This company is led by distrustful and corrupt individuals that will absolve themselves of any blame if anything is to go wrong on their properties. My parked vehicle was knowingly damaged by their maintenance team and both parties are purposefully withholding their information to correctly resolve the situation. I would warn other individuals, whether owner or tenant, to think twice if they are to conduct business with them. Good day.

The incompetence displayed by this Property Management company has reached a level of absurdity that defies logic. It’s almost a satirical example of how to run a bad business and frustrate your landlord clients.

As a background I’m a Finance Executive in a large Technology company. I’m a CPA with an MBA from Rutgers University. Over the last 30 years I successfully invested in Real Estate and grew my portfolio.

John made a good first impression on me and unfortunately, I fell right into his trap.

He was available to me while he was trying to get my family’s business, but once we became his clients, I realized that he was no longer available. If I wanted to call him, I had to make an appointment a week or sometimes two weeks in advance.

Erin and Eduardo are incompetent, unqualified and lack the authority or support needed to perform effectively. Erin is supposed to take care of maintenance, and it often feels like she finds contractors in the Yellow Pages.

In one incident Erin asked me to approve a $3,800 job to fix a floor that the tenant damaged in one of the apartments. Before I approved the job I asked if it includes materials. Erin didn’t know the answer to that question, so she asked and came back to tell me that materials are $10,000 to $12,000 extra. I told her that I could have approved a $3,800 job, not knowing that I’m actually approving a $15,800 job. Erin couldn’t respond, so I told her that I don’t want to fix the floor.

After I replaced RPPM with a new Property Manager, they fixed the floor, and they also painted this 3-bedroom unit for a total of $3,900.

In one of the properties John couldn’t rent out two units for 7 months, causing a massive loss of income. Before RPPM those units were rented within a week or two. At first, I gave it time because I never had a Management Company before, so I thought that it would take longer because they do a more comprehensive background check. When I started to be frustrated John gave me all kinds of excuses, but he was still unable to find a tenant.

My new property manager recently put a unit on the market and rented it out to a well vetted tenant within two weeks.

As per above I am a CPA, so I was able to keep track of their repeated mistakes and awful record keeping.

I am not about to write an essay, so I’ll stop here, but I could have gone forever. Having RPPM as a property manager was a very costly saga. I learned my lesson the hard way and I’m hoping that if you’re reading my review then you’ll avoid my nightmare experience.

In addition, RPPM had the audacity to take revenge on me and my family after we finally left, unfortunately that revenge will cost us money and a harder time filing our taxes, but that’s another long story for another time.

The lack of professionalism RPPM displays is astounding. They have me work around their schedule to make appointments not only so the person can be late but one time they couldn't even show up. There is always an excuse as to why they aren't on time. I have had a leak in my living room for weeks and this will be the third time they are sending someone out to look at it. Literally look at my ceiling. Not to check where the leak is coming from, not performing any work, nothing! I've had two workers (from independent companies)come out for other issues who complained when the work was completed because RPPM hired them and didn't want to pay at the time payment was due. This company needs to do better. These are people's homes, you should be able to pride yourselves in providing satisfactory care for these homes and for the people who have hired you. You are falling greatly short! Please do better!
