My family rented with Sierra Pacific MGMT for seven years in Chico, at their Humboldt Park apartments. Maintenance was always quick to respond to all problems minor and emergent. The on-site complex management team communicates well, is friendly, professional, and goes above and beyond to help. This has been the most pleasant renting experience I have ever had. They regularly maintain the landscaping and exterior to the buildings. Marlene especially has been the most caring, helpful, and efficient apartment manager. She is a huge asset to this management company. She is what makes Humboldt Park so great. We will miss living here greatly.

Horrible first apartment ever to take my whole deposit. I can understand the carpet coming out of the deposit that is a givin. But they charged for paint and I lived in the unit for over two an a half years and after two years in CA paint is not supposed to come out of the deposit they are responsible. To top it off the unit was never painted when I moved in the walls were just washed the only part of the apartment that was painted was the bathroom because it had mold completely everywhere all over the ceiling before I moved in. I'm a OCD when it comes to cleaning before I moved I washed all the walls and doors. There were only a few things I did not get to clean because the cleaning supplies got packed to take to the other house and they charge $100 for heavy cleaning when the apartment was pretty much spotless besides a few items. I also handed the onsite manager the keys that has been there for years and her words the apartment looks great just needs the carpets cleaned an that is the norm when I move out. Oh I paid for new flooring that was decades old too how convenient for them. Also I asked them to send me a copy of everything that was purchased for the apartment and installed that was legible for me to read they still have not sent me something that I can read over email. I find it odd that they are unwilling to give me something I can fully read instead of scribble scratch on an invoice that is not legible. Also I found out the hard way just cause the manager onsite may say one thing about the deposit the office will do something completely different then what you might have been told to begin with after handing in the Keys. When I called to talk to someone in the office about all this I guess they did not like what I had to say and I got told by Penny Holt herself to shut my mouth. I do not recommend them at all. Hands of hope helped with this and they completely stole the money. Very disappointed with this company very poor management skills. In my bathroom I even bought a new sink with storage under and had it installed paid by me myself instead of Dan maintenance and he knew an onsite manager. This company don't deserve one star. They steal money when in fact I took care of their apartment they just don't give the deposit back. And then they argue with you to where you have to seek legal counsel because they took money that was not theirs.

By far one of the worst property management companies in Chico. The apartment was brand new and we left it the way we first received it. We thoroughly cleaned the place and everything was in perfect condition. The “inspector” decided to charge us for minor painting and additional cleaning. The apartment had already been painted prior to us moving in and we never even hung anything up that required it to be repainted. We already knew that the carpet would be professionally cleaned, but the other charges just seem like highway robbery. Would not trust whoever inspected the apartment nor the company itself. Would recommend staying away from them if you’d like to see your full deposit back without absurd and frivolous charges.

This company is lousy, when I moved into 1405 Yuba street, Marysville, they had roaches and mice that messed up my couch, the kitchen drawers were filthy and the stove was dirty and the bathroom tub wall was bubbling and had mildew and the toilet was disgusting with a permanent brown stain that wouldn’t come out and the apartment would smell like a sewer I believe the smell came from the toilet. I made all the complaints to them when I was there. But nothing was done about them. But when I moved out they blamed me for all the things I mentioned and took it out of my security deposit. I was a very good tenant who paid my bills on time and didn’t cause any problems. Keep my place clean and the outside of my apartment clean. When I left the apartment I left it cleaned and they told me I didn’t get my carpet cleaned and I have my receipts that I got my carpet cleaned. This company are thieves. I wish only terrible things for this dishonest company.

Not LGBT friendly!!! Lilian is rude. Offered to meet me at a property then rents it’s from under me. All the while sending me the wrong location of the property. I mentioned that it would be me and my partner moving in. She got rude and slammed the phone on me!

They collected the rent, yes, but in essence I rented from the owners, whom I know. Nice people. Would rent again if that same duplex came up available again withe the same owners. Mgmnt was reasonable, as well.

I have been renting a place now for almost 13 years. The owners have been amazing to me. This was the first time I had rented from a property management company, I admit, I was skeptical at first. The staff has always been friendly. . I don't get harassed about anything. I understand property management and it's a lit of work to keep up on everything. I, myself, managed a 186 unit apartment complex, never a dull moment. Honestly, I have lived here longer than any other place in my life, so that should say quite a bit. Just some advice, whomever you choose to rent from, always notify management of any problem, big or small. The sooner, the better, your rent won't be rises because of an issue if you report the problem. If you let the problem go by not reporting it, extensive damage could be a result of NOT reporting the isssue, whereby then you might be charged for the damages! (I'm not being paid for my endorsement!

SCARY

We applied for the rental home about 5 hours after it had been listed FOR RENT. On that same day, we turned in our applications with copies of financial info and paid $20 for each application (2 tenants = $40)

While at the office, we were told there had been only one family who had also applied, but that they liked us the best since we had great income & credit scores.

They would let us know "today or tomorrow "
But they never called. We called them .... they said the house already rented ......

Either they are very rude or scamming people BECAUSE THE HOUSE IS STILL LISTED ONLINE AS BEING AVAILABLE. !!!!
