We have been using Smart Property Management for over 7 years. They were highly recommended by our realtor when we told him we had received orders to Japan and didn’t want to sell our first home. Tim and his staff have been taking great care of our home and have made the process very stress-free. They understand the complexity of military life and is always there to support.

Smart Property Management had picked up most of the existing owners contract from Top Notch Realty. Aside the service and philosophy is greatly different, the main reason for the 1 star review is due to the lack of and/or poor communication we have been experiencing. Often times, we have to convey the same concern and questions repeatedly before we would obtain an answer. The service charging mechanism is not transparent, and when they were listing our property on the market, we kept asking for feedback and were told that there were showings, until only very recently, we spoke directly with the showing agent and realize that for the first 3 weeks there were absolutely no showing, though we were misled, and also we were not informed, rather we kept asking repeatedly before getting a straight answer. During the whole 4 weeks of listing, we received no phone call update, but conflicting email response until we need to pick up the phone and call for details and update in a more demanding and assertive fashion. In short, I do not experience what I would expect from a good steward. As an owner, fellow agent, and in the prop management business, I practice a lot of grace and patience before passing on these comments, and I was shared with an idea along this line from their management: that they managed over 300+ properties and I am the only one who had experienced these concerns, hence, their business model is fine the way it is.

Management gave us outstanding service regarding a condominium property we own and lease. They were professional and top notch from start to finish. Their excellent marketing and leasing representatives found us an outstanding tenant and we particularly appreciated their market insight and advice. I have been with Smart Property Management for over 12 years , I have never been let down once . With Tim at the helm , his dedicated team works efficiently ensuring any issues raised by our tenants are addressed quickly . Just last month , tenants complained of a blocked toilet , Julia sent in a plumber who couldn’t solve the problem, a 2nd plumber was despatched so together they found the root of the problem- heavy calcification over time and usages- blockage was cleared , new toilet installed in no time .
My husband and I travel regularly and often and whenever we are out of the country we feel totally confident our tenants are well taken care of and should the need arises Tim & his staff are easily contactable .

We receive monthly consolidated statements on expenses and income to keep abreast. Tim’s vast experience as a Realtor came in handy when we decided to list 1 of our properties with him . He not only achieved top dollars for it but escrow was closed in record time !

We are so happy to have Smart Property Management look after our affairs , we trust them and are grateful for their help and we look forward to a long standing relationship with Tim & co.

We worked with Smart Property Management for over four years, and during that time, we experienced ongoing communication issues and a lack of attention to detail. About a year in, the problems began: we were frequently contacted about other owners’ properties by mistake, and they often called us by the wrong name—just a couple examples of their early inattentiveness.

As out-of-state owners, we relied on them to handle tenant issues efficiently, yet they consistently reached out to us for direction on even the smallest problems, despite being given clear authority to resolve issues on their own. On several occasions, we were contacted with nonsensical requests, only for them to follow up later saying, "never mind."

One particularly frustrating situation involved them randomly paying our HOA fees, resulting in duplicate and overpayments—something they had never done before and had no reason to do. This level of mismanagement left us questioning their decisions.

Communication from their team was often condescending, which only added to our frustration. Although we considered switching property management companies multiple times, we chose not to due to the logistics of being out of state and anticipating a property sale. In hindsight, we should have made the change much sooner.

Overall, Smart Property Management created more confusion and irritation than they solved. If you are a property owner, I highly recommend looking elsewhere to find a company that will truly protect your assets.

Very helpful and especially like the reports that are available on demand which are especially helpful at tax time. Lala has always been very responsive when we have a question.
