I recently had the pleasure of helping my client with a home reservation at Richmond American Homes at the Seasons 20 site. As a Realtor and licensed mortgage Broker, it's crucial to ensure the best possible terms for our clients, and we go above and beyond to make it happen for our clients. Be sure that you have a Realtor on your side at your first visit with any builder (builders will not work with your Realtor otherwise). That’s the only way to ensure that you are represented.

Our client is currently under contract for a new home, and thanks to the collaborative effort with Richmond American Homes, we secured some exceptional terms. Notably, we negotiated a below market fixed interest rate, which is a fantastic deal in today's market. But that's not all - they also provided valuable upgrades to the home and allowed our client to choose their preferred home. I noticed my center island on one side where my dishwasher is, the electrical socket burnt-out and was smoking. Upon touch the wall where the socket is, I noticed dampness. I had to call my own private contractors because When I called Richmond American they said there was nothing they can do. My contactor opened up the center island because there is obvious water damage; the trash he found stuffed into the space under the center island is quite disturbing. All kinds of construction trash that should have been thrown away. Just take a look at the photos and be sure to get an Independent home inspection for every place you can't see. I'm really disappointed 😞

Literally five days until closing and I was hit with an appraisal that valued the home at $16,000 less than the purchase price. The demanded that I pay out the difference. When I couldn't come up with that much money in such a short time, I was forced to cancel the contract. That same house is now listed at $20,000 over the appraisal value. They know exactly what it's worth according to their own appraisers, but they jacked up the price for the next person? Just shady and miserable.
