I was the co-signer for my sister’s apartment at Viridian on Sheridan, and their lack of communication caused unnecessary damage to my credit. After she moved out, they sent one email about a small balance of $172.50 on September 16, 2023. I did not receive any emails before that date, nor did I receive any phone calls or voicemails from management. Instead of making a genuine attempt to follow up with me, they sent the balance straight to collections, which severely impacted my credit.

Now, Jeffrey Carr, Viridian on Sheridan, and RMK Management are trying to rewrite the situation by claiming they sent multiple emails, including one in July, and that a payment was made in response. There is no record of any communication to me other than the single email on September 16. I was never called or contacted in any other way. Their claims are inaccurate, and it is clear they are trying to shift blame and avoid responsibility. They continue to make things up, hide behind vague statements, and show no accountability for their communication failures. It also feels personal, like they are still upset that my sister ended the lease early, even though she found someone else to move in. If you are thinking about renting here, understand that if anything goes wrong, they will not take ownership. They will protect themselves at your expense.

If I knew then what I know now I would NOT be at any RMK sites. I am in the process of eviction. I'm not a person to write a review BUT it a time for this share. It makes complete sense to me that RMK property and leasing is NOT accredited by the Better Business Bureau. August 2024 I had a financial transition and I informed Justin. NOTHING was offered or willing to work with me. I informed I can pay X amount and seek rental assistance. They decline ALL of my many attempt to work something out with them. This stress has caused a huge depression. Not knowing where you're going to live is stressful. RMK do NOT care. NOW I'm four months behind when this could have been avoided by working with me as they did with two of tenants I know who is currently residing here. Even when I had mold in the bathroom, I've never complain. I had a gas leak, Corey (maintenance) did a Co2 test and indicated it was a leak and he order a part for the oven. I could not use my oven for 10 days, BUT I did not complain, I paid my rent. NOW I'm four months behind, I have the money to pay as well will rental assistance but they will not ACCEPT NO MONEY. NOT EVEN FREE from the government. As the lawyer informed me, they want you out. I urge anyone DO NOT LEASE AT ANY RMK sites. They will take your peace of mind and money. As I'm moving out I STILL have to pay them BACK RENT along with court fees, when I could have simply stayed here, either way they were going to get the money. I am not a disgruntle tenant. I'm a dishearten tenant who fell on hard time.

Avoid moving into any building that is run/maintained by RMK.

My wife and I have lived at The Kent for a little under 2 years, which is managed by RMK. There has been literally 100+ elevator issues (I am not exaggerating) since we've moved in, and none of them have ever been fully fixed or repaired.

We are going on a month with 1 elevator AGAIN for a 20 story building (we are at over 300+ days in the last two years without two functioning elevators). RMK fails at every moment to provide meaningful updates or to actually fix (aka REPLACE) the 60 year old elevators that are "original" to the building (they use this as an excuse). We go literal weeks without getting a single update, and they take a week to respond to emails.

We have had almost 5 days in the last month with ZERO working elevators, requiring elderly tenants, dog owners, etc to have to walk up 40+ flights of stairs to get in and out of their unit/building, not to mention anyone with a disability. They blame this on a flood that occurred, and there was water damage to the elevators (how the hell does that even happen?) even though since 2015 when the building was bought, there has been numerous elevator issues, so using this recent situation is extremely disingenuous and doesn't paint the whole picture of what is really going on at The Kent.

In a little under 2 years, I believe we have had two working elevators for no longer than 10 days straight. At one point, since one of the elevators was broken, they kept the only other elevator IN SERVICE while it was stopping completely unevenly on each floor - massive safety concern. You would literally have to crawl out of the elevator, or take a huge step up or down in order to get out of the elevator.

Please, do yourself a favor, do your research, DO NOT support RMK and DO NOT lease from them.

Our on site maintenance and concierge are great, but sadly, ownership and RMK are cheap, incompetent, lazy, and ignorant.

We "renewed" our lease last year, we have about 6 months left on our lease, and I am sure you can tell by my reviews if we are renewing or not.

Please, do not ever make it seem like we recently renewed. We renewed because at the time, you stated you would be replacing or actually fixing the elevators (this was also before your previous property manager quit, as since then, things have gotten MUCH WORSE). Since renewing, we have had even MORE elevator downtime, and 4 days of no working elevators for a 20 story building.

