i would give a zero star review if i could. they took a large portion of our security deposit for late rent, even though we had auto pay and cannot provide a ledger to prove we missed/were late on rent. They also charged us for additional 'painting fees' which we had no explanation as to what needed to be repainted. They are ignoring calls and emails and dodging regarding our security deposit. incompetent and unprofessional. please avoid at all cost.

I am so happy I finally broke my tenancy with Sandpiper and can now leave this review. Let me say this with my full chest, NEVER RENT THROUGH THIS COMPANY EVEN IF IT IS YOUR LAST OPTION. I wholeheartedly believe I would have been better off being homeless than living in a property managed by Sandpiper. This company does not care if their tenants live or die as long as they get their rent check every month. Maintenance requests are hardly ever addressed. At one point, there was a serious leak in my bathroom that I reported over and over again. It wasn’t until the floor started caving in and peeling away from the baseboards that they finally took me seriously. But even then, it required me calling the office about seven times that day, and begging them to send someone immediately. When they finally sent a plumber he told me he was absolutely astonished that they allowed me to live in these conditions for so long since the foundation was literally rotting and I was probably days away from falling through the floor. Another time my garbage disposal broke and it took them a solid month to come and fix it which at that point, my sink was practically unusable and I could no longer cook in my kitchen. Oh, but that does not stop them from raising your rent every single year for “increased cost of maintenance”! Like genuinely use ANY other excuse than that to justify raising my rent because my apartment that is rotting from the inside out would argue otherwise. However, what really did it for me was when I put in my 30 day notice and they told me I would need to secure a spot at a new place first before we could finalize everything. The place I ended up applying to requested that they speak to my landlord just to confirm I pay my rent on time every month. You think after a long day of doing absolutely nothing for their tenants they would be able to find 2 minutes to call my new landlord and confirm that I pay my rent. But nope! That little task is too much for them. Even after calling them multiple times and explaining how competitive the housing market is and that we were unable to move forward until they made the call they still could not be bothered. I nearly lost my spot at my new place because of their laziness! Do not do business with them!! 🙂

I would never let Sand Piper manage my rental property after living next door to one of their rentals. The neighborhood has had many complaints to the police department in the last 3 years from late night street parties, noise, drunks roaming the street as well as more serious suspected activities regarding the tenants next door. The family neighborhood is slowly being destroyed by this one rental property. The latest is I cannot unload my mother and her wheelchair in front of my house because the renters of this house insist to park in front of my house while there is plenty of parking on the block including in their driveway and front of their house. To no avail I have pleaded with the renters and Sand Piper to let me park in front of my house in a way to unload my mother and her wheel chair.

Sand Piper does not answer phone calls or emails.

Despite the other reviews, I had a great experience with this property management, all maintenance requests were fixed fast. the apartment was newly renovated but there was slight tug to the door and we got a brand new door made, replaced and even painted the same day. The leasing process was easy and fast, when we subleased only two months ahead of time, sandpiper found and did the whole process for us as compared to beach city where i previously lived and had to find a subleaser and collect my deposit from them myself. We also got our full security deposit back within a month of moving out!

If you want a property management that does not respond or have any care to multiple emergency calls when there are men looking through your window, and walking into your apartment, I recommend signing with sandpiper:) This property management has no care for their residents and only for their paycheck. Also, If you want floors more dirty than a charcoal grill, come live on Ladera! By the way, the "on site manager" is really just here to give parking tickets to residents. Don't even bother knocking on his door, he doesn't exist, just like Justin and Joanna.

I had an easy time getting moved in thanks to Brenda, and she also helped me seamlessly transition the property to a subleaser. She quickly followed up on any maintenance items and repairs along with Miguel. Lastly, she was very responsive and helpful, even on the weekends.

As a former tenant, I don't believe the Google reviews are an accurate overall reflection of Sandpiper Property Management, and I only have positive things to say about my experience.

DO NOT USE THIS PROPERTY MANAGEMENT COMPANY! Brian and his staff charged us an additional month's worth of rent ($2000) AFTER we had moved out AND held onto our security deposit ($2000) for 2 MONTHS after we stopped renting from their agency. We had been missing the $4000 for 2 months and JUST FINALLY RECEIVED IT TODAY. It was a very stressful and disturbing experience to be missing that much money and to have NOBODY help us. We had been nothing but respectful, kind, and communicative renters for the past 2 years. WE DID NOT DESERVE THIS TREATMENT. I will never be using Sandpiper Property Management again. There is a reason why they only have 2 STARS!
