These apartments don't have reliable washing machines.!
They never work! The washing machines never get fixed, never fixed, money quarters get stuck in the slot. You' don't get your money ( quarters) back.
2/3 weeks ago one of the laundry rooms was leaking water on the floor. There's was water all over the floor. Until today they haven't fixed the water leaking in the laundry room. There is water all over the floor!!

Looking forward to leaving here. I have been here almost 2 years and the management has changed at least 3 times. I’ve had a few issues but this current staff just cannot address things, super unprofessional and I’m over it. Washing machines are scarce and broken and you can’t even wash with so many of us. I called to ask when they would be replaced and I was told to call the number on the washer to ask them. Really? As a resident it’s my duty to ensure amenities are up to date? I typically don’t write reviews and generally don’t complain but hearing a staffer tell me they had no clue half the washers don’t work and that I can call them is the most absurd slap in the face, and he was rude.

I am baffled by the odious, deceitful and greedy management at this apartment complex.

It's been a month and they still haven't returned our deposit or acknowledged our cause for concern.

The more I read the reviews, the more I think that the slumlords managing this property should be investigated and prosecuted.

READ ALL THE REVIEWS OF ONE STARS!! They are 1000% correct and accurate. Moved in with dreams of a nice place to live. Boom not even a month in and everything in the reviews has happened. 2 shootings here in 2 weeks from each other. Front office is ridiculous to deal with. Rodents, ants, bugs, roaches galore! Don’t move here. This place needs to be shut down. The health dept has been contacted and hud and section 8. They shouldn’t be allowed to rent these horrible places out. I am mad I am stuck in a lease because I didn’t believe the reviews, I trusted the front office. Just don’t. Save yourself. They offered incentives for good reviews 😝 yup nope not me. Honesty is the best! Save someone from this horror. No water for days a month. Loud loud loud and people smoking who knows what all over. Apartments are run down, patios are rotting off the buildings. Ugh! Don’t do it .

The reviews are completely true. Don’t waste your money. The photos on their website are not what the apartments look like at all. The front office staff do not respond, you have to go in the office and then they act like your a problem instead of trying to fix issues that they promised to fix for years on end. They spray paint the entire apartment surfaces that just bubbles and then cracks. They do not fix things that are broken: dishwasher falling out of the counter, cupboard drawer fronts with exposed nails falling off, countertops sprayed then holes appear, tubs painted with cracks that create mold/mildew, no weatherstripping around doors, balcony so rotted it bends when you walk on it, tows cars randomly, very little visitor parking, allows people to have work trucks parked in the visitor parking so visitors can’t park anyway, pool is disgusting, water is turned off randomly once a week, electricity problems for years that started a fire in one unit which they had to fix all 1971 fuse boxes but the electricity still gets triggered if you run more than one thing at a time, no caulking around tub once they painted it, toilets from 1980s, rude office staff, changes in office staff 4 times in one year, tells you that this is what happens with renting and they have lived in worse so deal with it, mice/rats/cockroaches/beehives/homeless, garbage is everywhere and people dump on the weekends, shared utilities is a crock when you have to pay for them throwing away appliances out of others apartments or any furniture left behind, can’t store bikes anywhere, illegal operations according to state laws that they will claim they don’t have to follow, loud all the time, one bedroom below us has 8 adults currently living there with a dog that is put outside that barks all night, rotting wood that falls off buildings, theft is high, police here all the time, maintenance puts a hole in your wall, patches it then doesn’t ever come back to finish, every single wall in apartment is different paint, gets threatening texts about parking but doesn’t give parking pass for car for 2 years even though the information requested was sent multiple times (they kept giving excuses on why the new passes hadn’t arrived), took 18 months to replace a door, 3 years and counting for the tub to be fixed to actually use as a tub, window sills don’t close and they will but locks on them during inspection that if there was a fire I wouldn’t be able to get out (I found them and took the clips off) they play dumb when you show them what they did, heater in wall started a fire 8 years ago still hasn’t been fixed or replaced, hood over stove never worked, carpet was the previous tenants carpet with black marks which I stated on move in with Nellie, and lastly the staff here will seriously ignore any attempts to fix anything and will try to charge you (know your rights). HUD and section 8 need to really look into this place as they have many tenants here. This place really is the worse apartment complex in mission viejo/lake forest area. Save yourself the stress and money. Don’t believe the people they gave kickbacks to write positive reviews-some didn’t even live here.

Save yourself from complete misery! This place is horrible condition. Rotting buildings inside and out, infested with bugs and rodents, maintenance is non-existent, tows cars for profit, lies to new tenants, apartments do not look like photos at all, raise rent yearly by 150+, new management every 3 months for the last year, tries to blame tenants for their lack of regular maintenance, water is off weekly (this week alone it has been off 4 times), electricity is scary as it blows when you use 2 or more things at a time, no weatherstripping around doors you can see outside, windows do not lock or open at times, patios so weak we can’t use them, 8-10 people living in one bedroom, dogs dogs dogs barking all the time and breeds most apartments will not rent to, homeless doing meth on steps, police here all the time check OC blotter for proof, old nasty carpet from previous renter, counters peel from multiple paintings, sink in bathroom peels (7 layers to original paint), tub peels, no caulking around fixtures in sink and tub areas leaks everywhere with mold and mildew, exposed nails from fronts of drawers falling off all the time, old 1971 hood over stove, stove barely works because electric problems, no storage, maintenance doesn’t fix they put bandaids over stuff, constantly have to ask for maintenance for months and still no one comes, doors do not close all the way, neighbors can hear everything, part of our building fell off due to rot, laundry is expensive and ruins clothing, shared utilities (neighbors billed for 1 and there are 8 people living there), doesn’t stop dumping from outside people we then pay higher utilities which go up to $150 more a month plus you have to pay electricity, not worth the money at all! $2200 now for a run down 1971 apartment is ridiculous, go to a newer place that cares for their tenants. Trust me they don’t care here. They label you a problem if you dare to ask for something to be fixed like water leaking everywhere! Run run run run run!

I have lived here for about 30 days. Our move in was a pleasure. Oscar and Belinda made me feel welcome and our move in was fast and easy. I love my living room view of the creek. Its so quiet and peaceful here. My only issue is the delay in maintenance responding to my heater repairs. Its been 30 days!