The building is not dog friendly, half your floors walls are missing due to a tenant flood, and now we permanently have 1 elevator for a TWENTY STORY BUILDING. You are moving tenants who's units were flooding to OTHER FLOORS, indicating your building isn't even full.

Stop with the excuses, and blaming ownership. Your owners are cheap, that's the only thing holding back any meaningful repairs. Stop telling your tenants that the elevators are original to the building - this is obviously CLEAR due to the weekly issues each of the elevators have. It's not exactly smart to continue to state that the elevators are original to the building, and it shows how incompetent your management and ownership team is by continue to spend money on 50 year old elevators that only use Westinghouse parts (parts that are no longer even made, and need to literally be "furbished" on a case by case basis when something breaks).

It is an unfortunate situation that I am in I am in the middle of an eviction and I got behind in my rent due to illness I've been off for several months and unfortunately got behind in my rent my issue is that I just think that the management company should show a little more empathy towards the tenants that are in this particular situation I can see if I just refuse to pay rent and didn't pay based on negligence but my issue was due to my illness I have received financial assistance to pay them back rent plus future rent and they're not even willing to accept that is an unfortunate situation but my recommendation for the future would be for RMK management to show a little bit more empathy towards the tenants and if they're able to get financial assistance that they would work with the tenants in order to receive it and as of May 31st 2024 RMK management responded to my review stating that they made attempts to make arrangements with me and my family well they have been offered and Arrangement that will pay the full amount of my back rent plus 3 months future rent totally over $10,000 I don't know anyone that would turn down free money and much less $10,000 that would pay for me and my family to remain in our apartment and going forward continuing to pay the rent but instead I'm not only dealing with health issues now I will be homeless which will have affect my health even more as well as my employment and future rentals because EVICTION is on my record no future rental will give me the opportunity to explain all they will see is eviction so I'm just making the statement and this review so anyone that reads it will have an option to know if they do become in a financial bind and they do find financial help there's a possibility that RMK and Williams Reserve Apartments management will not accept it leaving a family homeless I also happen tobe a woman of color. THEY DID NOTHING TO HELP MY FAMILY so their response that they tried to work with me is not TRUE . Working with my family would have accepting COURT BASED RENTAL ASSISTANCE that THOUSANDS OF LANDLORDS HAVE.THE PURPISE WAS TO BE PAID AND MOVE FORWARD NOT LEAVE A FAMILY HOMELESS. I WOULD NOT RECOMMEND Williams Reserve Apartments nor any Apartments managed by RMK management.

RMK took over the management of my apartment at 1407 S Michigan towards the end of last year, and since then, the living conditions have RAPIDLY deteriorated compared to the excellent standards set and maintained by the previous property management company. This decline is evident in the recent wave of 1-2 star reviews from current tenants who have experienced both eras - go check them out yourself.

The property manager's responsiveness is minimal, even after repeated complaints, and unfortunately, no tangible action has been taken to address the noise issue that's prevalent in the building now. Their responses, whether on Google reviews or to individual tenants, come across as formal and official, yet they lack substance, filled with vague and meaningless words without any concrete actions or promises.

Whenever we pressed the property manager regarding unresolved matters, they would shield themselves with excuses like "they are still going through their inbox" or "RMK is still new here", but I've seen them busy touring units for new tenants or busy laughing in their meetings in the office.

Please, address the complaints of tenants, and hire more people to manage this building with almost two hundred units if one is not competent.

Just got notification a year of moving out that they sent to collections a little under $5k. in the 6mo I was at the property I may have stayed 30 nights as my job requires extensive travel. this property also had several mechanical issues as the elevator worked occasionally the heat and air was also off and on according to the multiple email sent out for notice. also came home after a three week trip to find my 3rd floor apartment flooded due to a roof leak that took another two weeks to fix. My storage unit in the basement was broken into twice. office staff was rude as well. please stay away from this property and management. as if I read the reviews first I would not have signed a lease.

My heat has gone out 5 times in the past month and a half, terrible communication, was without heat in winter months for 11 days and they only gave me a $300 prorate on the rent. Property manger has lied to my face multiple times about how quickly they had these issues resolved. If I could give it 0 stars I would. After numerous times of asking them to terminate my lease since they were in breach of contract they laughed in my face and told me no. DO NOT LIVE IN A RMK MANAGED PROPERTY UNLESS YOU WANT TO BE IN THE DARK AND OVERPAY FOR UNTILTIES THAT YOU ARE NOT PROVIDED, I am at the brand new 10 N main st building.
