Nothing has changed for this place it still portrays itself to be luxury but it's actually just a good area. the apartments are terrible and the maintenance is just lazy. I have a constant leak from my windows, my upstairs neighbor from everything. it's not uncommon to have your whole apartment get flooded. I have heard from other people that they have a had holes in their walls and bathrooms, EVEN CELLINGS FOR MONTHS ALMOST A YEAR waiting for the maintenance to get to it. This is insane and completely unsanitary. I know all of the maintenance and only seem to see Adam or Christian, the other guys Luis and Jd I hardly see unless they come to look at the ac or to snoop the apartment, doesn't seem like they're the busy ones. It seem they should make some changes to the maintenance management. I’ve been in the area for a long time and it just crazy to see how bad this place has become. DO NOT MOVE HERE UNLESS YOU WANT TO DEAL WITH FLOODING APARTMENTS AND ONLY ONE GOOD PROPERLY EDUCATED MAINTENANCE WORKER OUT THE 3. Adam is the only person I have had nothing but positive things to say about. I truly believe that Adam should be the supervisor of the maintenance because it doesn’t seem organized by no means by the current one. Before I left I wasn’t able to get a response on how long it would to take to fix leaks and simple things that were wrong in the first place.
I moved from California and remember when they were being built back when I was In college and to finally live their and the experience I had and the things I have heard about some of my fellow residents living situations and how poorly the building them selves are being maintained by maintenance obviously.
The property grounds are nice and kept up a decent amount. BUT the pools, the pool are hit or miss and I'm going to be honest the way my skin feels after getting in them I don't know if I would even care to go in. They have some young kid named Christian trying to keep up with property and pools by himself and I can see why the pools would fall behind. he doesn't seem to get any help from his other maintenance, I would drive past him in the morning as he would be having to clean up Mountains of trash at the dumpsters by himself. Now the office girls are very good and respectful, and you can genuinely tell that they are trying them best to deal with a lacking maintenance.
Jasmine, Rose, Katrina are amazing ladies and do their best. They are sure to help me with whatever Is needed when it comes to even little things like printing out some stuff. This place just really isn't the price either you could get into a nice house for the rent here and that's not even after who knows what fees

ABSOLUTELY LOVE IT HERE! The view alone is enough to make you want to move in! Staff does so much for the community such as hosting events constantly. The staff is always so kind and ready to help in any matter, especially the Assistant Manager. Beautiful community with 2 pools, 2 hot tubs & a fully functioning Gym, open 24/7. We chose a upgraded apartment so I can't speak for the other units but other than normal wear and tear from being a leased living space and the first apartment complex in Oro Valley its a beautiful Place to Live. Maintenance did take almost 2 months to address our concerns and fix the issue but they are so friendly and always so busy with it being a huge complex.

The only reason why this apartment deserves a one star rating is because of the area it is in. There’s a lot of great shops nearby and you have a great view of the mountains. But the area does not help oversee the amount of problems we had while living here for our first apartment.
-didn’t get to see apartment before we moved in
-we were asked to move in later than our move in date because they weren’t ready
-patio was filled with built up grime, debris, and the drain was clogged before we moved in
-there is a dog treat tied into one of the blinds by the window
-windows leak really bad when it rains
-the AC has gone out 3 times and instead of fixing it completely they told us if it happened again we would have to move
-fridge freezes everything even when it’s at the lowest setting
-too much ice is made and overfills
-water pressure has decreased as time goes on
-there is broken/rotting wood around front door which causes the door to not close fully
-broken/wood rotting patio door
-patio door is broken and won’t lock
-front door is not fully sealed
-tons of beetles and cockroaches live with us but don’t have to pay rent
-there is paint all over the cupboards
-stove burners don’t work half the time
-downstairs closet door is broken
-constantly have cops in the complex
-rent is EXTREMELY high and has been raised
-maintenance takes too long to respond
-our outlets and electricity in the bathroom stopped working and no one came to fix it for over a week
-neighbors smoked weed and the smell seeped into our rooms, office only sent out an email telling them “no smoking allowed”
-water is CONSTANTLY shut off
-appliances are very old and broke over time
-all the office wants is their money

7 years later stuck in a apartment washing machine is ready to fall through the floor, mold water leaks ,air-conditioning system isn't correctly installed pot smoke, Never Never fix anything correctly including the washing machine when installed Very sick from mold doctor detected different molds in bloodworm, Arizona Health department was contacted unfortunately Arizona doesn't have a law to protect tenants Electric bill has shot up over $300 a month most lights flicker and won't turn on , outlets don't work most of the time , rails for stars literally came out of all husband disabled fell and broke ribcage, 6 years ago work orders for this and never show up!! Planning on going to court Shouldn't have to live in a unhealthy environment sad thing is Management, office who ever is hired for that month Doesn't care !! different managers that I know of sure there's been more!! SHAME ON ROCK RIDGE!!!

