a zero out of five if I could.

After unfavorable experiences with a different (very large) property management company in Lafayette, I was hesitant to sign a lease with another fairly large group, but the two experiences couldn't have been more different. Larry coordinated our property showings, and he was extremely accommodating, responsive, and great to work with, overall. Jennifer handled all of the documentation associated with our lease (lease and extension signings, pet agreements, etc.), and was also very responsive and helpful. The maintenance staff addressed issues promptly and efficiently communicated what they did. No complaints at all.
