Been in their building for 4+ years now. Since Cynthia is the new manager we've been having problems such as harassing emails blaming us for mess in the apartment building, which is false because my children are taught to take care of what not theirs. They claim to have videos of my kids which is illegal to record under age children without consent. I asked to speak to the owner which me and him had good conversations when he used to pick up rent personally, and was denied by cinthia the manager. Every time there's a problem in my apartment they put complete when not showing up or reaching out. We never had this issue with mata the old manager(mata). I've never seen cinthia the manager around checking anything she just assumes, oh and it always a mess in the summer the cleaning lady comes once a month to clean which also means germs and bacteria are bad for tenants which is us!!!! When we did have a chance to leave we couldn't because cinthia mentioned that we had a contract, and now she saying dosent matter about the contract that we can leave early. Remind y'all this is 4 months before our contract is over, yup poor management! Hopefully people read this and think twice about about moving in a place with poor management. 2/27/25

S&M Building Management made my tenancy in Chicago memorable and notable. The building manager for my property was always extremely responsive and listened to every piece of feedback I had to offer. I never waited more than a few hours for maintenance to show up after submitting a request (the most notable of times was when I submitted a request in the middle of the night and the maintenance staff was standing at my door no more than 6 hours later). I would highly recommend any building that is managed by S&M - and consider yourself extremely lucky to have Cynthia as a property manager & Diego as a maintenance man — they’re the best in the business!

I have been living in one of their Lakeview East locations for almost 3 years. The apartments are older, but the pricing reflects that, but honestly, you can't beat the location at all. In a desirable neighborhood steps away from the lake and other bars and restaurants, can't beat it! That to say, many of the issues complained in other reviews, such as sound or any possible insects come from being in a city location, and being in an older building that you cannot treat or fix, so take any of those comments with a grain of salt. The laundry could be nicer as the machines are old and don't wash well, but happy to have machines in the building, unlike many other buildings in the area. There is parking available which is a godsend in the city! Especially on days that the Cubs are playing!!

Any time I have had any maintenance issues, it has been resolved the next day. There has been a time or two that the issue has resulted in just upgrading that hardware making the apartment just a little nicer! It's nice knowing that any maintenance issues I may have will be fixed swiftly.

Overall the management has always been very communicative with me and any issues I may have. I've never had landlords as receptive toward maintenance requests and overall leasing questions. I've also never been ignored with any of my communication with management (Cynthia and Diego) and they've been such rockstars in making sure I live in a safe and well maintained unit!

Marlene Court Apartments in Wauconda are infested with Cockroaches all buildings. They revoked my license renewal because I complained to hard. Management probably has never sat foot in the buildings (they send Maintenance for everything). Cynthia Cotto when asked to call me ignores it. Only responds in email with scripts. She is very unprofessional. I complained to the Village of Wauconda and still nothing was fixed on the Cockroaches. They claim they treat once a month, which is a lie. They should condemn the buildings.

I have absolutely loved living in the Pine Grove apartment that I have rented through S&M for the last year. I ran into a pretty major issue with my kitchen sink just a few weeks after moving in (the issue was with old outside pipes that needed to be replaced) and their team worked as quickly as they could to fix it, calling or emailing me often to check in and see how I was doing or give me an update. How many management companies can you name that contact YOU to check in when you are having an issue? The problem took a couple of weeks to fully resolve, since it was a big job, but their professionalism and kindness during this time was unparalleled! Since then, any small issue I've had has been fixed within 1-2 days, and actually FIXED, not just patching the problem. This is an amazing apartment for a very fair price. I'm so grateful to Cynthia, Diego, Luis, Hugo, and the rest of the S&M team! Thank you for all that you do!

They allow the city and their contractors and own employees to use Illegal Low Frequency Electronic Harassment on their tenants for any reason. They even bring people into their buildings to place around the apartment to do this and provide them with your Legally Protected Lease Application and Lease information. They then utilize the City of Chicago’s illegal Gaslighting and Gang Stalking division to make sure you don’t report them. They are even participants in removing the ground wires from units to make you feel sick and want to leave. They also have the city and these groups use illegal Wiretapping measures. And since chicago thinks it’s acceptable, it’s time to start my going to every consulate to tell them the USA has wiretapped them and every visitor to this country and pretend it’s gangs but it’s really the government itself. so have real not orchestrated proof! But they want to keep stealing my life, let’s see how things go now.