Quite possibly the worst apartment complex I’ve stayed in and I’ve lived at a few. For starters, their management team is actually impossible to get ahold of. Everytime you call they are “not in” doesn’t matter what time of day. If I had their work hours I’m not even sure I’d be able to afford their random assortment of fees to live there alone. When I moved in the vents were riddled with dirt and dust and when I notified them they said that that is “for me to take care of” and that there are “plenty of companies they could recommend” to do so until of course I kept complaining. I initially submitted a page full of work orders upon move in as my outlets were loose closet doors wouldn’t open and close . Washer didn’t clean clothes and covered them with lint and dust and the water came out foggy and white from the faucet. A month later nothing was fixed so I called again and the lady said “these work orders were marked completed” LOL. One month into living there my dishwasher broke and was broken for a month. They finally told me they got the part in for a new dishwasher and even then it took them another 3 days to install. And the worst part of it all. There is a moldy like substance on the back patio door that I never use and as we all know it’s been quite a rainy winter. Only reason I found out about it is cuz my dog was licking at it and then throwing up for the next 12 hours until I decided to take him to the er vet and drop 700 bucks. The management team tells me “it’s not mold I touched it” well they should’ve licked it like my dog did. Anyways I told them to do a mold test and they stated they can not do a mold test until they do a moisture test first. And sure enough I finally got them to get someone out here to do a moisture test (mind you it hasn’t rained for over three months) and sure enough THERE WAS MOISTURE. Strange how there could be moisture with the lack of rain ?! Yet now no one on management wants to return my calls.

I lived at rock ridge about 7yrs ago. I loved it then. I loved the Mountain View’s the dog park and just the location in general I also love that the entry way to every apartment is ground level. I had an upstairs unit and so it was nice the stairs were in my own apartment and I had a loft I used as a baby play room. Only complaint is there’s no real pantry for food. I moved out because I had an ac problem and it was undergoing new management who just wouldn’t take care of the problem. Well now married we decided to move back. I don’t move in until next month so my review is just on how impressed I am with the staff. Beth gave us a tour of the casita and two bedroom and was just so helpful on answering any questions I had I just felt so comfortable with her she really is a nice lady. I had a hiccup in my application and Jasmine and Arianna have been who I have felt with sense and both are extremely helpful. It’s taken more work than I’m sure a normal applicant and they have been working. They even went as far as trying to get me a casita for the 3 bed price because I didn’t really want the casita but they didn’t have what I had available, it wasn’t able to happen but I see it as a low key blessing. I will update this review after I love there a few months and see the apartment this is solely a review on the staff.
I saw a review from someone complaining about the chalk on the sidewalk and laughed because it’s that very thing I love. Walking this property it’s family friendly. Kids are at play. You see real families. I like they are not so uptight I like that people are able to set thier chairs outside their doors and ppl are able to visit with one another and kids can be kids. It’s one thing if they are being aggressive or destructive but I don’t see chalk art as destructive it’ll wash away lol that was such a funny thing to read. It actually just made me want to live here more. It is an older place, so looking at the rates compared to other newer places in OV I do feel they are a little higher than it should be. But they do offer a vet discount which I think is amazing! Thank you!

Lived here with my girlfriend and our two other roommates at the time. We’ve had many maintenance issues that just seemed to be too reoccurring. Water was shut off multiple times for no reason. We would get a notice sometimes about it prior, but would be shut off for hours on end at a times. Roaches and bugs infested our kitchen no matter how clean we kept the place. This was also cause of fact our front and patio doors not being able to be completely sealed on the bottom due to wood rotting prior to our move in. When it rains windows weren’t completely sealed either, water would leak inside the apartment rooms. A/C went out three times, instead of just obviously getting a new A/C unit in general. Maintenance brought in two portable A/C units on two separate occasions which skyrocketed our electric bill for the time of use. They eventually decided to buy/ install a new A/C unit. This was only because we told them we weren’t going to move all of our stuff into a new unit just because they didn’t want to spend an extra penny on an entirely new A/C unit. Plus this happened during the mid of summer our apartment got to almost 100 degrees inside. The office didn’t want to compensate us for our electric bill that pushed to almost 400$. We sent our two TEP statements to them as they requested but still couldn’t help us with any of our bill which was their responsibility for how long they prolonged getting things fixed. At some point we all just decided as whole to stop calling office about our issues/ maintenance and to just push through tell the end of our lease. The requirements that were needed for closing our lease aka move out requirements of things that needed to be clean before move out was quiet ridiculous in my opinion. Not having vents and fan cleaned from just dust costed 75$. So anyone before moving in make sure you are extra thorough with your maintenance because what’s left over seems to be what the next tenants will be coming into. Hopefully future tenants have a better experience then us but as of right now we aren’t planning on moving back to rock ridge apartments anytime soon.

I have personally lived here for almost 1 year. Yes it is in fact an older property.. but the rental rate in an area as beautiful and SAFE as this… can’t be ignored. If you want a really safe lovely AFFORDABLE complex where the management is not only kind, friendly, and MORE than helpful in basically every situation.. then I’m not exactly where you could live. For me.. I couldn’t care less about a garbage disposal that needs some attention every now and again… or an “older style cabinet”.. what is important to me is having VIEWS that you pay MILLIONS for.. literally.. and a place where I can walk to any business nearby (and there are MANY) and never feel unsafe at any time day or night. We had a HUGE monsoon storm that did significant damage around the complex. They were out so quickly… they beat ME to seeing what had happened outside. I could go on and on.. but I’ve NEVER seen a harder working or caring staff. I’m personally thrilled.. but it’s all in what is important to you 🙂 I’m a single female professional photographer.. that LOVES the view from the balcony and the safety and kindness all around ♀️
