Renting with Sedgwick properties / Alpha Properties was the worst experience I’ve ever had, and I’m normally a very patient and understanding person. I rented at 1464 S Michigan Avenue. Not only were they extremely non-responsive during a ton of really urgent times, but they also left our apartment in shambles for 6 full months after a pipe burst damaged the apartment, causing a hazardous environment. They kept promising to fix things and lied so much we had to eventually get a lawyer involved after 4 months because hazardous materials were left all over the apartment and we no longer could trust them. They completely ignored our lawyer’s involvement and kept demanding a portion of rent that we legally no longer owed due to their negligence / material non-compliance. Our lease is finished and they are still demanding it but then ignore our email replies citing the lawyer’s MNC letter, and continue to demand it and charge late fees too. Additionally, they entered the unit with no warning multiple times. The first time I had only lived there for a month and somebody unlocked our door and walked in while I was working. They failed to get the apartment re-rented despite their efforts and tours (probably because it is damaged still). Do NOT rent from them. They are extremely deceptive and only here for money. If you ask them about this review, I guarantee they will blame this situation on us having subleasers, the pipe burst that was “out of their control” although they ignored it for SIX MONTHS, and other things. They will lie for $$$. Plus they’re being sued a ton if you look up their owner.

I wish I could go back in time so I never signed with this company, hid construction that removed a portion of our apartment. Will not respond to any emails texts or calls lucky to get a response within 2 weeks time. Look up why they’re getting sued every other year and maybe look up other companies to work with. ¯\_(ツ)_/¯

The company, or more specifically the CEO Martin Paris, is being sued over not paying HOA or parking fees for the ~20+ units Sedgewick owns in the 1464 Michigan Ave condo building. Aside from all of the legal reasons not to trust this multi-shell corporation with a missing CEO, the responsiveness is truly awful for Beth and the receptionists which are replaced on a monthly basis. I've been accused of not fully paying my rent
and move-in fees despite being paid up in full. Older appliances which stopped working required months of hassling to even get a replacement plan put together. Then when I'm already heading out the door, the leasing office asks me if I want to renew for another painful year, and the beauty was that they thought I was paying $100/mo less than I had. Can you believe it? Sincerely, unfortunate tenant #1.

Recently released Cook County jail inmate, Frank Martin Paris is a fraudulent contractor and does not pay his sub contractors. In my opinion, he should be in jail for all of the fraud he has committed. He owns many business as shell companies and operates under them as though they are legitimate companies and he tries to destroy small and midsized contractors who work for him. Look at the list of liens for his projects: Lake and Lathrop, 301 W North Ave. 1325 N. Wells St., and the Margaux. He recently just got out of Cook County jail for not paying his wife’s divorce attorneys which they are owed $1.6 million in legal bills for a divorce that he drew out for at least 5 years. He lives in River Forest and didn’t even complete his deck on his house, says a lot for him completing high rise residential buildings. I don’t know why the city of Chicago let such a person build in their city and tie up their court system. Right now he is being sued for millions by many different contractors who were unpaid and he always follows up with a countersuit. He has had at least 3 attorneys bail on him for non-payment. A contractor does not get any worse than this… look out for Alpha Construction or Sedgwick Development. If you don’t want any huge losses or years in court system, when you see that name… run.

Don’t ever work with this company. I rented a garage spot from them and my remote stopped working. I called the office for months and no one returned my call. I was told a manager would not speak to me. After a month of not being able to get into the garage, I cancelled my lease with them. I paid for 5 months in FULL, and was told I’d get a refund. It has been months and I have yet to see a dime of my money. All they care about is money. They won’t treat you fairly or even respect you enough to acknowledge you.

Beth Cohen and Angelica Sampson are horrible representatives of the Sedgwick property brand along with the rest of the management team and all of them should be fired. It’s all of their responsibility to ensure the properties they manage are attended for properly and responded to in a timely manner. When I moved in, there were lighting fixtures that needed to be replaced; black marks on the door, scratches on the floor, showerhead not working to the extent that at one point my water would not turn off in the shower for 3 days before they got a plumber out to the property! I told Angelica that there had been an issue before the water would not turn off for 3 days. Hey hey also hire cheap and incompetent staff (Manny) to do work but he is not honest and incompetent. If you are renting and the property mangement company is Sedgwick, don’t sign the lease. Run not walk away.

I have been a tenet with Sedgwick for 4 years. Always put up with the delays, non-responsiveness, headaches, etc because of the location/availability/parking. Within the past year, our roof has developed SERIOUS issues; every time it rains 2 of the 3 bedrooms have water pouring in from the ceiling. We AREN'T even the top floor!!! We have sent in numerous emails/pictures requesting a fix but alas nothing. Moving out in a month and I would strongly recommend AGAINST anyone moving in with this leasing company.

I am very disappointed in my experience at North Park Point (1552 N North Park Ave). At first, we blamed Kass property management for poor communication, but the root of the issue is the developers, Sedgwick Properties, and their unwillingness to communicate w tenants and finish construction of the building. All tenants are egregiously over paying for rent due to the lack of amenities which were promised to be completed over a year ago. Construction is an essential business and Covid is not a valid excuse for stopping construction for months at a time. Most tenants signed the building with the expectation that the rooftop pool, work out facility, and rooftop common space would be available for use. Last we have heard, construction will be completed by May, 28th. It has been 6 months since I have seen anyone working on the building. I have zero expectation that the amenities will be completed by this time.
