I have found that the South Bay has a number of property management companies to choose from. I am glad that I came across Sand-Sea Property Management. They are truly the most responsive and professional in the property management industry. From the first hello, Claudia greets you with enthusiasm. Additionally, my monthly financials arrive organized and on time. I never worry about my mortgage, property insurance, or other monthly bills being paid late. Thanks Claudia for keeping my paperwork in order and for always being responsive whenever I have questions. Further, when it comes to vacancies, the Sand-Sea team are courteous to each person they meet on a showing. Applause all around for this management company!

Check yelp for my scathing review during my time living in one of their property's. This is an update, I've been moved out of the apartment they rented me for 2 months and have not received the deposit back. My next action is to take them to small claims court. Do not do business with these people.

Update 2/28/2018: Anita never performed the inspection in order for me to receive my deposit. The person who filled my place on the property paid me directly with the inspection never having occurred months after my move out day. Now she is attempting to extort the current residents into pressuring me into changing this review by withholding their deposit. The level of unprofessional and unethical business practice at this company is astounding.

Every time I call Anita is always ready to help. She is a wonderful supervisor for the property I live in. Maintenance issues are always handled promptly and I have never had to wait longer than a day for things to be repaired or replaced. I would definitely rent from her if I’m looking for another place. Its been 6 months since I've sold the place managed by Sand-Sea property management and I had cause to look them up today. I saw an opportunity to review. In the years I used Sand-Sea property management everything was amazing. So well managed there were times I forgot I owned the place. Both owner, and the tenants needs were at all times serviced promptly to boths satisfaction. Couldn't have been more professional and accommodating. I endorse on every level. A+

HORRIBLE COMPANY, DON'T DEAL WITH ANITA AT ALL. STAY AWAY.

Have rented in Hermosa with this management company for about 1.5 years. The previous tenants were VERY dirty people and had left the place in complete filth when i moved in. There were no lightbalbs in the place, no cover for electrical outlets, blinds were missing,the towel hangers were all rusted and torn, unusable, there was BLACK mold in the dishwasher and fridge.

I had to re-clean the entire place with my own money, bought light balbs and replaced all, bought electrical outlet covers and replaced them, with their permission - i bought a new refrigerator, but they didnt do anything about the dishwasher.

I notified them about the black mold in the dishwasher when i moved in - they didn't do anything about it, when the old roommate moved out and a new one moved it, we notified them about the black mold AGAIN, they didn't didn't do anything about it.

When the roommates were moving out and it was a roommate exchange situation - they didn't care what the place looked like and gave full deposit back. However, when both me and my roommate moved out together - all of a sudden they notice all the things wrong with the place and then charge me all of the costs of the remodel.

I emailed them a number of times trying to figure out a solution such as allowing me to fix the issues myself and also letting them know that most of the issues were there to start with, however - they didn't even bother to respond to my detailed emails. I think i got one email back saying "it is what it is" - a response to my lengthy email asking them a number of questions.

I have been renting for over 16 years and this is the first management company that showed such disregard to their job. If Anita did her job - she would have kept the deposit from the previous roommates for the repairs not passed all of the costs to me.
